This complaint is outright inaccurate The tenant in question did in fact receive the $rent credit, as can be quickly & easily proven by our financial record keeping system The issue was that the tenant & their father felt that they were promised $total, which they never were They received the $rent credit on 8/25/2016.The apartment was not ready for a total of days (week + days for fumigation), and yet we credited the tenants for days total This credit was a customer service gesture, giving the tenants credit for days more time than the unit was not ready Despite this, they still felt that they were entitled to more than originally promised, and more than they are obligated to receive by the lease.Temple Villas feels the $credit they received is more than fair and adheres to what could reasonably be considered good business practice

"My roommates and I rented the property through leasing agency [redacted] for an August 1, move inOn move in day, we entered a home that hadn't been turned over or cleaned since the prior tenantsThere was filth from head to toe in the home including mold, broken windows, non functioning appliances, dirt, contaminants, bugs, torn up carpets, holes in ceilings, leaking ceilings, etcWe immediately called our leasing agent only to be told it wasn't there problem and that they had just rented us the house as an agency and to call the landlordThe numbers we were given got us no where quickly and we finally reached someone to who told us that the Landlord (Temple Villas) had told [redacted] not to rent that property until August as it would not be cleaned and ready prior to that."It is true that the company [redacted] , who we subcontracted leasing of this apartment to, was supposed to lease it starting August 15th not August 1st Despite this, we got our entire maintenance, cleaning crews, and painters out to the apartment on August 2nd and they spent all day getting the apartment in great condition We have records to back this up The single picture the tenant provided of a slightly dirty wall is obviously from prior to that."Throughout the day we went back and forth between the two companies and finally we were told by Temple Villas that it was our fault because the lease said it may take them up until days to clean the propertyThey agreed though to send in a painter and cleaning crew the next day."Here the tenant admits that they signed a document that explicitly states the apartment may not be fully ready for weeks, and confirms that our teams were out there and completely the work on the 2nd, only days Nobody at any point told the tenants it was "their fault", we simply explained to them what was in the document they signed but apparently did not read."They instructed us to move all of our furniture out of our rooms and into areas with wood floors so they could replace carpets, paint, etcWe did all that and upon returning the next day (as instructed by Temple Villas) new flooring was being put in, walls had been painted, and a gentle cleaning performedAgain both agencies were called and [redacted] even visited in personThe home after almost a month is still not finished and repaired and both agencies continue to provide very delayed response time if any response at all and continue to say its not our problem and point fingersWe have gone back and forth so many times and still have no resolution."I have personally been out to the apartment and it is in excellent condition All of the carpets have been replaced and are brand new, everything was fully painted and repaired, and there are currently no outstanding maintenance concerns that have not been addressed I'm not sure what they're referring to by "no resolution", but you'll see they haven't identified anything specific that's still not addressed, only referring to vagaries They are simply making this complaint in an attempt to receive a free month of rent, despite not being entitled to it at all according to the lease or the laws we all adhere to.Please let me know if any more clarification is required for this matter I hope this is satisfactory

We are sorry to hear that *** *** is unhappy with our deduction of his daughter's security deposit due to the conditions the apartment was left in. We have evidence of the damages, as well as invoices that back up the exact deduction amount taken from her deposit, and feel that no
unfair business practice has taken place, as this is precisely what security deposits are for

We have significant evidence that strongly suggests that the tenant *** *** intentionally flooded the apartment *** *** * on her way out the evening of July 31st 2017. She plugged up all the sinks and left the water running overnight, causing significant damages to the apartment.
The owners are looking into their options for taking *** *** to court for the excess damages not covered by her security deposit. Attached please find pictures of the damages to the apartment. We can provide invoices for the repairs if need be

In order to provide *** additional information, including availability and rates, we needed additional information including: infants date of birth and how many days per week infant needed careWithout this information, we could not give availability or rate information since that depends on age of child and how many days per week they are with usWe have varying rates depending on the classroom the child would be in and depending on if the child is full or part time. We use a CRM system to handle prospective families until they become a registered familyThe system periodically sends out emails providing information about EduKids that all families would need to know before registering their child and includes contact information for the prospective family to contact Edu KidsWithout a phone number for ***, we were relying on her contacting us back via email or calling the center (as written in the very first email sent, see below.) In no way were our emails harrassmentYou will see in every email below, our Center Directors contact information was includedAll *** had to do at any point in time was pick up the phone and call her if the information she was requesting was not provided via email. *** and her family have been purged from our system and marked as "do not call, do not email" so she can rest assured she won't be contacted by anyone at Edu Kids again. were.  They received the $300 rent credit on 8/25/2016.The apartment was not ready for a total of 9 days (1 week + 2 days for fumigation), and yet we credited the tenants for 14 days total.  This credit was a customer service gesture, giving the tenants credit for 5 days more time than the unit was not ready.  Despite this, they still felt that they were entitled to more than originally promised, and more than they are obligated to receive by the lease.Temple Villas feels the $300 credit they received is more than fair and adheres to what could reasonably be considered good business practice.

I am rejecting this response because:Temple Villas has NO evidence of this. My daughter moved into what Temple Villas calls an acceptable apartment and left the premises CLEANER than when she moved in. (I was there) Their way of paying for new work involves just keeping the deposit money of the current occupant than to put their own money away for what is normal wear and tear. There are numerous complaints on [redacted] and [redacted] (https://www.[redacted]) and other sites. This company is taking advantage of students and will continue to do so until someone stands up or until there is a class action suit.Maybe Revdex.com will finally see that this gets fixed.Regards,[redacted]
