Edwards Communities was made aware of this complaint and they contacted meEdwards Communities and I reached a resolution that is satisfactory to me

The applicant viewed the apartment and applied on October The applicant did not verbally cancel the apartment until November 3, It states on the application that she signed that we will retain the application deposit if cancelled after hoursAfter reviewing the communication that occurred between the office and the applicant we did find that the applicant had called on a couple of occasions but due to the manager being off on those days was not able to come to complete resolutionDue to timing of the calls and misunderstandings with communication we will refund the $as requested

The original move in of April revolves around a transfer on siteThis was to transfer into another unit style beside the one that is advertised on specialThe special is for a townhome that requires immediate move in (within days)We obviously had miscommunication on when the current resident and roommate could move inWe could not honor a deal for April as the units on special are not available at that timeIf the current resident is willing to move out and into a townhome now we will release him from his current leaseThis will allow the special of $to be offered as long as the members move in within days

In response to Mr [redacted] requestWe had explained to Mr [redacted] that we would be required to file an eviction due to non payment of rent for May as we had not received payment as of the 25thDue to our need to be consistent with when we must file the 25th was the last day we could accept full payment before filing.At this time we are not required to accept payment and can proceed with the eviction We had agreed that if Mr [redacted] would pay amounts due prior to the court date that we would dismiss the caseMr [redacted] understood this agreement and we had no further need to discussThis agreement still standsThere have been no changes to that agreement.As a separate matter Mr [redacted] lease is coming to an end in JulyWe have chosen to not renew this lease which is a separate matter to the court case mentioned aboveWe are exercising our right to non renew the leaseAll residents have the right to terminate their lease at its expirationWe as the landlord have this same rightWe are only exercising our right at this time just as Mr [redacted] has the right as well

there was no smell when I left the apartmentI was never offered a walk as documneted by the community managementWe cannot take word of the employees of management that Bio sweep was requiredBefore taking any such action, I should have been contacted and given a walk to make sure there was no foul play.I never smoked, never had any pet or any other activity besides cooking which could have left odor which needs $to clean upI do not accept the fact that bio sweep was ever required.I have already paid the due amount with fear that management may try impose late fee or other tactics to extract more moneyBut this does not mean I was suppose to pay or bio sweep was required.This is clear anarchy that apartment management is doing with no proof from anyone else besides there employees or bio sweep company who can verify it was required.Revdex.com can close this case if needed but this is no clear resolution of this matterI hope someone could have come up with better resolution for this or at least post this publicly on their website so that other people who are looking to move there know there dirty tactics to extract money.I am deeply mutilated by this action caused by management and way they are coming on with there legal documents but no real proof for what they did

The reason we had to replace the carpet in the apartment home was due to pet urine that penetrated the carpet, pad and subfloorThough the carpets may have been cleaned the urine smell was predominant throughout the apartmentThe actual invoice from [redacted] was actually over $dollars for replacement of carpet and pad as well as sealing the subfloorsIf we could have just cleaned the carpet we would as a portion of this cost falls on usWe only charge a proration of the carpet based on the life expectancy of years and the number of years that the carpet was in the homeWe have spoken to one of the roommates regarding the amounts dueWe have agreed with a payment plan which will clear the balance due

Ms [redacted] and I have spoken several times and have come to a satisfactory resolution Chelsea Place apartments is allowing Ms [redacted] to transfer to a different apartment in the community Ms [redacted] will be transferring on July 8,

We mailed a Final Statement of Account to [redacted] last weekThis statement shows a zero balance as MrSharma has paid his balance in full and owes nothing
