The only real reason Eisaman Property Management is filing for eviction, is because they are having a zoning problem with the "duplex" I'm living inI don't even see how signing a lease on a address that doesn't even exist is legal

I can see how the owner of the property would think this company is goodThey place all the ownership of the issue on the tenants and have a very brash way of communicating with tenantsThis company is not helpful, they pass the buck with every issueThey do not get back with the tenant in a reasonable amount of time, and the maintenance is poorThe work is completed half hearted, and they do not clean after themselves when done It took several days for my issue to be resolved causing several days of leaving work earlyI was spoke to by management like I was less than and ignorantFor Eisaman being such a large company equates to low personal satisfaction for the tenantsSome companies can pull it off but this one does notI myself have avoided apartment style living for this same reasonAnd never had an issue with one on one homeowner tenant leasesThis company I would consider slumloards

We received a letter from Neighborhood Code Enforcement dated August 22, 2016, which we received a few days later that read, "152.04.A.3.B- General: Vacant Structures and land: PROPERTY IS NOT SECURE." Our maintenance staff after receiving...

letter in their department created a work order in our system and sent one of our Maintenance Techs on August 26, 2016, to complete work required by Neighborhood Code, as there were windows open. Our maintenance Tech did not enter just boarded up the windows from the outside but noticed through a window that did not have a blind that the property appeared vacant, just with some items boxed up, and a few large furniture items. [redacted] Eisaman received a call from a police officer on September 1, 2016, saying the tenant had called them to figure out why property was boarded up and that she needed access to the property. That same day someone from our maintenance department went out and removed board from door so tenant could get in, and the next day we finished removing the rest of the boards. We did not touch or trash out her items, it was obvious even by code that someone had left property open and unsecured.
At this time we do not feel we should release tenant from lease, as we did not fail or break our end of the lease agreement and we should not be responsible for tenants "Missing items" as we did not enter the premises, and premises were already accessible even before we got there, as even Neighborhood Code noticed, and made us aware.

We sent out a disposition letter to tenant, and it shows the tenant should have by now received a refund.

In regards to the tenants complaint, we had a professional exterminator treat on January 2015 and June 2015. We have not neglected the situation...

and have sent the exterminator to treat, instructing him to treat at any cost until problem is resolved. Per the exterminator when he was there for his two week follow up on July 10th, the problem had been resolved, he pulled out refrigerator, open drawers and cabinets to check for nesting, and none where found. The exterior of the building was also sprayed to prevent any bugs from entering. Treatment has been completed per exterminator. We will continue to monitor situation.

The problem has not been taken care of.The roaches have been present since I have moved in.Eisaman did not follow up with the correct extermination process that I was informed of had to be done in order to eliminate the problem.I can provide evidence of the problem still current this week along with problems my neighbors are having of roaches.
Final Business Response /* (4030, 14, 2015/08/10) */
[redacted],
In regards to response, tenant claims she still has roaches but according to the attached letter we just received from Neighborhood Code, they state that an inspection that happened 7/29/15 indicated that the problem was resolved.
Please see attached.

I am not happy with the customer service as a prospective tenant. I have been into the office several times and the young women working the desk basically ignore me until I interrupt their private conversation, at which point they look at me like im rude. They then listen to me and address me, unless they have to check on something, and if they do they continue their conversation and then see to it. When talking to them, they would converse with each other while I spoke and break their reply up into segments around their conversation. They gave me address of places to check out, only to find when I returned that oops, that the place is already taken. When asking a question that required them to check on something I was told to wait, which I did for 15 minutes, before asking how that check was going. The response was "oh yeah, youre good" and then I was dismissed, I wonder how long she would have left me standing there in plain sight had I not asked.. Furthermore, while discussing my income, for which I provided statements of student grants and loans, I was asked if I could pay a few months up front. I said yes if there was a decent benefit. The response at the end of the day was if I paid a year in advance I would only have to pay a 300 dollar deposit. I declined, and asked if there was a lesser priced offer, they next day I was offered six months in advance for a 500$ deposit, I declined again and am awaiting another possible offer. All of these offers are through the same front desk employee who makes me feel as if my business is not really wanted, as the intermediary. I have almost three years with my current landlord with a higher rent and zero late payments, a credit score of 750, and a roommate with several years of consistent work. I feel their customer service is below my expectation, and not nearly as good as other real estate businesses in the area. Added to that, I feel as if they are trying to take advantage of me due to my soft spoken disposition, (though Ive only spoken to the front desk, and one of the front desk employees has been helpful and respectful but she seems to be lower on the corporate ladder). I also feel inconvenienced, and that I might miss an opportunity at a nice place due to lack of professionalism.

DO NOT RENT FROM THIS PROPERTY MANAGEMENT COMPANY. The neglect with which they have treated our property violates the Indiana state laws regulating landlord responsibilities. Upon moving in, we noticed after closer inspection that the property was in deplorable condition. They had not cleaned it before we moved in. Mounds of trash were hidden in the bushes in the backyard, dead bug carcasses were strewn all over the kitchen cabinets, a rotting sandwich had been left in one of the drawers, the toilet bowl in the powder room upstairs was filthy, the air vents were filled with junk. Some of the windows did not have screens. They also failed to provide us with a refrigerator right away, as promised. It took weeks for them to deliver it to us, and then it broke shortly after. The dishwasher also broke shortly after we moved in, and they have done nothing to fix it, despite numerous calls and office visits. When I tried to speak to the head of management, he was extremely rude and condescending. He blamed me for not inspecting the property more thoroughly, as if it was my fault for not looking in every cabinet and corner, and then he had the gall to say that I was nit picking. Our hot water has stopped working, and no one has come to fix it. All I want is to take a hot shower. The only reason we haven't left is because we don't have the money to move again.

God In heaven! Do not rent from these people or their owners! I rented a home not 4 months a go infested with bed bugs!! I've never experienced such an infestation that they claimed I did I have no furniture in the home so I couldn't have brought them. They blamed me making me pay to have help them pay for extermination they should have done before renting to others. Sleeping on s bed of bugs is not fair for me or my children we have suffered various medical and mental difficulties because of it. Since complaining they have fixed nothing my ceiling leaks when it rains there is mold behind the sink they refused to fix my tub is unusable in which I questioned before I moved in and got a plan no and they stated that the property will be renting to someone else if didn't rent it in a timely manner after I had paid my deposit which is non refundable if you engage . This is an infringement of a person right to live in a habitual living space if they had of mentioned this on their web site I would have just chosen to be homeless atleast I WOULD NOT BE EATEN BY BUGS. My home life is ruined no sleep for the innocent If you are going to rent from them PLEASE I BEG YOU CHECK EVERYTHING FOR I WOULD NOT WISH THIS HELL ON ANYONE.
