Sent: Friday, April 08, 3:PM Subject: Revdex.com Case # [redacted] - [redacted] Dear Dispute Resolution Team: We have reviewed our maintenance logs and will address each of Mr [redacted] 's complaints and our actions: Black spots due to moisture in the bathroom - we removed them by wiping the walls and ceiling with a solution of clorox bleach and waterCarpet torn and stained - We were not asked to replace the carpetIf we had been asked, we would have been hesitant because Mr [redacted] had a large dog in the apartment on several occasionsThe dog violated Mr [redacted] 's contract and we told him to remove the dogThe dog was removed but was returned several timesRoaches - We were not asked to fumigate for roachesWhen Mr [redacted] moved out, we went in the apartment and made out our list for make-ready and no roaches were presentIn these circumstances we do not need to order up harsh chemicals, which can be harmful to pets and childrenWe put out bait trapsWe were told of mouse holes - we patched them Mr [redacted] asked our maintenance man to paint the kitchen - we didWater leaks - repaired faucet leak in upstairs apartment and asked the neighbor to report any water problem he might have because it could cause a problem for the apartment downstairsThese maintenance logs are available for inspection if you or Mr [redacted] would like to review themWe have reviewed our contract with Mr [redacted] and will address each of our agreements that were violated Mr [redacted] never asked to be released from his contractIt is our policy to release tenants from their contracts if we can not make repairs that satisfy housing codesDug out spots in carpet at doorways caused by pets trying to get in or out of a locked room Broken contract These violations would cause some money to be owed, but in view of the fact that he received a large cash settlement, we assumed he would have cleared his bill with us before moving to his new houseWe will be happy to sit down with Mr [redacted] to hash out our differencesRespectfully, Pueblo Mio Apartments Roy [redacted] r***[email protected]

Sent: Wednesday, April 20, 2016 5:33 PM Subject: Complaint # [redacted]   Dear Revdex.com: I did the Security Deposit Disposition report and I found the stove oven to be black with baked on food and the carpet was dirty. These are items that Mr. [redacted] is responsible for. Our maintenance logs show that all reported problems were taken care of and there were no problems reported by Mr. [redacted] the last month that he lived here.  As a matter of policy, we take care of all emergency maintenance first. We invite any one to come and look at our apartments. The contract signed by Mr. [redacted] spells out: 1)   If you break the contract you pay a $425.00 reletting fee, the only exception is for active duty military ordered by the Federal Government to a distant duty station. 2)   You must leave your new address with us so we can communicate.
