Dear Revdex.com Representative,
I appreciate you hearing the concern of our client and I further appreciate you letting us bring some clarity to a few of the concerns on this matter
1) Element Residential is not the builder for this project and never was the land owner Element marketed and
managed with Excell Real Estate brokers.
2) Builder for this project was Velo Project LLC
3) Velo has visited the home in question several times and addressed complaints related to 1-year warranty concerns including cracks in the sheet rock and squeaks in the floor Squeaks are NOT a warranty item per our builder standards, a form the buyer signed at closing when they purchased the house points to this fact Velo's staff has worked diligently to address concerns as per the attached report
4) If the buyer believes their are structural concerns the proper and documented process is to contact the warranty company 2/Warranty 2/will create a report, visit the home, and determine if there is a structural issue as expressed by owner
5) Velo's staff has viewed areas of concern and done work to address these items in a customer service mindset and hope the buyer can see the importance we have placed on this

1) Velo Project LLC is the General Contractor for the project Element name is used for marketing and management but Velo is the General Contractor
2) We have met with the owner several times over the past couple of years as proof from the attachment he sent showing out attempt on different issues to address concerns
3) In regards to the retaining wall, we place walls on property where needed to retain soils or slopes, the owner's home is build on two crossing slopes and required a wall The City of Bothell signed off on the exterior grading
4) I am happy to have the customer come to my office and meet with my staff member Ken and myself so we can discuss the warranty process 2/Warranty has a formal process to address concerns of the buyer for items concerning their home The buyer has contact information for 2/Warranty provided to him that he can use to ask 2/to visit his home and see if his concerns are Warrantable 2/is independent from the builder and serves the homeowner

Complaint: [redacted]I am rejecting this response because although we are utilizing the "builder trend", we would like to know why there are so many issues with the home????
Additionally, we continue to have to refile claims that were already submitted as with our basement floor buckling.. we submitted a claim, it was repaired and once again it is buckling in the same location originally repaired.  This is NOT OK or good business.
The concern is how will the issues be handled after the warranty is over? That was our specific question. We ONLY have four more months remaining on the warranty and to be living in a home for EIGHT MONTHS and to still have problems arise, we are very concerned. We have no peace of mind that come March 2017 that all warranty issues will be addressed.  Now we are experiencing electrical issues with the home. what's next?
Also, it has been very inconvenient to continue to schedule with builder trend... 15 claims submitted has turned into 30 visits of strangers coming into my home... Alan has to first come and review it and then I have to Schedule again for the worker to come out to my home. I don't like having so many different strangers in my home over a home that should have been built properly to begin with.
We still stand by our request for $5,000. compensation to cover issues that will continue to arise come March 2017. Sincerely,[redacted]
