This is in response to a complaint that we received on 1/24/2017 for the Harvest Ridge Community. On the first issue in reference to the washers and dryers in this building, please note each building has 2 washers...

and 2 dryers that we provide in every building. 1 washer and 1 dryer are fairly new and recently replaced in 2012 and 2013 and we have had no issues with them that we have seen. The other 2 are older machines from 1998. We did experience an issue with one of the older washers and a part had to be ordered. This took a few weeks for the part to come in but was fixed as soon as the part came in. The dryers have been looked at on several occasions and we have found no issues with them. They have been cleaned, vents checked and heat sensors are working properly within the dryers. We have asked other residents in the building and they have mentioned that they may have to cycle the dryer a few times but that is not uncommon especially depending on not only the amount of clothes but also the type of clothes such as jeans or sweaters, etc. It cost [redacted] to dry and it gives you about 40 minutes so it may take a few [redacted] to completely dry clothing.
On the issue with lights, they are on timers and with the time change, it may have just needed to be adjusted but they are set to come on at 5pm and turn off at 7:00am daily. Lights in the interior hallways are on 24 hours a day 7 days a week.
As far as parking, we have towing signs that are placed at the property as well as signage that state that parking areas are for Harvest Ridges Residents only. Our management team has tagged many vehicles. We have also towed vehicle(s) who did not comply to our violation tag notice. Unfortunately, we cannot control individuals who do not follow the postings and decide to disregard the signs and still park in our parking lots. However, we do tag and give them 48hrs to move, if they do not comply then we tow. This is our policy.
As far as noise complaints, when received, we send out noise violation notices. When living in an apartment community and living in close proximity to one another, unfortunately noise/music can travel. We always inform our residents, as common courtesy to get to know your neighbors and try to let them know as many times they are unaware they are loud or can be heard. Not everyone feels comfortable approaching their neighbor's and we understand. We do reach out first with a courtesy call to inform the violator of the complaint. If a second complaint is made, a written violation notice is sent and if it continues without correction, management can decide to take further action and not renew one's lease. These are actions management prefers not to take, but will if and when necessary.
Also, if someone is knocking on doors, then it could be that someone left the door propped open as the buildings have a secured control access where a key is needed to enter the building. Guest have to be buzzed in by a resident to gain entry.
As far as trash, we too would like to avoid seeing trash on our grounds. However, we do have groundskeeper that walks the grounds every weekday, Monday thru Friday to pick up any trash that is left.
We have a 24hr after hour emergency number that Is available to all our residents as well an online portal where work orders can be submitted and sent directly to our maintenance team at any time. We do strive to ensure our residents our happy and if there are any maintenance issues that she feels are still left unresolved, I would be happy to set an appointment to meet in person with her to further discuss these issues at our Hammond office, which is open Monday thru Friday 9:30am4:30pm.
