Unfair Overly aggressive rules restricting home owners from being able to live in peace I have lived in [redacted] for 5 years now. The first 4 3/4 I was a tenant. During this time as a tenant I never had contact with the landlord as he entrusted me to take care of the home I was renting and was mostly out of the country. It was during this time that I was able to meet a Mrs. [redacted] who works for the company. We had a great relationship initially as I gave advice to her on how to have a resident child trespassed from the pool area who at the time was causing problems. I also heavily monitored the neighborhood before there was any type of "official" neighborhood watch as it has only been established within the time I have been here. I have caught people in homes that were being built and ran them off, I have caught people parked in the cul de sac's doing drugs and called the appropriate authorities and ran them off. At some point after I decided I needed a 3rd vehicle I think the fact that I was a renter and not an owner came to light and I feel as though I was treated differently at that point. I went from having the personal phone number of one of the community managers and inviting her into my home to all of a sudden this "bad tenant" I am not sure why other than the fact that I had a small driveway and I parked my vehicle legally on the street. The homeowner started getting letters about this apparently and so did I at the home itself. I paid no attention to these letters because I knew the streets were public and my vehicle was legally registered and insured. For weeks on end we went back and forth even as far as me being told I was parked to close to the stop sign and at one point you couldn't see the stop sign from the road etc. So I went and measured the distance and was in compliance, I drove different vehicles of different height from down the street coming up on the sign and took photos to show it was plain as day you could see the stop sign. Eventually the harassment stopped. I don't even think I ever got any other violation letters because I am very picky about my home even if it is not mine. Knowing I would still have to deal with this company I went ahead an built my own 320k home in this neighborhood so my kids can finish school. Less than a month after being in my new home I get a weird and creepy photo of my house with my navigator in the driveway and a brand new titled and registered trailer I purchased to haul things like mulch, flowers, trash to the dump etc. The trailer is brand new, it is not old and beat up or anything and again is legally registered in the state. I was told I need to "properly store" it from what the letter states. I am not sure what to do in this neighborhood. I can not it this in my garage because my garage is packed full of the things I have no other place for like my kids bikes and scooters etc. I even tried to see if I could put it in my back yard but it won't fit because of the wheel wells. I absolutely loathe this company because they treat the residents like children. Just recently I seen a letter go out about xmas décor that I assume is for a family that isn't even in the country at the moment. Hoa's are supposed to be in place to help the neighborhood establish guidelines and adjust accordingly to be fair to all those who choose to live within them. This company does nothing but send out letters threatning residents. It's not just me I know families that have moved out of the neighborhood because of this company and several others here who really oppose them.

Elite has been responsive only when contacted repeatedly, has let violations of covenants in HOA go over 12 months. Communications are poor, commitment to community excellence is fair. Personnel are professional in response but follow through is poor. Community appearance is poor compared to [redacted] or [redacted].

Elite sent me a letter that my mailbox is not complaint but it was the neighbors. I paid $50.00 out of pocket to have someone check it out.Elite manages my property in North Carolina [redacted] Cary NC XXXXX). They sent me a violation notice without a picture (mailbox not compliant). I paid $50.00 for someone to go to the house and check on it since I do not live in the area. They put the wrong address on the violation. I posted notices on their website that they did not respond to. I requesting for them to reimburse me my $50.00 since it's their error. [redacted] is our representative. They still haven't been able to provide a picture as of today.Desired SettlementRefund of $50.00 and putting my status as complaint. If it's not compliant, I want to see a picture immediately because the vendor I paid told me that my mailbox is fine-it's the neighbors that needs to be fixed. Their error.Business Response /[redacted]/We reviewed the concern and the communication regarding this issue. The Manager for the property communicated to the owner that the mailbox was leaning. As of last week, the manager returned to the property to get a picture to send to the owner and a contractor was at the property when she arrived and had corrected the leaning mailbox. This was evident because the ground below the mailbox showed where it had been corrected. The mailbox is no longer leaning and is now in compliance. This has been noted on her account.Consumer Response /[redacted]/It was in complaince already (picture was sent to BBC prior to show that) but as long as it's closed, that's all that matters.Final Consumer Response /[redacted]/

Elite manages my condo association and has failed to respond to requests for necessary maintenance on the exterior and grounds.Elite has failed to repair code violations on the grounds of [redacted] Condominium community. I have been communicating with them since Feb concerning various issues only to be ignored. My calls not returned, emails ignored. I have tried to reach the owner, no response from her. I finally took it into my own hands and had damage from squirrels repaired on my unit and submitted the bill to them. I have also consulted with several city and county agencies to help out but Elite fails to do any repairs to rectify the issue. We have a pervasive problem of squirrels eating the exterior and getting into the unit walls a violation of state sanitary laws.Desired SettlementI want them to do their due diligence and perform the tasks they agreed to when they took on the job of managing the complex.I pay dues to the HOA and in turn they pay Elite to do the job.Business Response The Board of Directors for [redacted] has prioritized and directed Elite Management Professionals to execute several projects for the work on the buildings. The buildings have many squirrel holes throughout and they have recently agreed to a process to repair these on all buildings. The Board is constantly reviewing the financial status of the community and has agreed to move forward with projects and work order requests quicker in the future. This work order will be issued this week to take care of this request. We have addressed the issue with the communication problem internally and consider this concern to be resolved. We plan to communicate with all owners in this community to know that we have made changes to the structure of their management team to correct and improve the communication immediately.Consumer Response I would like reimbursement for the work I had done to repair the squirrel damage in my unit. Elite has had the receipt and pictures since 5/31/2016 and to date they have failed to respond to my request. Final Business Response It was decided to reimburse the owner for her outlay in expense to correct this maintenance repair.Reimbursement should be received in the next week.Final Consumer Response (The consumer indicated he/she ACCEPTED the response from the business.)

sink hole adjacent to my property causing damage to my lawn and hazardous condition hole is 10 feet long foot deeepcontacted my hoa regarding this issue [redacted] from elite came to property looked at problem informed me its an issue of property owner to owner this hole is quite obvious to the naked eye and the community its an eyesore and a dangerous condition as children and pets are in the area as well as the obvious hole the backyard in question is in disarray large weeds 4th in height strewn wood etc cover the lot very visable to the community as are garbage cans left out children drawing on street with chalk and parking infractions the owner of the property was even aware this condition existed what I expected from elite mgmt was for elite to contact the owner via phone or mail making said owner aware of a dangerous situation. owner of lot in question was not ntfd until fri july 21st as he happened to check his home phone and got the message I made elite aware of this problem as early as july 6th I have sent forwrded email with photos attached to document problem spoke with owner of lot he as I tried in past patch it up hopefully it will hold I was under the impression that hoa were supposed to support the community whom employs them my concern was the hole was big enough to injure a chid and adult of a pet buy leave your garbage cans out you get a letterDesired Settlementto date all of my request to meet with [redacted] and discuss my displeasure have not been accomodated if I could I would terminate their contract forwith as each home in peachtree flowers 46 in total at 53 per home permonth we pay in excess of 28,000 about 600 per home for parking monitors was of money that 600 could be applied to my mortgageBusiness Response /[redacted]/The first email that I received from him was when I returned from vacation on Monday August 3. The owner requested to meet at a future date. These dates are listed below and were anywhere from 2-6 weeks away. We would have been happy to set up one of the dates for a meeting but could not understand why we needed to wait so long and requested that he send me information sooner so that we could try to rectify his concerns. Our goal was not to wait several weeks to solve his complaint.The dates he suggested to meet were as follows:1st preferenceTues. Sept. 8, Wed Sept 9, Thurs Sept 10, Fri Sept 112nd preferenceThurs Aug 20, Fri Aug 21, Mon Aug 24, Tues Aug 25, Wed Aug 26Immediately once I received the information on his concerns I contacted the Community Manager to get more information and background on the issue. She had been working on a resollution and went through the process of what she had completed so far and what she had found out about the recent erosion of your property. The consumer called our office on August 8th and we spoke on the phone. He let me know he would call back on Monday 8/10 but did not hear from him.The reason for his concern is that a neighbor made changes to their property that caused more erosion on the properties downhill from them. The board of directors has met to determine any action needed on this situation. The neighbor has been working on their drainage and may have fixed the issue.All changes to the exterior of the homes are not approved through Elite Management. There is a master association, Flowers Plantation that approves and inspects these changes.We have not received any further communication from the consumer on this matter to date.

Elite Management has failed to provide services that they are being paid to provide. They also quit returning my calls and emails seeking help.Months ago, a basketball goal was been placed behind my townhouse by a neighbor. Pick up basketball games caused visible damage to my car, and the noise from games has repeatedly woken up my infant son. The goal also makes it difficult to back out of my driveway. Basketball goals are expressly prohibited in HOA restrictive covenants, thus in March I reported this violation to Elite Management for Enforcement. I provided pictures, covenant statutes numbers, and an address. [redacted] of Elite Management assured me that it would be handled. Over the next couple months, I followed up several times via email in regard to the matter. Due to my infant son being woken up on a nightly basis, I wanted quick action. [redacted] always assured me that it was being handled. However, after two months, [redacted] with Elite Management quit responding to my cries for help. Now, over four months has passed. The Basketball Goal remains, and [redacted] has not responded to any of my emails or calls for two months. I reached out to the HOA board members for the community, and while they heard my concerns and agreed that Elite Management was taking too long to enforce the restrictive covenants, they offered no relief.Desired SettlementEnforce the Restrictive Covenants It is what Elite Management is being paid to do!Business Response /[redacted]/In the Spring, the homeowners reported a violation of a neighboring property regarding a basketball goal. The enforcement process to have the basketball goal removed involves several letters and deadlines and then the owners were invited to a Due Process Hearing. This hearing was scheduled and the board of directors voted to give the owner a deadline to remove the goal and if the goal was not removed by the deadline then the board would authorize the goal to be removed and charges for this removal to be charged to owner. This process of letters and setting multiple deadlines takes several months in some cases. In this case it also involved a renter who was not aware of any of the communication from the owner of the property. On the date that the goal was to be removed by the association, the renter pleaded that they were unaware and requested a few more days to remove this themselves. We allowed them a little more time to comply since they were not aware and the basketball goal has been removed.It was reported to the Community Manager by a board member that this owner was in direct contact with the board and was receiving updates directly from them. Therefore, the Community Manager did not want to interfere with the direct line of communication. In the future we will communicate directly when requested and have discussed communication concerns internally.
