She always paid her rent on the 10th of the month due to her pay date, I sent her a 5 day notice on 08/06/2015 for the month of August, I called her on 08/11/2015 to ask her about her payment and about the 30 day notice in writing she was...

supposed to give, this is when she told me that she was not going to be able to pay her August rent and that she was moving to her dad's house, then she asked me how many more days she had to move out, I explained to her that she was already 11 days late on her rent and I was about to file eviction papers, she told me that she was moving anyways, so I told her if she was moved out by the weekend I was not going to file on her but she had to be completely moved out, she agreed.
She had a U-Haul truck on 08/14/2015 and started to move out, on Monday 08/17/2015 she still had not turned in keys and there was still stuff in her apartment. I called her early 08/18/2015 and she told me she was already done and moved out, I asked her if she was coming back for the stuff she had left behind and she replied that she had already turned in the U-Haul and she had no one to help her that had a pickup truck.
Pictures were taken and locks were changed on Tuesday 08/18/2015 and I moved her out in One Site.
I included pictures at move out, Final Account Statement and also the invoice we got from Lotus Queen Service for cleaning for $170.00. She was charged lease fulfillment for no notice and also charged for not returning the keys and other damages to the unit such as mini blinds that were damaged.
We have attached pictures of the damages and cleaning needed.

I acknowledge I owe for the prorated rent...Yea I payed everymonth on the 10th and I paid the late fee. However I cleaned that apt as I moved out. There was a dresser and a couple of bags of trash in the middle of the rooms..not worth 170.00 worth of clean up. The charges she had added for the full paint job, the carpet cleaning, and mini blinds is wearing and tear on the apt. I lived there 6 yrs and not once did they repaint or put new carpet in so how am I responsible for that? Also I got a notice that I was being charged with that and a week later got a notice from a collection agency saying it had been turned over to them. I never got a chance to defend myself. I'm 41 yrs old and never had a property manager try and hold me accountable for something they are responsible for. The mini blinds are 5.00 at Wal-Mart and something else that's their responsibility to change when a new tenant moves in. So they are trying to tell me clean up is 170.00 for the maintenance man to carry a couple of bags and a dresser to the trash. Also I never had a house key to turn in. And I still have the mailbox key which is not 10.00 to make a copy. It's still unfair that she has put these charges on me. If I had a chance to defend myself the judge would say that's wear and tear on the place. All the years I paid the late fee the place has plenty of my money to compensate for what they are trying to say is my responsibility even though they are wrong

How am I responsible for the wear and tear on carpet and paint job after 6 years of living there? Not once in the 6 yrs I lived there did y'all come in there and repaint or replace carpet. If I had a chance to defend myself a judge would not hold me responsible for the wear and tear after 6 yrs of living there. I'm not understanding the damage you are talking about. I would like to see the pictures of the cleanup that was beyond control. There was a dresser and a couple of bags of trash that the maintenance man had to carry downstairs to trash. I also talked to Carmen the Monday after I left apt and she asked if I had got everything out..I told her there was a dresser and some bags of trash I want able to get. So I want to know why Carmen never mentioned returning the keys or why she didn't tell me she was gonna charge to change locks ..I hvnt had a key for 2 years so I didn't have one to return. The carpet , the repainting of the apt and the mini blinds are not my responsibility when I move out. The property manager and maintenance man were in my apt often for inspections and never once did y'all complain about the carpet or paint job. The mini blinds had to be replaced often so why is it my responsibility to make sure the new tenants have new mini blinds? In my 41 years of renting have I had a landlord try to hold me responsible for getting the home I moved out of ready for another tenant. This has been put on me unfairly. I paid my rent for 6 years and I paid the late fee of 25.00 every month for 4 yrs and then the late fee went up to 50.00 the last 2 years I lived there. I paid it. Y'all have enough of my money to clean the carpets and repaint and buy new mini blinds. I did not receive a deposit but I still tried to clean as I moved. Y'all have blown this out of proportion to try and get extra money out of me. Like I said I acknowledge I owe the pro rated rent but that is all.

It is the tenants responsibility to leave the unit in a rentable condition less minor wear and tear. The damage and trash removal went far and beyond normal wear and tear. We have provided photographic evidence of how this units was left to our collection agency and will pursue collection. This is a retaliatory complaint due to our collection efforts. We cannot appease this consumer because we cannot waive the charges that she owes.
