• On April 15th, 2016, resident reported the A/C not cooling properly.o On April151h, 2016, the A/C unit was charged with Freon, resident did not report A/Cunit again until June 13'h, 2016.• On June 13'h, 2016, resident reported that A/C is not reaching degrees Fahrenheit.o On June 141h, 2016, a portable unit was placed in the unit until a vent and duct cleaningscheduled for Thursday, June 161h, 2016.o On June 161h, vents, coils and ducts are cleaned.• On Thursday, June 231", 2016, regional maintenance and in-house maintenance replaced boththe inside and outside A/C units.• on Friday, June 24'h, 2016, resident reported a faulty thermostat.o On Friday, June 24'", 2016, thermostat was replaced with new thermostat.The resident states that the unit was not ready upon moving in, however the unit was walked andapproved by management as completed.Upon resident's report of a "moldy smell", the carpet was scheduled and completed for a full clean onJune 24'", to the resident's satisfactionThis is in addition to the initial clean prior to the resident'smove-in.Upon moving in, resident allegedly found an empty plastic bag in the closet that was purported to havecontained "remnants of an empty bag of marijuana." The unit was previously cleaned by housekeepingservices and no evidence of the described bag was noted nor found.In regards to Pest Control issues: please see the attached [redacted] forms to see that at nopoint was there any evidence discovered of bed bugs or ants as detailed by the [redacted] SpecialistResident has also refused [redacted] access to their apartment after requesting atreatment for ants.May the following documents provide evidence that management has acted with customary diligence toaddress every single request submitted to the officesMay the record also show that on Monday, the20th of June, the resident was in violation of the lease contract (pparsecb, c, d): "bbehaving in aloud or obnoxious mannercdisturbing or threatening the rights, comfort, safety, or convenienceofour agents and employees ddisrupting business operations." While the Corporate MaintenanceSupervisor was en route to address the reported A/C issue, management reported irregular and profanebehavior from the resident while in the unitThe resident then followed the Property Manager to theoffices to where he was denied entry due to safety concernsThe resident was then witnessed bangingand kicking the office door in a profanity filled tirade to the point which the local authorities were called
