Initial Business Response / [redacted] (1000, 5, 2015/07/01) */ I am glad to get this opportunity to discuss the remodel work at Mr [redacted] 's condominiumI appreciate that Mr [redacted] acknowledges that I did a professional job and was easy to work withThis is the type of contractor I pride myself on being On May 20th 2014, Mr [redacted] 's signed a contract in which it listed the understanding between the two partiesI am providing a copy for your referenceNote the detailed Appendix A which clearly defines the work to be included and the fee for this work Before signing the contract, I suggested to Mr [redacted] that we should have a building permit for this work because we were going to be changing the plumbing and a licensed plumber would need to be involved with itHe said, "he did not want to use a permit, and if I didn't want to do it without one, he would find someone who would do it w/o one." However, this statement began to reveal what turned out to be a predominant theme for Mr [redacted] through out our interactionThat being, "I know what is best and I want to do this remodel for a little cost to me, as possible." Regarding the setting of toilet; once all of the demolition had been completed, it became clear to me that prior leaks and long term wear had rotted out the area of the subfloor around the shower's edge and over towards the toilet areaI pointed this out and demonstrated the flex in the subfloor as well as wood rotI said I could fix this but it would cost more as it was a problem that was unforeseeable at the time of the estimate Mr [redacted] stated he did not want to spend additional money on this and that I should proceedA worn and rotted subfloor cannot support fully the weight of a toilet and person sitting on itThus when it moves independently from the plumbing, a gap in the wax ring can occurTo my recollection, we were only able to use one or two screws to secure the toilet flange to the subfloor because of the amount of accessible subfloor in the area Regarding the full length shower arm and body spray, attachment: Mr [redacted] has neglected to describe the full sequence of eventsNote that the contract was signed on May20th but the shower attachment was not delivered until mid June (see attached Home Depot invoice)Since we did not receive the fixture until after the shower enclosure was completedI pointed out to him after reading the installation requirements in the box, that their was not a stud in the small area that would accommodate the large shower apparatusI suggested that I could go back and put one in, as well as try to salvage the surround, but pointed out that this work would cost extra as it was not my decision making that produced the difference between when the requirement was clear and when the proceeding work was completedHe was not interested in this option and thus we proceeded Some things that Mr [redacted] does not mention include; that I did additional services beyond the contract scopeI shopped for the shower surround and fixed all of the drywall blemishes in the bathroom not just those caused by the remodel workI passed on the full discount I obtained on the shower surround and provided these additional services for no charge Additionally, there was ceiling damage in the garage that is below the bathroomThis came from laundry, and possibly bathroom leaks, in the pastI told him that if he called me back for that work, I would see what I could do to shore up the flooring and place a stud or some other support on the shower surround working from the garage access pointI did state that this would cost extra but that it would be much less expensive than tearing everything outHe never called me regarding this additional work As you can see from his complaint, Mr [redacted] likes to use inflammatory statements and coercive accusationsThese are designed to hide his role and responsibility in decision making and to get the contractor to do things for freeTo further support this contention, I am submitting copies of e-mails where he makes inflammatory accusations and in which I state that I am willing to come over to discuss his concerns (not "ghost" like) In conclusion, I am willing to go beyond reason to provide great service and support to my customers, but I will not be taken advantage of or manipulatedI will work with customers who are able to accept responsibility for their part in decision making and pursue win-win options in problem solving Initial Consumer Rebuttal / [redacted] (1500, 6, 2015/07/01) */

We used Encore to perform a broad range of repairs that included exterior leaks, exterior siding damage, chimney masonry repair, plumbing issues, drywall repair, and painting Tom was very reasonable, practical, professional, and timely in both bidding for, and performing, the work He brings a broad range of skills to the job and performed the work cleanly and quietly I would highly recommend Encore for any repair needs
