I am surprised I received a request for a review
If it is a small job like a roof or a carport he probably will do a good jobIf it is a large job like and addition and/or knocking out walls Run as fast as you can to another contractor
We had a couple of interior walls to remove for an open concept kitchen/dining roomWe had the removal of a small screen room which would allow removal of back wall to create a sun room and also a laundry room
Work began mid -May of and contract called for 30-day to completion
Hank is very nice when you contract with him but that changes once work begins
Foundation was poured incorrectly and they had to come back to extend that
Concrete footing was installed incorrectly, too low, so the crawl space we were promised was too smallHe had to install a different floor joists to raise the floor to the level of the current structure
Progress was very slow and there were times when there were no workers for as long as weeks but usually just a few days of idleIf you complain or ask hard questions Hanks becomes very terseHe threatened to just quit working and suggested I try to find someone else to complete the room
I realized then he was going to be even more of a jerk and he did not let me down
The new addition was supposed to flow with the rest of the house but the new room had a ceiling fthigher than the rest so that was lost
After the electrical rough in was done while waiting on inspection nothing happened for a weekHank called to say inspection had passed so going to schedule sheet rockI told him no inspection was done and there was no tag ( I work from home and had not left the house)He said they sometimes don't leave a tag
It took almost weeks for the sheet rock to be installed and mudded, we are living inside plastic walls now for weeks
He told us matching existing wood flooring is simple, just satin and feather it inWe learned from flooring co feathering and sanding and staining entire house was requiredThat meant days in a hotel with dogs another $expenseFloor was not properly sanded and wavyHank said it looked like a new floor to himI had flooring companies inspect and actually asked if I rented the sander to do it myself Another $to repair after I ended the contract
The wood deck was finally startedI mentioned to Hank and the workers that vents were not installed and because crawl space was so low it would be best to install vents beforeHank said he will make the do it after deckHe then told me he was just going to put in screens instead of the automatic vents he promisedI said no to the screen we need the vents to open and closeHe said he would take care of it.I then learned the holes in the blocks were too small for the vents
The supports for the deck are cracked and not sure if they are sturdyThe allegedly pressure treated wood has sap coming out of it so it was difficult to stain
of the windows were installed crooked in the new room which thankfully we were able to hide with framing and finishersThe pocket door to the laundry room is crooked so door is closed at the bottom but still open a little at the top
Inspectors came to inspect deck and final on the electrical and that is when I learned that an electrical rough in inspection was NOT DONE and that they may need to pull down plaster board to inspectWhen the inspector called Hank and told him the inspection was never done nor requested, Hank told him "That's not my problem" The inspector told him that you are the contractor and it is your problemHank had some Engineering firm to do a survey and certify so at least we didn't have to pull down the sheet rock
Remember, we started in May for a to day build and I was fed up with this loud mouth so on September 16th I had my attorney get involveddays have passedMy contract stated that if the work took longer than days the contract could be cancelled by either partyI told Hank not to send anyone else over and he became furious saying I was trying to get out of paying himI was on a conference call with my employer and he kept calling my cell phoneBecause I was unable to pick up he kept texting me saying to pick up my phone like a "real man" still to this date have that textThis was not the first time he called names and/or threatened with innuendo via text or VM
I called him back and told him I would find someone else to finish, and negotiated partial final paymentI DID NOT want to get out of paying I just didn't want anything to do with this abusive little man
My attorney drew up an agreement and we both signed
I paid someone else to finish and to install the proper crawl space vents and wait for final inspection
There are still a lot of cosmetic things to be fixed because the workers he provides are a group of vagabonds for the most part and have no respect for good work nor pride in their work
