I am very sorry to see that our customer filed a claim with the Revdex.comBeacon Title has been in business for over years and takes great pride in having satisfied customersI think to better understand the entire situation, the first thing that would be helpful is to understand what a deed is and how they are handledA Deed is the instrument that transfers property from a person or persons or corporation to other person(s) or a corporationA Deed is NOT LIKE A CAR TITLE [redacted] has nothing to do with the preparation or recording or keeping of a DeedA new Deed is prepared (usually by an attorney) each time real estate transfersThis deed includes the seller and buyers names and transfers the property described in the legal description contained in this DeedThis Deed is then transferred in the County Auditor's office and then recorded in the recorder's office in the county where the property is locatedThe deed is scanned and is now permanently a part of the public record regarding this propertyBy all these deeds, leases, mortgages, rights of way, etc., being of public record, title agencies, lenders, attorneys, etc., are able to do title searches regarding the history of a property and are able to ascertain what easements, mortgages, etc., are against a propertyThis keeps someone from making a claim to your property unfairly, or trying to sell a property out from under youAlso, by these documents being of public record the owner does not have to have the original Deed in their possessionA copy can be obtained at the Recorder's Office whenever it is neededActually the [redacted] has a website where anyone can go on line and view any of the Deeds, Mortgages, etc., recorded in [redacted] CountyThis is especially helpful if you are an owner of rental unitsyou always know where to find your deed for your property, if not in your file drawer, you look in the appropriate county recorder's officeI was not aware that the customer called until a couple of weeks ago when she questioned why she had not received her original deedWe explained that we had mailed out the Deed, as well as the original Owner's Policy of Title Insurance, on August 31, 2016, and it was never returned to us by the post officeWe also explained that we would mail her a copy of both, so she had them for her recordsThe customer insisted on wanting an "original" and I explained that we had mailed it out and I had no idea where it wasShe may have received it and misplaced it, or the post office may have misplaced itOnce again I reiterated that she did not need an original and we mailed both a copy of the Deed and the Title Policy to her again on November 1, and I believe she has acknowledged receipt of sameThe customer has an Owner's Policy of Title Insurance in the amount of the purchase price of her home insuring that she has good title to the propertyIf anyone ever makes a claim on this property, she can file a claim on this Owner's Policy of Title InsuranceI have attached a brochure that explains title insurance in more detailIn most cases we are able to satisfy a customer's request, but as you can see from the above explanation, there is no way to obtain "another original"The customer has a copy of their deed and their Owner's Policy of Title Insurance insuring good title to the property they purchased in August, Hopefully this detailed explanation will help allay any fears the customer may have regarding the ownership of their propertyI would welcome any suggestion you may have that could help resolve this conflictBEACON TITLE AGENCY, INC

what a deed is and how they are handled. A Deed is the instrument that transfers property from a person or persons or corporation to other person(s) or a corporation. A Deed is NOT LIKE A CAR TITLE. [redacted] has nothing to do with the preparation or recording or keeping of a Deed. A new Deed is prepared (usually by an attorney) each time real estate transfers. This deed includes the seller and buyers names and transfers the property described in the legal description contained in this Deed. This Deed is then transferred in the County Auditor's office and then recorded in the recorder's office in the county where the property is located. The deed is scanned and is now permanently a part of the public record regarding this property. By all these deeds, leases, mortgages, rights of way, etc., being of public record, title agencies, lenders, attorneys, etc., are able to do title searches regarding the history of a property and are able to ascertain what easements, mortgages, etc., are against a property. This keeps someone from making a claim to your property unfairly, or trying to sell a property out from under you. Also, by these documents being of public record the owner does not have to have the original Deed in their possession. A copy can be obtained at the Recorder's Office whenever it is needed. Actually the [redacted] has a website where anyone can go on line and view any of the Deeds, Mortgages, etc., recorded in [redacted] County. This is especially helpful if you are an owner of 100 rental units. you always know where to find your deed for your property, if not in your file drawer, you look in the appropriate county recorder's office. I was not aware that the customer called until a couple of weeks ago when she questioned why she had not received her original deed. We explained that we had mailed out the Deed, as well as the original Owner's Policy of Title Insurance, on August 31, 2016, and it was never returned to us by the post office. We also explained that we would mail her a copy of both, so she had them for her records. The customer insisted on wanting an "original" and I explained that we had mailed it out and I had no idea where it was. She may have received it and misplaced it, or the post office may have misplaced it. Once again I reiterated that she did not need an original and we mailed both a copy of the Deed and the Title Policy to her again on November 1, and I believe she has acknowledged receipt of same. The customer has an Owner's Policy of Title Insurance in the amount of the purchase price of her home insuring that she has good title to the property. If anyone ever makes a claim on this property, she can file a claim on this Owner's Policy of Title Insurance. I have attached a brochure that explains title insurance in more detail. In most cases we are able to satisfy a customer's request, but as you can see from the above explanation, there is no way to obtain "another original". The customer has a copy of their deed and their Owner's Policy of Title Insurance insuring good title to the property they purchased in August, 2016. Hopefully this detailed explanation will help allay any fears the customer may have regarding the ownership of their property.
