I used EntitleDirect for a home purchase earlier this year and could not have been happier! All interactions were online and all my emails were answered immediately. The closing was on a fairly tight schedule and the Entitle Direct folks (Laura, Christine, and Elizabeth) did a great job working with the lender and the closing agent. My experience could not have been better and I will certainly use them again in the future. Well... hopefully we will stay in this house for a while. :)

I am a Realtor who recently had the unfortunate experience of dealing with one of their "Title Specialists" based out of Township, PA. Another Realtor brought in a client and made an offer on a home we have for sale. The title specialist verified that they had received the $1,000 deposit made with the offer. Ultimately the client ended up cancelling the offer. However their $1,000 deposit was agreed upon in the contract to be given to the seller. Entitle claimed that the original deposit had bounced and no monies would be paid. They never communicated those details with us until after the client had cancelled their offer. The seller is still owed the $1,000 deposit. I would not recommend working with this company at all if you want a fair dealing!

Review: I purchased a property last year; the transaction closed on October 12, 2012. I recently received a letter from my lender which states that there are delinquent supplemental property taxes due on the property. I talked to the county and they said that these taxes were showing as due on September 8, 2012. They should have been paid by the the title company before I took possession of the property. I spoke to Escrow Officer [redacted] at Entitle Direct [redacted] on June 17, 2013. She said that she would look into the issue. I asked for an update by e-mail on June 25, 2013. She said that she was still looking into it. I requested a second update on July 21, then a third update on July 31, and I have not received a response. The taxes total $677.08. Escrow #[redacted].Desired Settlement: I would like the title company to pay the property taxes they failed to pay.

The delinquent taxes have now been paid. The taxes in question were the responsibility of the seller, and although they did not get paid at the time of the closing (due to an inaccurate tax report), we have been following up with the seller to get the taxes paid. In August, the seller provided us a check for the taxes (including any penalties and interest), and we have submitted that payment to the county. We have reached out to the buyer to provide copies of the proof of payment.
