Initial Business Response / [redacted] (1000, 5, 2015/06/26) */ My firm was hired by a Title company to complete what is referred to as a "plat drawing" used to determine many things one of which is to identify any encroachmentsUnfortunately we felt that their may be an issue and still doThis was indicated and we suggested a survey may help resolve the issueThe product we provide is not a survey and in fact this is indicated on the bottom of the formThis product is serves its purpose 98% of the time and when the issue becomes a bit more complicated we suggest a survey be ordered As you can see by the subject line from the first email I received from Ms [redacted] she had already made a determination of the product provided without having any of the facts incompetence re: property sketch for XXXXX [redacted] in [redacted] It was suggested that I take the word of the homeowner as to where the lot line was based upon a pole stuck in the ground with a flag on itUnfortunately we are unable to do so based upon neutrality The survey ordered by the Ms [redacted] was one that only located the southerly lot line and does not show where any of the structures sit This is a unique case which I tried to explain but I am confident Ms [redacted] had already determined that she deserved compensation for her client to whom she is related Initial Consumer Rebuttal / [redacted] (3000, 7, 2015/07/01) */ (The consumer indicated he/she DID NOT accept the response from the business.) When Bolton & Menk did a boundary survey on the southern line of the property, they were able to detect no encroachments (see attached), just as both cabin owners had stated to the employee from Epic Property Services a week earlierShe did not bother to check her work while on the property which led us to a $bill from Bolton & MenkObviously, the paperwork from Bolton & Menk was enough to satisfy the legal requirements for the title company and the bank that financed the buyer, or the deal would have not proceededWe could not proceed with the incorrect property sketch that Epic providedI would be completely satisfied if Epic Property Services would split the cost of the unnecessary $billIf they would kick in $500, I would drop the complaint

We could not proceed with the incorrect property sketch that Epic provided. I would be completely satisfied if Epic Property Services would split the cost of the unnecessary $1000 bill. If they would kick in $500, I would drop the complaint.
