Investigation revealed the system was working fine but that Mr. [redacted]'s zone valve was broken. In this association, per their recorded governing documents, heating zone valves are defined as limited common elements. They are a common element, the maintaince is the responsibility of the board, and the board can charge back the unit owner if it choses, which was done in this case and all similar cases in the past. All Mr. [redacted] had to do was to communicate with his fellow board members and instruct us differently which has now been done in this situation. Erickson Management acted according to it's management contract with the association and in compliance with the assoc. governing documents.
