Erica Cody Robertson is a deceitful twisted absent landlord of properties that should be condemned.

In two years I only saw her once personally. Otherwise the only way you can reach her is In two years I only saw her once personally. Otherwise the only way you can reach her is via text message and if she doesn’t like you should block you.

She usually doesn’t like people who are smarter than she is. Or if you request maintenance to be done, it can take her up to six months to get the maintenance done and she’ll tell you you’ve “overstepped your boundaries“ by requesting it.

I don’t know circumstance what I recommend this Stupid, lying woman as a landlord.

Her property might look good at the time, but underneath it was a lot of disrepair.

She is not a licensed realtor. And her current company of EMA Realty does not exist!

I had to hire an attorney to defend myself in order to get the repairs done. But because I can’t afford to move, she thinks she is above the law.

I moved in in December 2021 under the Pretense of Erica Cody Robertson that guy as an elderly disabled woman with a service dog was admitted to the property and would be respected under my rights under the American disability act. This is proven not to be true.

Erica Cody Robertson is a slumlord. I went for 84 months with a leak in my bedroom ceiling the size of a water hose before I had to threaten her with legal action to enact the necessary repairs.
I had a water leak in the faucet of the bathtub that ran for four full weeks and multiple requests for maintenance which ended up with a $200 water bill @ my expense.

After the repair was accomplished to my roof as a patch job only, additional leaks to the roof have manifested weeping down the inside of the walls next to outlets.
I have now submitted requests via text message which is the only way Erica will ever allow you to contact her and certified letters regarding the necessary roof maintenance.

I was contacted and told, “your dog Hass to go!“ I told her no. She then said, “then you have to go!“ I did and said no.
She then stated she would no longer renew my lease.

The necessary roof repairs have not been attended to although new neighbors have moved in and their roof has been completely redone.
NOT mine.

After my fourth, certified letter and complaint regarding the roof Erica Cody Robertson has now come forward stating she will be sending me a notice to evacuate the premises by July 31, 2023.

This is against the law according to the Arizona State residential landlord and tenant act.
I notified Erica Cody Robertson of these violations, but apparently she’s under educated to the extent that she cannot read.

Under the American disability act she has no claim against me.
But under the circumstances I would not under any circumstance recommend this arogant, deceitful woman as a landlord or a realtor!

I and my two roommates have been clients of [redacted] , and the business Affordable Home Realty, for the last yearDuring this time frame I was unable to reach [redacted] during business hours, 9/10ths of the time, for any issue Work orders, and Maintenance requests including Wasp and termites issues, rotting floor boards, clogged toilet lines, and a replaced stove were ignored or lost This happened to such a degree, that in the case of the toilet lines, we had to bypass ***, the property manager, and speak to the Property Owner directly to have the issue rectifiedWhere as the stove took over two weeks for [redacted] to answer my Maintenance request While I do not mention great hardships with the rotting floor boards of the house, it is because they were confined to one small area of the kitchen, and it became reflexive to avoid stepping anywhere near there The wasps were an annoyance as they would fly into the house through the floor vents, and so we waited, yet another two weeks, for [redacted] to request an exterminator to visit usDuring the time we sealed and taped over our vents to avoid any wasps coming through Making things more frustrating, Our rent check, and the check of everyone else in the property block, were lost by ***After losing these checks, she not only did not warn us of being tardy on our payment, she instead immediately charged us late fee's the day after rent was due We were able to contact [redacted] after this, and cause her to rescind the late fees, but it was only because [redacted] had lost the rent checks for the entire Property block Thus in conclusion I would not recommend working with, or being a client of [redacted] , or Affordable Home RealtyHer neglect and inattention are potentially dangerous, and at the least extremely inconvenient

[redacted] is a highly unprofessional and rude property manager. Through the entirely of a year lease, I never met her face to face until the move out inspection because she was always busy or something would come up on her end. She would only communicate through poorly written text messages and would not answer phone calls. I never received a digital or hard copy of my lease and it took over 5 inquiries between myself and my roommates to finally obtain one. There were countless issues with the property and despite following her instructions and making maintenance requests through her website portal, hardly anything was fixed in a timely manner. We went without a working oven for a month. We had a wasp infestation that was poorly addressed. Another tenant's eviction notice was posted to our door when we were in good standing. Our covered parking tarp ripped in a storm and was not replaced until the rental was back on the market. There was poor communication between [redacted] and the landlord concerning repairs and verbal agreements, so we suffered for it. She misplaced at least one rent check, frequently cashed my checks late, and was aggressive whenever I could contact her directly. Upon move out, instead of being polite, she said that the refrigerator was not clean because of dust on the seal, despite the appliance in question being extremely old and in poor maintenance, and then directly said that she would be calling in cleaners because "they don't clean just one thing" and proceeded to go through and pick out the smallest things to claim that the rental was not clean upon move out. When I tried to speak up, she would simply talk over me saying "It's not clean". All in all, this was the worst experience I have had with a property manager. When someone who claims they are professional will not answer their phone and only replies with teenager-esque text responses, I do not have confidence. Beware, renters.
