I am rejecting this response because:I am not a guest I am a resident with hour day a week parking and access. It is not a courtesy it is part of my lease which I pay $a month for. When I have a loaner car and I get off work after 9pm and the concierge is gone for the day and not available to provide me with a pass I am effectively being denied my parking that I pay for. On October 1st, the laws in Maryland changed to prevent predator towing. Please have the Esplanade provide you proof that they were compliant with the laws of the land at the time of towing. Signage Requirements (Sec21-10A-02)The state law now requires at least one sign for every 7,square feet of parking space in the parking lot. Each sign must:Be at least inches high and inches wideBe placed in conspicuous locationsBe clearly visible to the driver of a motor vehicle entering or being parked in the parking lotState the location and name of the towing company to which the vehicle will be towedState that “State law requires that the vehicle be available to be reclaimed hours per day, days per week”State the maximum amount that the owner may be charged for the towing of the vehicle, andProvide the telephone number of a person who can be contacted to arrange to reclaim the vehicleAuthorization (Sec21-10A-04(A)(5))Before towing or removing the vehicle, the parking lot owner (the Association or authorized agent) must authorize the towing company to tow the vehicle. Authorization must include:The name of the person authorizing the tow or removal of the vehicleA statement that the vehicle is being towed or removed at the request of the parking lot owner, andPhotographic evidence of the violation or event that precipitated the towing of the vehiclePlease have the Esplanade provide you with the size of the parking garage, pictures off all signs on the day of towing, and a number of signs in this garage. As of the day of towing I only counted 2, one which was not compliant.Please have them provide you the name of the Person who authorized the tow. In closing, the Esplanade and *** *** are towing vehicles from a parking garage that is non compliant to the laws of the land. Parking should not be enforced until all laws are followed. Is it not abusive to tow me from my paid parking and warrant that I am not following the rules set forth by Management, and yet they tow and illegally enrich themselves but yet don't follow the law? This is the height of hypocrisy. On May 21st, my loaner car was towed for invalid parking pass. My was was not invalid, it fell victim to an archaic and ineffective Temporary Parking pass system that the Esplanade has adopted. I placed my parking pass in the dash and when I closed my door the gust of wind dislodged it. I did not know that it moved until I came out to find out the my car had been illegally towed from a garage that is not even compliant to the law (see attached). I asked for refund from both *** *** and Esplanade both with denied the request and treated me like a second class citizenThe Esplanade promotes this property as Luxury style living. How much luxury do I get from seeing my car towed probably over 4-times in two years when I am paying for hour day a week parking. The fact of the matter is the Esplanade does not want to pay for a hour concierge however wants to charge us top dollar. This is a travesty, this abusive, and I personally wont stand for this treatment anymore Please have the Esplanade provide a statement as to if they were compliant at the time of towing and who provided the authorization. The Esplanade is towing Illegally and it must be stopped until this parking lot is brought into compliance and that they are honoring our leases. This matter does not begin or end with Revdex.com. This matter will need to be decided by a court of competent jurisdiction. I seek to receive restitution for all residents past and present

parking space anywhere within our community garage and must be displayed on the windshield at all times.As a courtesy, The Esplanade also offers guest parking. The guest parking passes can be obtained at the front desk and must be properly displayed on a guest vehicle's front dashboard. The guest passes are valid for up to 48 hours at a customer's request. In the event that the resident had a temporary loaner vehicle, we also allow alternative parking provided they are able to produce a copy of a rental Contract or applicable paperwork.Unfortunately if all of the above terms are not met and a valid parking pass is not clearly displayed, a vehicle is subject to tow at the owner's expense. Residents are aware that vehicles will be towed at their expense. Unfortunately in this case, there were 2 prior instances where the above requirements Were not met. if more details are required or you have any questions or concerns this letter, please feel free to contact me at [redacted] or [redacted].
