I am rejecting this response because:I was NOT made aware of a balance of monies that were being held by ETBThis information was NOT forwarded to me with monthly accounting. They failed to inform me that they were MISSING $collection from the previous realtor until they went to look for it when I fired them. They took over the account in November of and I was not made aware funds were missing until November 2016. As a matter of fact, in Nov 2016, when I fired them for mismanagement, they discovered mistakes in reporting and revised some of their accounting records and forwarded them to me because they had made mistakes in December (months prior). They did not know the $funds were missing until November of and the previous property manager had indeed left the state. ETB never asked the previous property manager for these funds because they NEVER knew they were missing until November 2016, when Micah asked ME if I had them. They obvious did not know what they had, what they were supposed to have and actually failed to report what they did have correctly. The owe me $900.

I am rejecting this response because:The reports ETB supplied here were altered in the Fall of 2016 in an effort to hide their errors in reporting and understanding the funds they received.  They had no idea what they had nor what they were supposed to have.  They failed to read the lease agreement until November 2016, when I fired them.  At this time, they "corrected" their reporting and informed me they never received the $900 they were supposed to be holding.  Please see the original reporting documents that indicate there was a $100 late fee collected but in the altered invoice it reports it as a deposit.  As a matter of fact, I have an email from them dated in November 2016,  asking me if I HAD THESE FUNDS ($900) because they had no idea where they were.   (Nice try ETB.  How come you didn't submit the erroneous reports you sent me in Dec 15 and Jan 16).

After sending notice of abatement ETB Properties sent a certified HVAC Technician that fixed the heat problem within 5 minutes. Just like with our dryer and other issues it was an easy fix but took weeks and several requests to have anything taken care of. We have yet to receive any sort of apology...

or replies with any correspondence. I have been renting for over 10 years and have never had these problems. ETB Properties hardly lives up to their business model, and I can not wait to move. I thought it was going to be an okay place to live while we saved money but I regret my decision every day.

The client was made aware that her previous manager did not transfer all funds to our company via the monthly reports emailed to the client.  We did everything in our power to collect these funds from the previous manager who refused to release them and then eventually left the state....

 Since the funds were never transferred to our company and she was made aware of that fact, we have no responsibility to send funds to the client.

Attached are the monthly reports from December 2015 and January 2016.  The December report shows the $900 Security Deposit received from [redacted] Realty.  The January report shows the $100 water deposit received from [redacted] Realty.  As the monthly reports show, ETB Properties never received the $900 Pre-paid last month's rent that [redacted] Realty held.
