Our goal at [redacted] is to provide the best experience, from leasing to living, to all of our residents It is never our intention to mislead or be anything but transparent We sincerely apologize for any issues that were found in the apartment home upon moand would like to know immediately if these items were not resolved, as we would like to address them as soon as possible Regarding the pricing of our apartment homes: [redacted] works on and revenue management system called LRO for pricing of our apartment homes, as well as setting specials on a weekly basis Pricing and specials fluctuate daily/weekly and are based on current market conditions, as well as projected occupancy and traffic While some of these factors can be predicted based on seasonal changes, others, such as market conditions, can be unpredictable – especially in the South Austin market Pricing on an Afloorplans vary, depending on which floor level, view, and other amenities Apartment is a first floor unit with stained concrete floors These amenities increase the base price of rent $for all of our units – from bedroom to bedroom The unit that was quoted at a lower price was for a 3rd floor apartment home, without these amenities Along with the lower price because of the lacking amenities, the special for the week was weeks free There is no way for our leasing staff to know what specials will be coming out before they are released – they can only base their information on past experience and what has been told to themTo show our good faith and desire to make living at the [redacted] the best experience, I am willing to offer the weeks free special, in lieu of the $special that was in effect when the original lease was signed This would provide a credit of $1,that can be used for future rent payments While pricing will not be adjusted on the unit, an updated concessions addendum will be added to the lease file to reflect the change in the concession This concession brings the effective rent down to $1,– well below the market rent for a 1st floor, AfloorplanI hope this resolves the issues you have come across at *** We look forward to working with you and making your experience here at [redacted] an amazing one! My boyfriend and I recently signed a lease with *** ApartmentsInitially, we were excited to move in to a better, more scenic area with great amenitiesUpon move in we were disappointed to find that our apartment had not been treated for pests (large spiders everywhere) nor was it cleaned (cat litter spilled in the dining room)I have severe allergies and was facing the consequences for the next few days because of thisOur shower rod also falls constantlyWe did alert the management office of these issues and they were apologetic and prompt to fix themThough we were still peeved about these experiences we still thought it was a great place and happy they would help immediately
Our friend, who helped us move, is interested in moving here too so we referred him to the officeThe leasing agent who helped us also helped our friendShe seemed reluctant to tell our friend the price of the unit he was looking at (the exact same as ours) and we soon realized it was because she p

immediately if these items were not resolved, as we would like to address them as soon as possible.  Regarding the pricing of our apartment homes: [redacted] works on and revenue management system called LRO for pricing of our apartment homes, as well as setting specials on a weekly basis.  Pricing and specials fluctuate daily/weekly and are based on current market conditions, as well as projected occupancy and traffic.  While some of these factors can be predicted based on seasonal changes, others, such as market conditions, can be unpredictable – especially in the South Austin market.  Pricing on an A3 floorplans vary, depending on which floor level, view, and other amenities.  Apartment 1413 is a first floor unit with stained concrete floors.  These amenities increase the base price of rent $210 for all of our units – from 1 bedroom to 3 bedroom.  The unit that was quoted at a lower price was for a 3rd floor apartment home, without these amenities.  Along with the lower price because of the lacking amenities, the special for the week was 6 weeks free.  There is no way for our leasing staff to know what specials will be coming out before they are released – they can only base their information on past experience and what has been told to them. To show our good faith and desire to make living at the [redacted] the best experience, I am willing to offer the 6 weeks free special, in lieu of the $250 special that was in effect when the original lease was signed.  This would provide a credit of $1,558 that can be used for future rent payments.  While pricing will not be adjusted on the unit, an updated concessions addendum will be added to the lease file to reflect the change in the concession.  This concession brings the effective rent down to $1,055 – well below the market rent for a 1st floor, A3 floorplan.
