What an exceptional organization! Leanne H has been a pleasure to work with in reaching approval for our mortgage loan. Leanne spoke with us on the first day that we decided to give Evergreen Home Loans a chance to help with our loan. It was such a pleasant experience to speak to someone that wants to understand our situation, to work with and for us, and just show that she cares. Our experience has been mazing since Day 1 and to this day. Leanne was there any time we had any questions, she was quick to respond, helped with the entire process, and we saw her follow through time and time again to make sure everything was taken care of for us. Evergreen helped us realize our dream of owning a home! We recommend everyone to go to Evergreen as their first and only choice for a mortgage. I can’t express in words how grateful we are for everything that Leanne and the Evergreen Home Loans team has done for us! Thank you so much!

worst customer service and nothing good to say. They drafted my monthly payment 2 times in May during the pandemic shut down. Mailed me a statement showing the two payments made and processed through and want a June payment. I spent an hour on the phone with a heartless robot who kept saying, but you can use your forbearance and not pay till August. A forbearance has to be paid back in full that is not a gift to be proud of I just want to stay on time with my current payment and post the double payment to the following month due. No matter how many times I asked to speak to someone that would be human during this pandemic and know that now is not the time I can afford to just double up mortgage payments; she would not transfer my call. I did not want money back just to post to my June 1 payment and they refused. I can't wait to switch our home loan to someone else.

This is the response from the joke of a company They pretend online that they care and respond, but when you call in it is games on the phone and won't let you talk to Liz and then Liz the "Customer Care Manager" passes the buck. I forward an email chain with her name from 2019 acknowledging my paid ahead biweekly draft and now she claims it can't be found. She replied with this. Shame on calling yourself a manager. Our Governors office and Nevada State Attorney General have received her correspondence as they asked for proof of companies taking advantage of us during this horrible pandemic.

How about you acknowledge that you public posted an email to help out an error made on your end with my Evergreen mortgage statement mailed from you that there were 2 May payments and when I responded to the email I was told they can’t help.
Home Buyers beware of them trying to cover up their internet poor reviews from Their employee Liz H that did not assist me in any way saying she can’t see my payments. Don’t reach out in a public forum to try and save face and email me you have no authority It is pandemic and we don’t have jobs but you don’t understand that.

Quoted us one total monthly payment, then waited until we paid the inspector to increase the monthly cost by almost 500 dollars per month. When we questioned it she told us to just get cheaper insurance, and that we didn't need to cover the home completely, that flood and earthquake were not needed. We wound up having to continue to rent and it cost us 500 for an inspection that we didn't need. Would give her zero stars if possible.

The people at EHL (Evergreen Home Loans) were very polite and courteous… I wish I could provide a separate rating for that alone as they are wonderful individuals to talk with… but what matters isn’t how kind and friendly a business is… what matters is the bottom line results.
EHL failed to take into account the full financial picture of what we had versus what we were perusing. They provided a quote as though they had completely ignored our finances… even though we had been through them thoroughly and verified the information provided was complete and accurate.
If you’re looking for a home loan, I cannot recommend EHL… especially when there are so many other options which are better at keeping your financial situation at the forefront.

Unfortunately in May 2018 the main income relied upon to make my mortgage payments have ended. I informed the bank about this right away. They told me to not make any payments and fill out a mortgage modification form. That I might qualify to reduce my monthly payments. I did everything they ask of me. Months went by, they have taken 6 months to review my account. Now in November of 2018 they denied me help in reducing my mortgage payments. They want to take my home form me because I'm so far behind in my mortgage. I feel like they did this on purpose because they wanted me to fall so far behind in my payments so they can take my home from me and sell it so they can make money off my home. Please help me keep my home. All I asked for was to lower my monthly payment by $500. Now my credit is so bad that I will not be able to live anywhere with my service dogs. Thank you so much

My loan with Evergreen closed on 9/28. I had an Escrow set up with my new loan provider to cover the Property Tax bills. I went online 3 days after closing to find that Evergreen had paid my property taxes out of my escrow account. I contacted my new provider to let them know not to make the payment. I went online to check the status of my escrow refund on October 23 to discover my property tax payment had been returned on October 16, but I was never notified. In asking why, I was informed by Evergreen that the payment was returned because the tax had already been paid. When I contacted the King County Treasurer's Office, I was told that the payment was returned because Evergreen had made an error on the check and my taxes were still due.

The entire process was frustrating, but when I learned that my escrow refund check had been dispersed on 10/23, I knew I still had enough time to pay my taxes before the 10/31 due date since First Class Mail generally arrives in 3 days or less. As of today, November 6, the check has still not arrived. This is completely unacceptable. I made my property tax payment online with a card and was charged a $50.80 convenience fee. I was told by the Evergreen Costumer Care Manager on 11/2 that I would receive a $100 gift card for this inconvenience. Hoping that arrives eventually. However, I commented that I was more concerned about the escrow refund, but have not received a follow-up to that comment as of today.

I was referred to this office in hopes to gain more information regarding the purchase of my first home. I was pre-screened a few months ago and ultimately decided to wait because I was going through a transitional job period so I was recommended to wait and contact the lender after I had my new job for 30 days or more so that's what I did. I have been trying to contact this Evergreen office for over a week now and have not heard back. I was being loyal and if this is how they treat prospective clients I definitely do not want to give them business if I had a potential home loan in addition to other products/services. I felt the experience was discriminatory. I will not recommend this lender to anyone.

I have a loan that closed with Evergreen Homeloans on 08/15/2014. There was never a final inspection or appraisal done as required by the Holdback agreement signed at Escrow and was to be executed and funds released AFTER ALL REPAIRS WERE FINISHED, INSPECTED AND A 1004D APPRAISAL WAS COMPLETED TO INSURE THE VALUE OF THE HOME HAD NOT DECREASED. I have requested the FULLY EXECUTED HOLDBACK AGREEMENT from EHL and they have REFUSED TO RELEASE IT TO ME. Instead, they sent a fraudulent agreement, that proves we were not satisfied with the Holdback agreement. We also can prove EHL made us sign off on the Holdback repairs under duress. If we did not sign, they would return the $2000 to the seller and we would be liable for all repairs. EHL and the contractors that did the repairs would be able to apply a lien on our home. EHL NEVER DISCLOSED TO US THAT THEY WAIVED THE FINAL INSPECTION AND APPRAISAL/1004D UNTIL A WEEK AGO. They omitted and never disclosed this on any Loan Disclosures prior to closing. EHL NEVER planned on following the Holdback agreement. They received the $2000 from Escrow prior to the repairs ever starting, which is a breach of contract and then never paid one of the contractors. (The contractor had to contact me to get paid. They received payment on 9/15/2014.) EHL NEVER DISCLOSED ANY DAMAGES DONE BY THE SELLER, THAT WE REPORTED TO THEM 3 DAYS AFTER CLOSING AND PRIOR TO ANY REPAIRS BEING DONE. A final inspection and appraisal would have prevented this home loan from ever going through and EHL knew this. They interfered with a contract to benefit from the loan. They did not look out for our best interest when they became the fiduciary, by taking control of the money for the Holdback agreement and then not FULLY EXECUTING IT AS WRITTEN. We have contacted First American Title Company to get a copy of the signed Holdback Agreement.EHL Only FORCED US TO FOLLOW THE TERMS OF THE AGREEMENT, to our DETRIMENT. According to EHL, they COULD WAIVE ALL OF THEIR DUTIES BECAUSE IT WAS A "IN HOUSE" AGREEMENT. That is not what we signed at Closing. EHL has refused to speak to us any further. They state they have educated us enough, even though they have not fulfilled our QWR to turn over ALL signed Documents in our file. They sent 355 pages, 2 appraisals, but refuse to send the FULLY EXECUTED HOLDBACK AGREEMENT or THE SIGNED WAIVER OF THE HOLDBACK AGREEMENT, that would have disclosed the change of this document prior to closing. I have emails showing our duress as EHL enforced the Holdback agreement. Never once did they ask if we were satisfied with the repairs or if we inspected them, but insisted the form was signed, or the contractors would not get paid.
We have suffered for three years, fighting a battle to restore our condominium and EHL will soon profit from our demise, when the FHA insures our loan and we run out of funds to defend our investment.
DO NOT TRUST EVERGREEN HOMELOANS. THEY DO NOT KNOW FHA STANDARDS AND DO NOT LOOK OUT FOR THEIR CUSTOMERS BEST INTERESTS OR FOLLOW CONTRACTS. INSTEAD, THEY "WAIVE" YOUR PROTECTIONS, WITHOUT YOUR KNOWLEDGE.

We have tried to speak to Ms. concerns, since November 30, 2017, without success. Although it should be noted that the current concerns outlined in this review, were not part of her original complaints. We have conducted a reasonable investigation (multiple) and have provided many detailed responses. Unfortunately, each attempt only opens the door to new inquiries and new concerns. Evergreen Home Loans has gone above and beyond any reasonable attempt to help Ms. Schifano find resolution of her concerns. Regrettably, going forward we will not be responding to any further inquiries.

EHL should try to go above and beyond to make sure they respond to a customers request. When customers find errors in their loans, it is the duty of the Lender to investigate QWR and get to the bottom of an issue. In the course of their investigation, they found that they did not agree with me and that is why they no longer want to “educate” or communicate with me any further. All we asked for is full disclosure and truth in lending. I was not disrespectful in my request, but needed answers, which they refused to give. If a lender will not disclose a document that was supposed to be fully executed at closing, but wasn’t, then the issue is with them, not the customer.
