As you requested per our conversation.  The lease for the house was from August 16th, 2016 through August 2nd, 2017.  All of our locations are given a move in checklist and are given 3 days to inspect and return the form.  We gave the tenants the form on August 16, 2016 and the form...

was returned and accepted on August 24, 2016.    Leak: We received maintenance request on the leak from the 2nd floor bathroom area and  sent maintenance multiple times to address the leaking area to cleaned the drains, replaced the wax ring to the toilet and caulked around the shower.  These leaking events took place at the beginning of the lease and were addressed.      Water in Basement: We never  received any maintenance request from the current or previous tenants of water running into the house and filling up the basement with water.    Window: In late April we received a call from one of the tenants that their friend was intoxicated and fell down the back stairs and broke the window on the door.  A maintenance request was place for repair and the window was replaced.   Security deposit: All of our leases outline our charges for  common cleaning and damages.  The tenant sign and date this as part of their lease signing process.  In addition we email out a move out letter, a general expectation list and the cost sheet again to assist the tenants in getting a majority of their security deposits back.  I have attached them for your review.  We document and charge according to our agreed cost sheet.  If Items need less cleaning a smaller amount will be charged.   Renewal: We sent renewal notices for the house in October 2016 and  some of tenants were interested in renewing the lease and had to replace a few of the tenants.  I gave them  some time to get their new group together.  In January 2017 the house was rented by a different group for the 2017-2018 lease term.   Regards,   Dustin [redacted] Mobile 765-838-0913 Office Evergreen Rentals 209 North street, Suite 2 West Lafayette, IN 47906 www.EvergreenCampusRentals.com Office Hours: Tues.-Sat. 10am-1pm & 2pm-5pm
