aspect correct. For the fact that about 30% of these cases end up in court with me standing in front of a judge. To further complicate things the property was owned by her elderly Aunt who lived in the Austin TX area and my client lived in California. My client had the right to make decisions on the property due to possessing a Power of Attorney (POA). The tenant in question was her EX-HUSBAND who had been staying at the property with a VERBAL AGREEMENT to trade construction materials and labor in lieu of dollars. My client had informed me that he had really done nothing more than a little painting and changed a couple light fixtures. Basically, she communicated to me that what he had accomplished was nothing compared to what he had promised her and she had enough. Typical eviction cases involve a client calling with a tenant that hasn’t paid in 6 weeks and won’t return their phone calls anymore. I ask for a lease which has the information I need, has it in writing and what was agreed to. All I have to gather from the typical client is the tenant’s phone number and an emailed copy of the lease. DONE. Typically a 10 minute phone call. This was not the latter.
