I've attached our copy of the lease and move in forms which document the doors needing to be repainted prior to move-in Additionally, I previously stated that no pictures were provided to substantiate the $charge for the re-painting of two doors damaged by my dogTherefore, how can the $charge be valid?

Attached is a screen shot taken from the  Texas Board of Realtors. It shows a current membership registration.We consider this matter closed.

I am rejecting this response because: This was not a safe or healthy living environment for anyone. I have pictures for proof as well as witnesses who heard the actual landlord say she was unaware of these issues in a property that she is trying to lease out to someone. They never contacted me with information of any repairs either. I could not live in a flea, roach & mold infested house with my 10 month old daughter.

agreements and The Texas Property Code in our decision making.Our former tenant is certainly entitled to an opinion but he is not entitled to his own set of facts !The deductions taken from his security deposit were valid, reasonable and supported by the photos attached. The property was left a mess and filthy with dog hair. Furniture was left behind.Pest control (fleas) was needed before we could even start cleaning. The doors were repainted due to damage caused by the animal. There was  a nominal labor charge for the replacement of light bulbs, air filters , smoke detector batteries and removal of furniture . The Texas Property Code and his lease also require that we be provided with a (1)forwarding address to send detailed security deposit information and (2) given access to the property to show prospective tenants. Ok lets address the photos. First is a missing switch cover plate, which was missing at the time of move in. I bought a decorative switch cover that I took with me but I did leave behind a new plain white cover in the bath room. Second is the desk, which was left behind by previous tenant. I got use out of it but did not wish to take position of it. Third the fridge, ok I forgot to grab our milk. the other items our baking soda boxes one in the top and one at the bottom. These were left so to keep fridge smelling fresh. Also, pictured there are ice trays which where there when we moved in and I see a small bag of ice. I'm so... sorry. Fourth the rug, which we did leave behind. Fifth dishwasher, yeah its old and rusty just like we found it and had to use it in that condition. Sixth under kitchen sink, I apologize we left you some cleaning supplies. Seventh and last the oven, I see a very clean oven in this picture what is the problem there? Now that's done, ask him to proved you with a signed copy of my move in sheet where I stated the conditions and repairs needed upon my move in. I was not proved a copy nor did I for see this issue to think to ask for one. Now as for the doors being painted, they needed to be painted before I moved in but if my dog in fact caused them to need painting where are those pictures? And at a cost of $200, I don't believe so. [redacted] would never sign off on paying that amount just to have 2 doors painted. I know I've done work for him. Also, you state the house was a mess and dog hair everywhere. Where are those pictures? As far as the pest control for flees, even tho Flats to Let never provided us with pest control prior to our move in nor did they during our one year stay I'll give them at one. Last A/C filter, light bulbs, and smoke alarm batteries where all intact and in working order when we left. Even if they were not, but they were. This would fall under normal wear. So... with all this being said I'll agree we owe for extermination of fees and cleaning fee because you had to throw out our milk we forgot. At the cost of $189.67 which you stated was the cost to do so. Take our $350.00 deposit minus the $189.67 should leave us with a $160.33 return.
OH.. I forgot to mention, I contacted Texas Association of Realtors about Mr. [redacted]. I spoke with [redacted] she stated Mr. [redacted] is not a member and is not authorized to use their documentation nor their letter head. Sounds like a stand up honest fellow, right?
