We have been with Martin and Julie for three years now and I recommend them to every owner we know, both Martin and Julie are easy to deal with and certainly do go the that extra mile which in my opinion sets them above other management companies.
In our case Exclusive Florida homes takes care of all our utility bills and tax payments to the State and County and yes you do have to pay tax as an owner.
Although we rent our property out successfully ourselves Exclusive also places bookings with us which we have found extremely useful.
Exclusives pool and property cleaning services are also very good at what they do and we never have to complain, our lawn is carried out by the HOA and we do complain about them.
This is the third property management company we have been with in twelve years and I have never recommended any other management company apart from Exclusive, I consider myself very out spoken and hard to please, Exclusive live up to all my demands and more
I had a rental arrangement 1 year in advance with this company. I contacted them a week and a half before I was leaving and was informed that my reservation had been cancelled due to issues with the house. No other arrangement were made and because it was so short notice I was unable to find another rental for the winter. The deposit that I made on the house was never returned. I would never recommend this company to anyone.
The owner of the home and the owner of Exclusive Florida Homes are the same person. They did not provide me with a rental agreement to complete and return. I advised them of this when they told me that I had not returned one which was when they sent me an email saying that they were cancelling my booking - which was 1 week before I was to leave for Florida.. I stayed in this home for a few months in 2018. During this time I had many face to face conversations with the owner as well as many emails back and forth. If they required a rental agreement they should have provided me with one and I would have filled it out and returned it. The home I was to rent was listed on the Exclusive Florida Homes website as well. Due to the late cancellation I was unable to book another place to stay in Florida so did not get my winter retreat. I have documentation of money paid and also agreement as to booking dates. I can provide all this information.
From time to time vacation homes become unavailable due to damage, floods or being sold which is out of the property managements control, the guest were offered another villa but declined it. We fulfilled our obligation by offering the guest alternative accommodation and cannot be held responsible if they decided not to take the vacation, all tourists have holiday insurance to recover any lost costs, also there are plenty of available rental homes in central Florida on the internet and cannot understand why they are saying they had no place to stay, if that was the case they could have stopped in the exchange home we offered them. It was there personal choice to cancel the booking. As a business we are sorry for any inconvenience caused to the guests however these guests were offered another property which was also an upgrade to a larger home. But they declined & decided to cancel the booking instead. There was no rental agreement signed or funds exchanged for this booking with Elite, the property in question is no longer available for short term rental. The property remains on our website as we have to wait for out web hosting company to remove it.
I agree that issues come up with properties but think it is the owners responsibility to find and pay any difference to get another place for the person who was going to rent their home. I had to do my own looking for another rental. The owner referred me to someone but the price was $2,000 more than what I was going to pay with them. If they had offered to pay the difference I would have taken the rental. All other rental were for more money than I had agreed to pay this owner. When the booking is cancelled one week prior to leaving for Florida it is difficult to find another rental within my price range. I DID NOT cancel the booking with this owner - the owner did. They should have returned my $500.00 deposit. I have the receipt of monies paid.
I would like to submit a review of Exclusive Florida Homes, we are long term customer of this company, Exclusive are not the first company we have employed as property managers but they are certainly at the top of list for providing quality service at affordable prices.
If you are looking for a new property management company I would highly recommend that you try these guys first.

A good example of the their service, this year our Air Conditioning ceased working, after receiving several quotes ourselves Exclusive found us a package fully installed and nearly two thousand dollars less than the cheapest quote we got ourselves and to top that they somehow managed to get it installed within two days, amazing service

We have 2 properties in Kissimmee for over 14 years, and as you can imagine we have seen good and bad management companies, but we now have the jewel in the crown, Martin and Julie are excellent, We have had a few issues this year with a flood in one of our properties and they have overseen the claim from start to finish, who could ask for more. Julie takes great pride in running A Class Cleansers, I have many comments from my guests saying that our villas are keep to an excellent standard, thanks to Julie and her team.
I could not praise them enough for their professional manner, with an extra personal touch. Its nice to know that the have our best interests at heart, when we are so far away.
