Well if [redacted] knows that Executive Escrow Company IS NOT THE LENDER, than she should read the laws associated with the reconveyance process, OR as I suggested hire an attorney who will surely explain this whole process to her

Please see confirming letter from Executive Escrow confirming loan was "paid in full". Therefore, again I am asking that Executive Escrow record the reconveyance removing lien from my property immediately. The monies wired included reconveyance release fee and recording fee. Executive Escrow has not done this and that's all I am asking for. Of course I can hire counsel very much smarter then me but if I can avoid unnecessary attorney fees and court costs that would be beneficial to all parties. Clouding title is illegal and may have dire consequences on a business, so I really would like to resolve this out of court which seems a much smarter way to go.

Apparently [redacted] does NOT understand how lending works.1.  Executive Escrow DID NOT lend her any money, we were just the escrow holder for the closing of the loan.2.  [redacted] NEVER made loan payments to EXECUTIVE ESCROW COMPANY,  nor did she pay us off for the...

loan...since we did not make her a loan.3.  ONLY the lender can reconvey a paid loan AND EXECUTIVE ESCROW COMPANY did not lend her any money4.  This complaint is the very first we have heard anything about this, from [redacted] or anyone representing her.She is welcome to have her legal counsel pursue this, hopefully whoever she hires will be smarter than she is.[redacted], Escrow Officer

worst escrow company ever! very unprofessional and will hold your money hostage.PLEASE DO NOT MAKE THE MISTAKE OF USING THEM!

Absolutely dreadful. Escrow companies should be trustworthy, ethical and transparent. Executive Escrow is none of these, as we found out in a purchase transaction that fell through due to their negligence. They added on illegal and fraudulent fees and charges, and refused to return our deposit. We had to take them to court, and even after judgment in our favor, they still did not return our money.

Think long and hard before you trust them with your money. Is this what you want from an escrow company? Steer clear.

Review: In 2004 Executive Escrow was paid in full for a lien on my property but now they are clouding title and will not sign a full reconveyance as agreed and the lien still remains. I just found this out when I recently went to refinance my property and my mortgage company discovered it. After seeing proof that the lien was paid in full, my mortgage company reached out to Executive Escrow several times but they are not cooperating.Desired Settlement: All I want is for them to sign the full reconveyance, record and remove the lien from my property or I will be forced to hire legal counsel.
