This is [redacted] I am the person that conducted the walk through Move Out Inspection with Ms [redacted] Even though Ms [redacted] had vacuumed the carpet when she moved out, she did not clean anything else, epecially the kitchen, bathrooms, windows and ceiling fans During the walk through I told Ms [redacted] that she could keep the keys for a couple of extra days if she wants to clean the place herself, if not, then, I will have it cleaned and deduct from the security deposit She said we could have it cleaned and that she hopes to get some of her security deposit back I tried extra hard to ensure she would receive some of her deposit back by reducing and waiving some of the charges on some of the items that it would normally cost to make repairs to the property I pointed out in the lease agreement where all utilities had to be left on throughout the Move Out Inspection or there is a charge of $ She had the water turned off prior to the inspection So, instead of charging the $I waived that fee I waived the fee for replacing a smoke and carbon monixide detector A fee of $was charged for the lawn maintenance which was overgrown to include used barbecue charcoals being poured on the ground She did not return the key to the rear storm door, I did not charge her the $which it states in the lease The air filter she put in was too small so it was not catching the dust as it was suppose to And the filter was caked with dust and it was being sucked into the duct So, in order to ensure the new air conditioning unit and furnace continue to work properly, accumulated dust has to be cleaned from them also There is normally a hefty charge associated with cleaning those systems Even though she had some holes repairs in the foyer and bedrooms, the paint did not match the paint that was on the walls The paint on the walls is "off-white" but the paint for covering up the repairs was "white." Those two colors are distinctly different, which made those walls two-tones in color So, I had to repaint the entire foyer, hallway and that one particular bedroom and a full wall on the master bedroom Since I did them myself I only charged $for each area, which would have costs substantially more if I had contracted the painting to a painting company Part of the cleaning included getting up melted candy from the bottom of the vanity in the hallway bathroom That was a process that included spraying the area and letting it sit and continue to gently scrap it up so the bottom of the vanity would not be damaged Thoughout the house, within two feet from the floor, candy, sticky substances and other marks had to be cleaned off and several areas had to be repainted The stove was in such horrible condition, periods during a three-day span were spent cleaning it; however, I only charged her a minimal fee Ms [redacted] called me last week to express her dissatisfaction, but, she did not attempt to negotiate I think I was more than fair with Mr [redacted] on the amount she received from her security deposit especially since I reduced the fee by painting myself and waived other fees that could have been charged

I am not satisfied with the response because Mr. [redacted] is not bring truthful. My main reason for calling him First was 2 let him know that I didn't agree with most of the charges and to Negotiate with him. I explained to him that I felt thr charges was too high due to the money that I spent getting most of the home cleaned up myself. The things that he is going overboard about such as cleaning windows, ceiling fans and dust getting sucked into the ducts that's normal wear and tear and he is being Very Petty about such things. As far as the filter goes where he claim was too small I got the measurement from the filter that He provided when I moved into the home and got the same size filter from that point on. That unit was not new as Loud as it ran you can hear it very loud and clear when it's running. Also for Mr. [redacted] to try to justify the cleaning by saying it was candy or sticky stuff on the floor that really Don't justify it cost a higher price because a cleaning is a cleaning. No I wasn't trying to get the house Perfectly clean but I cleaned it up where minimum cleaning was needed. So I will not allow him to try to make it seem like I was not a good tenant or a nasty tenant because I took Very good care of the home. I never had to call for him to come repair things that was my fault even though I had twin toddlers. Also as far as him saying I didn't try to negotiate with him he is a lie because after I didn't get anywhere with him I even had my daddy to call and speak with him and when my daddy reached out to Mr [redacted] to also let him know abt the dissatisfaction of the charges, he put my daddy on hold and never came back to the phone in which my daddy have tried to contact him again a couple of times but he Won't answer his calls. I would like to resolve this issue by getting some more of my money back because $282 from $850 is Not Fair!!!
