Ms [redacted] ,I have spent the past couple of days collecting statements from my staff and reviewing all the documents Again, you never once delivered any objection to what you signed on the application instructions or security deposit form and requested your deposit backI am not an unreasonable ownerWhen you agree to begin a hold on a property because you do not want any one else to rent it, the risk is all on the owner for a loss of income should that property remain vacantThat is exactly what happenedYou checked the key out on 11;0n March, with the full knowledge that unit was undergoing a complete interior paint and possibly new flooringYou delivered a completed application back to EPM at 4:25pm on March after previewing the property that dayOn March at 11;15am you came to the office and could not provide paystubs, could not access them on our computer however did log in to the mobile app on your cell You did show those to [redacted] that advised you that was fine to work with however we still needed the paper copies prior to lease signingMs [redacted] also told you the property would be ready in two to three weeks You were called by [redacted] on March at or about 2:00pm and told your were approved pending the remainder of the written documentsOn March you signed a security deposit hold form with Ms [redacted] to remove the property from the market for youYou delivered the equivalent of one months rent being $with a written actual security deposit amount of $ On April new carpet bid installation was initiatedMs [redacted] informed you that he property would be ready on April and you could sign your lease and move inYou stated that you were not available till April You and your mother arrived at 10am on April and went to preview the property prior to lease signing with our maintenance tech who discovered that here was a minor leak from the upstairs bathtub drain that would require maintenanceMs [redacted] arrived to evaluate and also inspected the cleaning: these are the items she wrote up: light switch cover plate not screwed in after painting completed in bedroom#2, the H/VAC intake had not been replaced, new carpet fibers to be vacuumed and inside kitchen cabinets to be wipped down, this is part of our standardsMs [redacted] called Maintenance in your presence and ordered it to be done asapMs [redacted] called you on April to arrange the lease signing and move in, there was no answer and a message was left for you On April at around 11am you came to the office accompanied by a gentleman and stated to Ms [redacted] that you did not want to move in because the apartment did not fit your needsMs [redacted] asked you to reconsider and take another look at the unitAfter viewing the property Ms [redacted] asked you what did not meet your satisfaction and you did not have an answer other than you were just going to go with another property management company and left Ms [redacted] , I am prepared to mitigate and offer you $in good faithThat is a return of security hold proceeds from April through the end of April.?

In accordance with our November 8, letter, the required paperwork was prepared and submitted in order for Ms [redacted] to receive her requested reimbursement of $236.00.Upon receipt of your advice dated November 13, 2017, wherein Ms [redacted] states that as of November 12th she has not received a check, we have verified with the third party that generates payments for La Mer IIIA that the check, # [redacted] , was put in the mail to her today.We would anticipate her receiving the payment within the next few days

HelloTenant left unit with out a 30 day notice and didnt clean unit we had to paid it and clean and replace carpet was left very dirty.. and tenants smoked inside. we patched up holes in wall and painted. Was left in poor condition and every month she was later.Thank you***

Executive Property Management fraudulently put a $charge on my creditWhen I moved out of the rental unit I left it in the condition I got it in, turned key in to office, and had nothing left on propertyI am aware that I owed late fees and have proof of the amount I owed right before I moved outThe total owed was less than my security deposit of $which they kept my entire deposit

This management company took over an existing property management for an address we previously stayed atWe had horrible pest infestations, faulty wiring in the house and appliances that were forced to fit into spaces, making them malfunction and SparkExecutive property management refused to service the home and in return we submitted a day notice and then turned in our keysWhich we didn’t get our home deposit back eitherIt’s been quite a few months since then and now I’m seeing they placed me in collections for $and when I tried to call and ask, they refused to give me a reason whyI had no contract signed with them, submitted no paperwork with the legalities of their property take over and feel like this company is trying to scam me out of moneyI have no idea how many other people are suffering for this but I would love if something were to get done, not for the sake of myself, but for the sake of other tennants that have to deal with these slum lord type ownersTh

I recently rented a property (4*** Sugar Cane Ave, Bakersifield CA* ***) from Executive Property Management)When I went too look at this house on 09/07/2018, it was right after the previous tenant had moved out so this house was NOT move in ready, it was extremely dirty and had many repairs that needed to be done such as the mold, the holes in the wall, corroded wood, etcAt this time, my husband and I had noticed that the company put this property back on the market because we had not paid the deposit yet, even though the house was not move in readyWe were very hesitant to give this company any money because their policy is to give HALF of the deposit, as well as the application fee when you first apply, and if you get approved and chose to back out of the application process, they keep the half of the deposit that you gave themWhen my husband and I found this out, we were going to go back in and ask for our money back in augustWhen I called to ask if they had run our appli

Ms***,Having never met you and not being aware of the facts surrounding your complaint I am in the process of getting statements from each person that has interacted with you and reading all the documents related to your complaint. Generally once an applicant is accepted based on the
information provided and the deposit is taken it is clear that the deposit is not refundableThere is a signed application instructions and deposit hold form signed by you in the file. From what I can see at this moment you did not provide rental verification or employment verification as agreed for move inI am also researching the security deposit hold pending this information and the property being ready for move inI see that on the 25th of March we were still awaiting those two documents prior to move in. I am also seeing that the property was still in the process of being made ready for move inYou were given a projected date with a May primary commencement dateI do see that there was a April move in appointment scheduled at 10amI do know that you, your mother and maintenance viewed the property prior to a lease being signed and there was a bathtub on the upper level that had leaked in the ceiling of the apartment that you were wanting to rentI do know that the apartment had been cleaned and the cabinets were the only item still to be polishedI do know that the owner felt it would be in your best interest as a new tenant to install new flooringWhich has of course been accomplishedI am awaiting two of the three employees that spoke to you to deliver me statements before I make a decisionI have one statement from Ms*** ***.Ms***, we strive to accommodate all our customers and clients and at times that can be a challengeI would only ask why you did not put your demand in writing and deliver it to my company to respond before going to the Revdex.com. That is exactly what happened. You checked the key out on 11;25 0n 24 March, 2015 with the full knowledge that unit was undergoing a complete interior paint and possibly new flooring. You delivered a completed application back to EPM at 4:25pm on 24 March 2015 after previewing the property that day. On 25 March 2015 at 11;15am you came to the office and could not provide paystubs, could not access them on our computer however did log in to the mobile app on your cell.  You did show those to [redacted] that advised you that was fine to work with however we still needed the paper copies prior to lease signing. Ms. [redacted] also told you the property would be ready in two to three weeks.  You were called by [redacted] on 25 March 2015 at or about 2:00pm and told your were approved pending the remainder of the written documents. On 27 March 2015 you signed a security deposit hold form with Ms. [redacted] to remove the property from the market for you. You delivered the equivalent  of one months rent being $425.00 with a written actual security deposit amount of $450.00.  On 06 April 2015 new carpet bid installation was initiated. Ms. [redacted] informed you that he property would be ready on 10 April 2015 and you could sign your lease and move in. You stated that you were not available till 13 April 2015. You and your mother arrived at 10am on 13 April and went to preview the property prior to lease signing with our maintenance tech who discovered that here was a minor leak from the upstairs bathtub drain that would require maintenance. Ms. [redacted] asked you to reconsider and take another look at the unit. After viewing the property Ms. [redacted] asked you what did not meet your satisfaction and you did not have an answer other than you were just going to go with another property management company and left.  Ms. [redacted], I am prepared to mitigate and offer you $198.38 in good faith. That is a return of security hold proceeds from 17 April through the end of April.?

Review: I have requested that Executive Property Management remove me from any communications I continue to recive correspondence from thier representative [redacted]. Numerous requests have been made to Executive Property Management but the company fails to comply with the requestDesired Settlement: Immediately cease all communications.

I am in receipt of the complaint registered by Mr. [redacted]. Please be advised that Mr. [redacted] has been deleted from the community's records in order to prevent any communications to him. Our Community Manager, Lauren Radsniak, is aware of Mr. [redacted]'s request to not receive any communications from Executive Property Management. We are unaware of what communications Mr. [redacted] is referring to, and would appreciate copies of same in order to determine their source, and to eliminate further communications therefrom.
