I am the Broker of Record of Executive Real Estate *** *** *** was working with an salesperson of my firm This complaint is false I have never met the buyer, *** *** *** I have also never showed any homes to him After viewing many homes with his
agent and unsuccessful negotiations on a home for four weeks this buyer made an offer on a home and continued to renegotiate terms verbally Furthermore, the buyer attempted to modify terms such as no deposit being due until inspections were fully satisfactory to his standard and all work being complete by homeowner, extend the negotiation period after inspections for additional time, etc Therefore, through the buyer's course of actions during the purchasing process the Seller's agent felt a mistrust on the intent of the buyer As a broker to the salesperson on this transaction, I offered assistance to aide in his negotiations Once the seller verbally accepted terms, the buyer rescinded his counter offer verbally and offered over $10,less The seller's agent declined this action on behalf of the seller and claimed our offer outrageous After the initial offer in writing, there was no terms formally presented in writing to the seller
The lack of conviction of the Buyer's offer and refusal to commit to his offers in writing resulted in a stand still of the progress of the offer Sean and I determined he would be best suited to be released from his agents contract and I signed a release on behalf of the agent in my firm This buyers expectations could not be met, The release was conditional that if the home that his agent had negotiated came to a closed sale that the agent that spent the weeks of showing and negotiating on his behalf would be compensated for such I have read all the notes and all of the negotiations and consulted with the Listing office on this particular property The Sellers agent expressed extreme concern as to the logistic nature of the negotiations and that the Seller was concerned to get into a contract with such actions taking place prior to even an accepted written contract Customer Information:*** *** *** *** *** ***
