a detailed timeline of services and experiences with [redacted]:June 2015 – [redacted] contacted me to represent here for the purchase of a home. She indicated that she had worked with 2+ agents prior and wanted to work with me. We completed a buyer consultation and confirmed that I would represent her to purchase a home. She expressed interest in the new construction home she ultimately purchased.I provided the following services:• Completed buyer/agent consultation• Researched comparable home prices, provided comparative market analysis• Provided suggested lending options and researched first time home buyer down payment assistande progrärns• Assisted with the selection of home interior/exterior style options• Accompanied and represented client on home tour and consulted client or contract specifics in tanderm with builder Sales Representative. I was also present when client signed contract• Negotiated over $4,000 in upgrades provided by home builder at no cost to [redacted]• Liaised with serider and builder from contract confirmation through settlement on home[redacted]'s home was slated to break ground in September 2015. Between June and the beginning of construction, I consistently contacted [redacted] via phone. I left messages with sporadic responses, jêoma stated on numerous occasions that she had limited reception at her place of work and/or was on travel whiched delayed responses.[redacted] contacted me regarding lender required request as follows:• Lender requested payment for appraisal (per the contract was payable on a specific date) [redacted] indicated she did not feel she should have to pay for the appraisal at the time of the lenders request. explained to her that the lender has a specific timeline to 1) determine buyer's ability to purchase the horne and 2) to move the production of her home build a long. I contacted the lender and was able to negotiate pushing back the appraisal payment* Lender request for updated paystubs – iseorma indicated that she would receive an increase inpay within a few weeks at the time she entered the contract of purchase with Ryan Homes. The increase was factored in to her debt to income ratio and used to determine her purchase qualifications. She had not provide the updated proof of increased pay a few months after the Contract was signed. When the lender requested her update paystubs, [redacted] contacted me requesting that I contact the lender because they were “harassing" her for proof of increased Received: May 7 2018 02:06pmpay. She also stated that her Human Resources office would not be able to provide confirmation of the increase as the lender has asked for. I again explained that I was riot of authority to determine the enders timeline and explained that the lender needed the information to determine her qualifications.| extended an offer to go beyond my services and attend jeorna's appointment to select floors during her design Center meeting (not contractually obligated). Once the date was confirmed by the builder I informed [redacted] well ir advance of a date/time conflict. I consulted [redacted] on several occasions explaining to her that funds and financial request from the sender was not within the Scope of a realtors fudiciaary duties to no avail. In September of 2015 advised [redacted] that ensuring the building progress and overseeing the horne inspection to ensure building of the home was correct was very important, I went drisite to get updates of progress even when [redacted] failed to respond,I continued to follow up with [redacted] throughout the process with no response. In January 2015 she answered the phone, She began to tell me that I never contacted the lender about her paystubs and that I had abandoned her to pick out floors. She became rude and belligerent. She indicated that she did riot riêed anything further from me after I attempted on several occasions (in writing) to resolve concerns she had. My attempts to remedy the situation seemed to fuel [redacted]'s attitude to be progressively rude. Before speaking with [redacted] in January she never indicated she had any concerns. She was upset that the home builder refused to cancel the relationship with me and continued to keep me in the loop of her home and lending progress throughout the process as contractually agreed.After the settlement of [redacted]'s home, I shared via social media my services rendered. [redacted] located my social media page and attempted to defame my services writing that she got funds for upgradès because she was a first time horne buyer which is false. She is aware of my negotiations (which are as documented in writing] She threatened me to remove my personal photo of the Ryan Homes Sales representative and the logo of the home builder stating I have been warned. Ryan Hornes is aware of and thankful for the social media mentions on my personal social media page. There is no mention of ljeorna, she is not included in the photo or identify of who I represented as the purchaser of the home (see attached photo).As a licensed and professional Realtor, I aim to provide the very best service to every client. I maintain a positive relationship with the builder of [redacted]'s home as well as past and current clients. Ijeorna's request for compensation of any kind is without merit, [redacted] did not pay for any of my services.

Review: I hired Exit Bennett Realty to sell my home. They have a guarantee on their website under SELLERS that they will sell your home in 30 days or less or give you $1000. In addition, they have a radio ad that plays on [redacted] and the ad states they will sell your home in 30 days or less or give you $1000 even short sales, foreclosures, etc... The home I sold was a short sale. When I inquired about the guarantee Mr. Bennett's assistant, [redacted], stated that it does not apply to short sales. I let her know that the radio ad advises otherwise and that there are no exclusions on their website. She said that they normally tell people the exclusions if they ask. She said she also checked with Mr. Bennett and he also said that it does not apply to short sales.Desired Settlement: I would like them to honor their written and spoken ad guarantee and provide me with $1000 because they entered into a listing agreement with me on June 18th and the home was sold (under binding contract) on the 26th of July.
