The work in question concerns the repairs of the soffit on my front porch done by ***’s Roofs & Gutters, Inc., now known as Exterior Pros (). The work is defective and in need of proper repair.
In September of 2018, I had a 4X8 foot section of the soffit (front porch ceiling) fall onto the cement porch floor. It was part of the original soffit, in place since 1967, and was made of some type of drywall. The section fell due to the use of fine nails to hold it up instead of drywall screws. I hired Exterior Pros to replace the soffit that had fallen. They were to use the proper drywall screws on the new 4X8 piece of soffit and screw in the proper drywall screws on the other pieces of soffit above the front porch that were still intact and in excellent shape. As a part of the contract, they were also responsible for taping/spackling/ sanding and painting the soffit. The work was completed on October 22, 2018, for a price of $1,175.00.
On January 2, 2020, less than 15 months after the work was completed, I noticed the seams of where the drywall was taped to the existing drywall and some of the areas where new drywall screws had been placed were “bubbling up.” I called Exterior Pros to voice my concern on January 3, 2020. Exterior Pros did come out and inspect their failing work that January.
On Wed. Feb. 3rd I finally was able to talk to one of the managers of Exterior Pro who had inspected my porch soffit Jan. 14th. He informed me he had talked to the owner and was told the work was warranted for only one year, and the time had passed. They would no longer support their work. I indicated there was no paperwork that they gave me indicating a 1-year warranty. I also indicated at $1,175 I expected their work to last for several years given the initial work lasted for decades. I stated the problem was probably due to the use of materials not rated for exterior use (drywall, mud, caulk, tape, paint, etc.,).

Our recommendation to the customer was to replace the entire section with new soffit and the customer refused that option. We knew that replacing the area using the current material was going to be a problem which is why we stated that our repair was for 1 year. The current material up there is some sort of drywall that can't be fixed by putting in another piece. We suggest that the customer consider replacing that area with new soffit or the same issue will occur again. Thanks

I am rejecting this response because:

I reject this response on
the basis of the following facts:

Attached is a copy of the contact I received from ***’s (ExteriorPros) on October 10th, 2018.There were three options to choose from---I selected option 3. Note that none of the 3 options proposed by ExteriorPros had any material noted for doing the repair outside of using drywall. They never mentioned about using any other material until I complained about their work in January 2020.

The soffit that was put up on my house in 1968 consists of drywall and has lasted to this day in fine shape (see the attached picture provided by Exterior Pros). All of the homes in the area built by *** used the same material. When I brought up that fact, Exterior Pros stated it may have been a leak in the roof (the roof shingles are less than 10 years old). They sent one of their roof inspectors to my home the following week. He climbed on top of the roof and stated the roof looked fine.

Concerning the warranty on the work, there was no warranty explained to me, and as you can see, no warranty written in the contract. My first conversation with a party from Exterior Pros, the employee that answered the phone Jan. 3, stated their work was warranted for two years. Then I was told a year and one half by one of the Exterior Pro employees that came by my house to see the problem work----I indicated my work was done less than 18 months ago. During my last conversation over the phone with Exterior Pros, I was told the work was only warranted for 1 year and because over a year had gone by when I noted the defect, they were not responsible.

I was informed by the owner who was the one that estimated this job that he had offered *** the option to replace the entire area of soffit. After *** made it clear that he did not want to do a full replacement we offered 3 options for a repair on the proposal. We offer a 1 year warranty on all repairs. I have been the one who has spoken to *** since January and have been with this company for over 12 years. I would have never stated that we have a 2 year warranty on a repair. In my time being with the company we have never offered that as a warranty option for any and all repairs.

Our position is to complete what we suggested for *** with our initial appointment and that is to replace the entire area with new soffit at a discounted rate.

Thanks

Mid-February,I contracted Uncle Skeeter’s Roofs and Gutters to do routine cleaning of my house gutters. On March 25,I contracted Uncle Skeeter to mitigate the issue of water pooling on my flat roof. Uncle Skeeter’s solution was to add a slope to my roof so water wouldn’t pool on the roof causing other damage. The slope(install type A,B,C,and AA ISO Tapered 4x4 board) channeled the water to the front of my townhouse. The cost to do this work was $10,500.

On May 5, it continuously rained all day and the water from the roof poured down the front of the townhouse and into the basement, causing damage there. I immediately emailed Roland with Uncle Skeeter to report the problem and request assistance. They stated that the problem was that the gutters are clogged and I should have the gutters cleaned. On May 16th, Gutter Pro cleaned my gutters at a cost $105. They found roofing debris was the source of the clog . Obviously Uncle Skeeter did not clean the debris from the roof when they did the work, which clogged my gutters and caused damage to my home.

Again on May 23rd after another day of continuous rain the exact same scenario with flooding in front of my townhouse and wet basement. On May 25th, Uncle Skeeter’s roofers came out to inspect the problem and determined that my gutters were clogged and that they cleaned it. When I asked the worker to show me the debris he pulled from the gutter ,he pointed to a couple of leaves on the ground and some twigs. It has continuously rained again and I had to install plastic around the front of the house to try mitigate further damage to my home.

Because Uncle Skeeter channels the water one direction instead of dispersing it in two directions. I will always have this problem anytime if it rains all day . Uncle Skeeter’s solution is to clean my gutters monthly ,which is not solution. Had it not been for the substandard roofing solution that Uncle Skeeter installed I would not be in this situation.

Sent: Tuesday, July 2, 2019 7:57 AMTo: [email protected]: Complaint ID: *** Good Morning,On 5/6/19 we received a video from *** stating that our roof installation caused her basement to flood. From watching the video it was very clear that what was causing her roof leak was her gutters being clogged. We called *** the very next day and tried to explain to her that she was in need of a gutter cleaning. We told her that the price would be $150 and that we could have a crew out by weeks end. At that moment she agreed to the price and then we put her on our schedule. The next day she called in to cancel and said that I thought that you guys were sending someone out to my house. We said we were sending out our gutter crew to do the service but if you want to cancel then I can send my project manager by the home to check on the gutters and she agreed. We set Andy up to go by the home on 5/9/19 @ 6pm when she was available. Andy was on the way to her home when he got stuck in beltway traffic and we called to let *** know that we were running late and she said I don't want anyone on my property and I never scheduled this appointment.

We changed our entire schedule that day to make this appointment happen only for *** to cancel when we were approx 10 minutes away from her home. A couple weeks go by and on 5/23/19 we receive an email from *** stating that we owe her for damages caused to her home as well as she had another company come out to clean her gutters for $105 and she wanted us to pay for that. I responded to her email by saying that I would have my roof installer come back out to the property to look a the roof that we installed as well as her gutter and that he could be out in a few days. We called 5/24/19 to let *** know that Jose would be out 5/25/19 late morning to address her issue. When Jose got to her home he looked inside her gutters that were just cleaned by another company and found a crazy amount of debris from her trees proving that her gutter issue wasn't coming from us, she has a huge tree above her home dropping debris at an alarming rate. The roof drains on both sides of the home the other side of the homes gutter does not get as clogged. In good faith Jose cleaned out *** gutters FREE of charged and suggested that she either invest in some covers or consider having the gutters cleaned once a month during this time of the year. Knowing that this was going to be a problem Jose filmed a video of himself clearing the clog on her roof and I have attached it to this message. We sent this video to *** and received no response. I'm not saying that we are a perfect company by any stretch but we did everything that we could to provide *** with a great customer experience even when we felt that we were put in some unfair situations. We have called numerous times to say let's come out to the home to make sure everything is in good working condition with the roof and yet no response. Thanks

Hello , No I have no warranty and no still resolution since the last visit .

I contracted Uncle Skeeter Roofing for roof repairs (patching of lost shingles/replacing lost side flashing) on my home after a tropical storm in March 2018. Provided the required $425 deposit to get work started with bal due after work was completed. We requested a dark gray shingle, Uncle Skeeter installed a bright blue shingle that had no hue resemblance of dark gray. When we called they tried to explain, without even viewing the installed blue shingles, that it "was" a gray shingle and it just looked bluish which was obviously not the case if they had come 15 minutes away to view their error. After repeated calls, they sent a rep out that acknowledged the obvious error of installing bright blue vice dark gray shingles. At that time, he showed samples of shingles and I personally picked out the matching shingle from the samples provided. That exchange happened in the April 2018 timeframe and went fine. I was promised and expected the blue shingles to be corrected within the next few weeks or so. I was grossly inconvenienced in many ways by all of this but understood the error, they seemed to acknowledge their obvious mistake and be apologetic. We waited for a crew to come out to do repairs as promised and no crew ever showed and their was no personal communication from Uncle Skeeter again for over 4 months. We did, however receive past due bills in the mail saying we owed the bal due for completed work when work was never even nearly completed! Moreover, only half the work was completed, what was completed was wrong, error was initially acknowledged, rep visited and acknowledged error and no mitigation of any sort from co, however, kept receiving past due bills for completed work. After months of calling and explaining to several different co mgmt, they noticed they may have just forgotten to right their wrong from 4 mo ago. They also forgot they had already sent a rep out with roof samples 4 months ago and wanted to restart the process 4 mo. later by sending an email. What a fiasco!

Date: Tue, Sep 25, 2018 at 1:42 PMSubject: Re: *** Complaint (***)To: *** <***@myRevdex.com.org>Afternoon ***,We sent over a proposal asking the homeowner to confirm the color of their shingle and never got a response back. At the time of the sale we told the customer that the shingle would match best as possible. The original shingle was blue so we went with a blue but over time shingles fade. Given that their was a bright blue shingle on the roof and that we did not want to come back again I asked the customer to please sign off on a color. I met the customer at the house and showed him a color and then he agreed on the color. Yulie sent the proposal over and it was signed finally a few weeks back. We intend to get the work done by next weekThanks

BUYER BEWARE!

Before you give Uncle Skeeter’s any money to do anything, read this first!

I am extremely dissatisfied with the customer service, and the poor work performance from Uncle Skeeters! The roof was NOT replaced correctly, and I have been having problems with it ever since…..

In 2014, the company replaced a roof (partially flat with only down spouts, no gutters) on the single-family home where my 92-year-old great aunt lives. The cost to replace the entire roof was $33,000, & it came with a 2-year labor warranty. Within a year after the work was completed, we noticed some issues with the new roof:

1. Every time it rained, the water would run off the sides of the roof, and NOT into the down spouts. 2. There are several uneven spots (humps) throughout the flat portion of the roof, which contributes to the next issue: 3. Right after it rains, there are several puddles of standing water sitting on top of the roof. If you are an experienced roof specialist, you should already know that when you replace a FLAT roof, work should be performed in a way so that the water runs OFF the roof the correct way - into the down spouts….

We contacted them immediately to inform them of these issues. We were told that the company sent someone by the house, and it was reported that “everything was fine”. (Just because someone tells you something, it doesn’t mean it is true!). Over the next couple of years, we have made repeated attempts to contact the company, and either we were put on hold for long periods of time, or we left messages for the manager, who hardly EVER returns phone calls.

Finally, someone came out last year at the end of 2017 to take a look at the roof. The owner informed me that I had a “drainage issue”, and that it would cost me $3000 to fix it (What?!... I just paid you $33,000 to replace the roof, and now you want me to give you more money on top of that to do something that should have been done correctly the first time?!). I don’t think so! As far as I’m concerned, you have already been paid!

As a last-ditch effort, my husband even took leave from his job & drove down to the Waldorf office this month (August) to see if that would help resolve the problem any faster, and he actually met with the manager. To make a long story short, the manager told my husband said that he would talk to the owner, and get back to him. When my husband asked to speak with the owner directly, the manager informed him that the owner doesn’t meet with customers. Really?! Someone needs to “remind” business owners that without customers, you have NO business! Needless to say, it’s been almost 3 weeks, and still no callback from either one of them…..

Then on August 21, 2018, right after a hard & heavy rain, I noticed a puddle of water on the kitchen floor. I contacted Uncle Skeeter’s immediately about this THIS issue, and was informed that the “two-year labor warranty had expired”, and they refused to send someone else out.

I repeatedly contacted them way BEFORE the 2-year labor warranty ran out, and they chose to do nothing about it (“Great” customer service!!). Now that the warranty has “conveniently”
expired, they want to use THAT as their “excuse” for not wanting to fix the problem…..

So, if you need any work done on your roof or gutters, contact another company, not Uncle Skeeter’s!

They put tarp on the upper portion of our roof too short to cover the lower part which has damage while we are not at home even though we already applied roofing cement and even we explicitly said no when they asked us because we told them that we were still canvassing for better deal. Tom talked with the insurance adjuster after the inspection. When we gave the insurance quotation, Tom told us that the approved insurance money is too low for them to do the project but we need to give them the $450 out of the insurance money. We told the insurance about the ice and weather shield which was not included and the insurance told us to get a quotation from roofing company. We told Tom to give a quotation, after several weeks, Dad went to their office to follow up for the quotation. The secretary told Dad that they will send the proposal and asked also for email address and contact number. After another month and a half, no proposal was emailed but phone calls and invoices for tarp payment. We come to a conclusion that this company is not after doing our roof but after $450 from about $2,000 that the insurance gave us. Too much price for the tarps that cover the peak on hot days which we deliberately said no to because we used roofing cement to let hot air to come out.

Mr. C guaranteed me that they were going to speak with the insurance first and try to get everything covered without me taking money out of my own pocket because I was hesitant to do business with them. But this did not happen.

Imagine if every roofing company that we inquired to did the same thing, what would have happened?

Date: Tue, Sep 25, 2018 at 2:00 PMSubject: Re: *** Complaint (***)To: *** <***@myRevdex.com.org>Afternoon ***,I was very clear with Ms. father from the very beginning that I could not do there roof for what the insurance company was paying. I met the Adjuster at her house and removed the tarp that we installed. He asked me what the cost was and I said $450 and he added it to the scope. Once I got a copy of the scope I met Kate's father in the rain at his house. He would not let me in the house and we ended up going over the scope in his car. He told me that if there was plywood he would not be able to pay for it as well as told me that his neighbor recommend his contractor to him and that he could do it for 2k. I said okay. All we wanted was to be paid for the work that we did which was installing the tarp on the home.I made myself very clear to Ms. father didn't communicate that back to her then how are we to blame. Her insurance company gave her a very low quote that wouldn't have allowed my company to have any profit margin so we decided to pass on the roof. We went to the home several times and I worked with the adjuster to get the claim bought for them and this is how we are treated and that's unfair. Mrs *** called into our office about a month ago regarding the $450 and cursed at my staff. Our resolution is that we would like to recieve our payment for the tarp

ExteriorPros Response • Oct 10, 2018

Mr.,

The one thing that is lost in this process is the fact that I never heard one time on three occasions that I was out at the house that there was an issue regarding my team tarping the home. I met with Ms. father 3 times and he never mentioned anything. This was never an issue until we decided that we couldn't afford to do the roof for what insurance was paying and only wanted our money back for the tarping. True tarps cost between $20-$50 but it also requires someone to risk their life to get on a roof so for that we charge a minimum as all roofers do. Also we were out to remove the tarp and help them get their roof bought but I guess all that time spent means nothing.

At the end of the day we have another case of where the contractor has to take a loss because the customer doesn't feel the need to pay for a service that was provided. That within itself is not fair but the nature of the business that we are in. We have decided as a company to no longer pursue $450.
