We refute Jon [redacted]'s claim of 1 1/2 inch shrinkage of timber frame thus exceeding structural limitations of the SIP panel. We stand by the timber framer's statement that the timber frame has shrunk 1/8 inch.It appears that the argument regarding timber frame shrinkage will not be resolved. Our issue has not been resolved. We are disappointed that Jon [redacted] will not honor the 20 year warranty. We do not recommend doing business with Jon [redacted].

I did not do any measuring of the timber frame. I could plainly see the separation of the timber-frame from the SIP panel and interior finishes at the lower point of the connection between the roof beam of the timber-frame and the column.  In my estimation based on what I saw I stated that I thought the timber frame has settled..., possibly over an inch and a half. I would be more than happy to come down and do a measurement analysis of the timber frame at the expense of the [redacted]'s. I made that statement based upon observations of what I saw. The timber frame post or column sits on the OSB sub-floor, which has almost zero shrinkage/compression. Positioned directly underneath each timber frame, under the OSB sub-floor, is a steel post which in turn sits on a footing and concrete in the basement.  This connection is bolted and shows no separation. These components are also very stable and lends itself to almost zero movement. There is a definite gap between the low side top of the timber frame and the panel. This is clearly evidenced in the pictures that have been documented. Because the structural insulated panels on the walls are very stable and strong, the compression on the roof is being transferred to the top of them..., and yet the wall panels still do not buckle and thus show no issues with the siding or the drywall on either side. Furthermore, the timber frame was set off of the SIP with a plywood spacer, as is often done. This provided a space between the frame and the SIPs allowing drywall and/or other finishes to be tucked between the SIP and the timber frame. I believe that this acts as a buffer area which would in my opinion absorb the movement between the timber frame and the panels, thus, not showing any defect in the drywall or siding surfaces themselves. With regard to Mr. Beilfuss's alleged statement that the timber frame joints are tight and that it may have shrunk an eighth of an inch, the fact that the joints are tight is irrelevant.  I disagree with his conclusion that the shrinkage is an 1/8" or less.Regards,

Response regarding  Revdex.com ID #[redacted]Mr. & Ms. Karen [redacted] were their own General Contractors for their home in 2007.  Steve [redacted], of New Images, is a nephew of Karen [redacted] and is a contractor. He was the first individual Ms. [redacted] contacted in regards...

to and to inspect their roof problem. After numerous emails, exchanged pictures, and discussions over the telephone it was concluded that I should do a site visit and evaluate the problem. Steve [redacted] and I were trying to coordinate this on the same day. That became an issue with our schedules and, as a result, I decided to inspect [redacted]'s issue on June 10th, 2016. The conclusion was that the timber frame super structure supporting the structural insulated panels had shrunk considerably, and, as a result of that shrinkage had pulled away from the panels causing the structural insulated panel to delaminate in that immediate area. This was discussed with Mr. & Ms. [redacted] at that time.  Furthermore, I was to follow up with Insulspan Corporation, the structural insulated panel manufacturer, to share the results and possibly concur that this was in fact the issue. I did that.., and it was agreed that based on the shrinkage of the timber frame the panel had delaminated.  Even though the timber frame has shrunk considerably, there was no structural issue to be concerned with. The problem was cosmetic and would have to be rectified in a manner that did not include replacing the panels. The timber frame was purchased by the [redacted]'s and installed by a subcontractor of Mr. & Ms. [redacted].  As stated, the [redacted]s's were their own General Contractor's and sub-contacted every aspect of their own home. I have explained that the issues were beyond our scope of work and exceeded any expectation that any structural insulated panel  was designed to withstand. As such, the shrinkage of the timber frame created a condition on the panel that is beyond any warranty or guarantee of any kind and beyond the scope of work for which we perform.I did agree to speak with any individual or contractor (a roofer most likely) so as to help with any questions they may have and/or discuss further a potential remedy.I hope this explains the issue further, and satisfies your need for a response.Thank you, Jon [redacted], Pres.Extreme Structures, LLC4432 Mill RoadDenmark, WI  54208[redacted]  ext #3Cell [redacted]
