The actual mortgage officer Andrew G*** lied again when responding to my claim from the Revdex.com and did not resolve my issues but the branch managers were able to refund some of the money I lost due to Andrew G***'s neglect.

To whom it may concern, 
 
First and foremost, I make it my goal to make sure my clients have a great experience and when I see something like this come via email it is very disappointing to me.
 
I was called by the [redacted]’s agent asking me if I could meet with them because...

they were using the builders preferred lender and they were a little uncomfortable with what they were being told.  I dropped everything, drove to Lakewood and met with them.  The meeting went very well and I was told by them both that [redacted], ([redacted]’s Fiancé) would be the make point of contact even though he wasn’t on the loan.  In the meeting I learned that they were already under contract when I met with them.  The current lender had them qualified for a loan that they truly didn’t even qualify for.  They had them going 10% down conventional.  We explored going conventional as well but there was just no way.  We had to go FHA because we had the higher DTI limits.  At this point, I called them and told them we could only go FHA.  The parents are self employed and have been for 34 years.  I was told that they make 14K per month, which was wrong once we received their tax returns.  [redacted], has worked for her parents for 11 years and only makes 1200 per month. 
 
After meeting with them, I told them that seeing they were under contract already that we were putting ourselves behind the 8 ball with the closing being Dec 9th and we still had Thanksgiving weekend to deal with.  I tried to create a sense of urgency in getting docs and disclosures back fast.  They took till the 17th of November to let me know that they [redacted] to go with me.  We disclosed that day.  I wasn’t able to submit this file until 11/21 because they needed some extra time esigning the disclosures etc.  On the 23rd, I was notified by my assistant Amy that we couldn’t order the appraisal because there was a duplicate FHA case # and we needed it to be released.  I reached out to the agent to see if he could help us resolve this.  I also informed [redacted] of the issue we were having. On 11/29 we still couldn’t get Umpqua to release the FHA case #.  We were still working on it and I let all parties know.  On 11/30 we were finally able to get it taken care of and we ordered the appraisal and transferred the case number.  During this time, we were starting to have issues with the income and the DTI being way to high.   We also were told by [redacted] that she received a promotion and she was now a manager and making 2500 per month as of Dec 1.  We had to submit an exception in order to use this extra income.  With the DTI being so high I was able to figure out that [redacted] actually makes the care payments that are showing on [redacted]’s credit and we proved it with 12 months bank statements.  On Dec 8th we received the appraisal back at 455K.  We needed an extension so I went to the agent and he did everything he could do but the seller required a $150 per day per diem. 
 
During this whole loan process, I tried calling [redacted] several times with no response or call back.  I even called her work phone number.  She did text from time to time but it was more towards the end of the process.  [redacted] told me to just call him because he was able to answer and get back to me.  He told me that he would explain everything to [redacted] so that she would get it.   [redacted]’s parents do not speak English. 
 
On 12/19 we finally received an approval going FHA at 56.99 DTI but there were still some UW conditions that had to be met and we were still waiting on exception for the increased income which later was denied.
 
On 12/19 my assistant Amy was working diligently with the borrowers on the remaining conditions, unfortunately they were already giving us push back because we were past the close date.  We also needed some information from the CPA who was on vacation or out of town at this time. 
 
On 12/23 with the extra income exception denied, CJ was able show a few more debts paid, got the DTI to 56.9 and we were able to get an A/E.  CJ and I both worked to get this done and I reached out to [redacted] and told him what had to happen.  He told me to do what it takes to close this deal as quickly as possible.  I also spoke to the agent.  We had no other option but to have them buy down the rate to 3.5% and to bring about 71K to closing. I discussed this with [redacted] multiple times.  He told me that he was ok with it because they received 89K from the sale of their other home.  I feel as though I did everything I could to help them get into a home. 
 
I do not like complaints but I from the start knew that we were going to be in a lose, lose situation because they took so long to decide which lender they were going to go with and then they didn’t get conditions with any sense of urgency at all.  I have tons of emails, text to [redacted] and the agent.  [redacted] would never answer because she was always working or busy.  She would however text me from time to time, but for the most part I dealt with [redacted]. 
 
At closing I received a call from the agent Greg L[redacted],  stating something about a 1950 credit from him.  I don’t know how that was ever authorized but it wasn’t by me.  I relayed that to him and escrow. 
 
Nothing more I could have done.  I did my very best to communicate with all parties.   I never said they had to buyout FHA PMI and they weren’t homeless, they lived with her parents until the home loan was done.  [redacted] told me that this was the plan because they sold there other house first.  I didn’t wish for them to be out of their own home for the Holidays.  I did everything I could to stay on top of this loan from start to finish.
