Below is my response to ID [redacted] I have also attached two items: One being an agreement that is read and signed by the buyer prior to starting the inspection The second attachment was pulled directly from the ***'s reports All documents clearly state that carpet and pet odors are not part of this inspection Please feel free to contact me with any questionsIn response to ID [redacted] As I am sensitive to the situation the [redacted] are presented with, cat urine and/or pet stains are outside the scope of the inspection performed Please note at the time of inspection, the homeowner was still currently living in the home and it was fully furnished As a home inspector I and there I am there to inspect the major components of the home, roof, electrical, heating/cooling etc As the [redacted] stated in an email, “We did not note a cat urine issue until the carpets were cleaned and the steam brought the scent to surface” A final walk through is conducted on every home This take place weeks after inspections are performed At this time, the home is completely empty giving the potential buyer one final look at the home before closing No pet stains/odors were brought to my attention by the [redacted] We conduct our inspections according the ASHI (American Society of Home Inspectors) whom we are licensed through Stated below is directly from the professional organization:The inspector is NOT required to inspect:Apaint, wallpaper, and other finish treatments.Bfloor coverings.Cwindow treatments.Dcoatings on and the hermetic seals between panes of window glass.Ecentral vacuum systems.Frecreational facilities.Ginstalled and free-standing kitchen and laundry appliances not listed in Section 10.1.F.Happliance thermostats including their calibration, adequacy of heating elements, self cleaning oven cycles, indicator lights, door seals, timers, clocks, timed features, and other specialized features of the appliance.Ioperate, or confirm the operation of every control and feature of an inspected applianceFurthermore, the Interior Section of the reports states: "Our inspection of living space includes the visually accessible areas of walls, floors, cabinets and closets, and the testing of a representative number of windows and doors, switches and outletsWe do not evaluate window treatments, move furnishings or possessions, lift carpets or rugs, empty closets or cabinets, nor comment on cosmetic deficienciesWe may not comment on cracks that appear around windows and doors, along lines of framing members or along seams of drywall and plasterboardThese are typically caused by minor movement, such as wood shrinkage, common settling, and seismic activity, and will often reappear if they are not correctly repairedSuch cracks can become the subject of disputes, and are therefore best evaluated by a specialistFloor covering damage or stains may be hidden by furniture, and the condition of floors underlying floor coverings is not inspectedDetermining the condition of insulated glass windows is not always possible due to temperature, weather and lighting conditionsCheck with owners for further informationAll fireplaces should be cleaned and inspected on a regular basis to make sure that no cracks have developedLarge fires in the firebox can overheat the firebox and flue liners, sometimes resulting in internal damageTesting, identifying, or identifying the source of environmental pollutants or odors (including but not limited to lead, mold, allergens, odors from household pets and cigarette smoke) is beyond the scope of our service, but can become equally contentious or difficult to eradicateWe recommend you carefully determine and schedule whatever remedial services may be deemed advisable or necessary before the close of escrow." In closing, I perform every inspection as it were my own according to the ASHI standards of practice I do my best to make sure every buyer is purchasing a quality homeUnfortunately, I cannot see through ceilings, under flooring and through walls I take pride in my work and reputation I deny any responsibility for the cosmetic deficiencies at hand

We had a home inspector from this company, Jake, do our home inspectionHe failed to find cat urine damage within our homeThe damage is throughout all of the carpet in our homeIt has resulted in me having several asthma attacks, increasing allergy and asthma medications to stay within my home
