Review: Our rental property was managed by Farnsworth Realty and Management Co for approximately a year and a half. Upon the tenant's move out the condition of the yard was horrible and the interior was extremely dirty. Farensworth used the security deposit from the tenants to clean and repair some of the damage to the property. Our account was charged $185.00 for cleaning of the home. There were a number of deficiencies in the cleaning process. The facuets and fixtures in the bathrooms and kitchen were not cleaned, the floors didn't appear to have been cleaned (there was food, hair, stains and dirt in a number of locations), there were cob webs on the blinds and at the windows, the grout is extremely dirty. We notified Farnsworth of our unhappiness with the cleaning company. They indicated that they would have the cleaning company return and complete the job. However, the day before the cleaning company was to return to the home, Farensworth sent an inspector to the home. The inspector indicated that the home was fine. Therefore, the cleaning company did not return to the home. We photo documented the items of concern and sent a couple of them to Farnsworth. They refused to address our concerns.Desired Settlement: The $185.00 to clean the home was from our account. It is our opinion that the cleaning should have been conducted to our satisfaction and that as our management company (Farnsworth) should have supported us and insisted that the cleaning company complete the job. We are in the process of selling the home and do not have time to fight with them on this issue. We would like for them to refund the $185.00 back to us to offset the cost of us having to have the homeproperly cleaned.

To Whom It May Concern: The tenants moved out July 1st, 2013. The property was inspected on July 5th. It was determined that a general cleaning, some minor maintenance repairs, carpet cleaning and a landscape clean up was need and these expense charged against the tenants security deposit. The tenants did not receive any of their $919 security deposit and were billed above their deposit in the amount of $435.28. Owner approved charges prior to closing out the tenants account. The property was brought to a rent ready condition as determined by the management company. The owners contacted us on Friday, August 2nd and stated that they felt the home was not cleaned to his standard. The management company had the inspector inspect the property a second time and again it was determined the property was in a rent ready condition. The cleaners were paid to bring the property to a rent ready standard which they did. The owners would like to hold the cleaners to a much higher cleaning standard in which they did not paid for. For example the floors were cleaned and mopped, but the owner is not satisfied with the condition of the grout. A special vendor would have to be brought in that specifically cleans grout and the owner did not pay for that. The entire home was cleaned and brought to a rent ready status for very reasonable price of $185. Please contact me if you have any additional questions or if you need other information. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.This letter is in response to the recent reply from Farnsworth Realty Management Company. In their reply they provide one example of our dissatisfaction of the cleaning service that was provided at the home. They state that the floor was mopped and that we were unhappy about the grout. While the grout did need to be cleaned, it should be noted that the floor was not swept or mopped. During our inspection and follow-up cleaning of the home we found food crumbs throughout the kitchen, dead insects on the floors, dirt, dust, hair, and pieces of paper on the floor that was supposedly cleaned.In addition to the floors, all of the faucets in the home were still dirty some still had toothpaste on them. Photos of the faucets were e-mailed to Farnsworth. They replied that what was presented in our photos was hard water stains. However, during our follow-up cleaning of the home all of the marks were easily wiped away with a mild cleaning solution. There was residue of liquid soap in the bathrooms sinks that indicated that the sinks had never been cleaned. There were dead insects around the tub that were present immediately after the tenants moved out that were still present after the house had supposedly been cleaned.The only visible difference between the home pre-clean and post-clean was that the carpet had been vacuumed. Other than that the home was generally the in the same condition. All of this for what they call a reasonable price of $185.00.Prior to us renting out the home we had a cleaning company come in and clean the home once a month. They charged us $90.00 and the results were ten times better than that of the company that Farnsworth hired to clean the home. My biggest issue and the reason that we are filing this complaint is that the cost of the cleaning was charged to our account. This service wasn’t paid for by Farnsworth, this service was paid for by us through Farnsworth as our management company. As our management company they should have ensured that the repairs and services conducted at the home met our satisfaction. At this point we just want our $185.00 refunded to our account. To Whom It May Concern:In response to the above reference complaint, Famsworth stands firm that the home was in rent ready condition based on inspections that were done. The tenant was charged $185 which was deducted from the tenant's security deposit. Two pictures were provided to us of the faucets showing the hard water deposits. When the property was inspected and its condition was documented by the included pictures there were no visible signs of bugs, pieces of food, hair or minor carpet stains. We will concede that the cleaners could have missed a hair or a bug somewhere in the home, but per the [redacted] the cleanliness of the home was left in a rent ready condition with only signs of what is considered normal wear and tear.Attached are the pictures taken 8/5/2013 to support our decision.Thank you,[redacted]Property Manager

Review: Farnsworth managed my rental property. They had someone to out to see if any repairs were necessary after tenants vacated the property. They noticed several things one being a storage area door that needed to replace. I paid $155 for replacing the door. I went over to the property to inspect the completed job. The actual door looks nice but the door will not latch. I contacted Farnsworth they told me the person who did the repairs sent a picture of the door closed so that proved I'm lying. I advised them a picture is not sufficient. I contacted the owner [redacted]. He was immediately defensive. He said he would defend a Revdex.com complaint, attorney general complaint and was prepared to defend it in court. It doesn't seem professional . [redacted] did not agree to even look into it or check it out. No concern for the fact I pay monthly for their service or that I spent$155 on a non functioning door.Desired Settlement: I'm fine with a reasonable refund so I can have a professional finish the unprofessional job and have a functioning storage door that closes and latches shut.
