Hot water went out at this property due to reasons out of our control We worked with the city to get it back up and running as fast as we could And kept residents notified during the processThe USPS did stop delivering mail as the mailboxes, of the older type, were located in the center of the property They (USPS) asked us to buy new mailboxes that were located closer to the entrance/office which we've done We can't control the USPS but we did what they asked to get mail service back.I see Mr [redacted] paid online and on time (thank you) and see no indication where he was ever asked to pay any back due rent But if that were ever done it was in error and no action was ever takenI do see work requests regarding AC two other items All of which were completed We have a robust system of tracking work orders via an online tenant portal as well as several maintenance personnel on staff (more than would normally be on staff or a property that size) I show Mr [redacted] left with a $balance If there is something different shown then contact us directly as I don't think this is the forum to troubleshoot

I've emailed this person directly There is no rent due (tenant gave notice a few days before the start of a new month) But his ledger does have a note about a deposit, paid to the previous owner We're happy to return that and told him such back in April (and again today)
All future conversations will take place between us and the tenant directly via email

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  Brief review of my email shows past due notices for rent not due on 2016-08-11, 2016-08-12, 2016-12-01, 2016-03-04 and 2016-03-05.  This does not included the several times notices were taped to my door requesting back rent not owed.
Fat Property is not responsible for USPS but they are responsible for notifying tenants which they did not do (at least not me) and they are responsible for withholding tenant mail (A Fat Prop manager delivered some mail to me the day I moved out which had been held for months).
Water is supplied by the city, heat is supplied by the water heaters which are the responsibility of Fat Property and not the city.  I doubt very much that the City of Houston would delay fixing basic utilities for 2 months.
Marking work requests completed is the not the same as actually completing them.  The AC unit was never able to maintain a temperature under 88 F in the last year I was in the apt no matter how much I complained.  The incredible disrepair of the property would certainly require more maintenance than usual for a property that size but the results were still horrifically substandard and failed to meet the basic minimum living standards of the property code.
If Fat Property did not think this was an appropriate forum for this discussion, they had the opportunity to have this discussion in May and June but they firmly declined.
