We rent the house in beginning of May and the Triple S P agent lied to us saying the house is sf non smoking, clean, fresh paint goodEverything was untrueWhen we got in the house smelled like dirty and smokeThe walls where not painted the all floors was dirty and stickyFront door instead of white was gray from being dirty and stickyThe ceilings were filthy with dust and spider cobwebs all over the houseThe A/C filters were filthy too like they never changed themThe garage, kitchen and living room had ants invasionsWe asked them to fix all of those, they did just few of them but most of them remained untouched We clean the house like the house supposed to be cleanThe true meaning of CLEAN The agent told me if I need a clean house I need to clean how I like it because they don't do thatI washed the tile floor times (which every single tile is cracked ) to be clean we wash all the walls, vacuumed all the ceilings all the house to be acceptable to live in We change the air filters, we sprayed the ants, and everything to be able to move in I asked few times to fix the whole in the front door they never did or at least to call me A month ago after we came back from vacation we had ants invasions and mice invasions, the moths are everywhere, someone stopped at our house and took a pictures and few hours later someone pool the car in front of the house and turned on the car lights and pointed to our front doorI went to the Triple S Property and asked to come in and fix the issues in our house because we have mouse poop all over the house in our beds in the kitchen cabinets in the closets in the laundry, in the bathrooms, in the hallway closetWe asked the to install to our door a stronger locker, we asked the to fix the whole in the lower corner of front door where the mice can get in through that whole with no problemI asked them to come and spray for the antsMy daughter has asthma problem in the past and now its back again since we moved in this houseI was in the office in July 26th of and since than nobody called me or come to fix all of thisToday I called again and they said they will contact me again but who knows if they will callPeople stay away from this company they are not honest they just want to rip you off and never fix the problems what they suppose to fix, they want your money and that's allGo find a better company to rent

I started renting from this place in November of 2013. When I signed my contract I was promised that a new screen door would replace the broken one that the house came with and that the hosue would be power washed as well. Well the next day no one showed up, or called us. The next morning they called saying they were on their way, and I told them it wouldnt work because I had plans so they said they would be here the next day. I called them around 4 the next day when no one had showed up. They informed me they would not be coming out, and that they were told I wanted it next week. I was infuriated! Then the maintance guy, [redacted], Told me he "wouldnt come out there [redacted]" and HUNG UP ON ME. This is THE most disrespectful company I have ever rented from.

When we got in the house smelled like dirty and smoke. The walls where not painted the all floors was dirty and sticky. Front door instead of white was gray from being dirty and sticky. The ceilings were filthy with dust and spider cobwebs all over the house. The A/C filters were filthy too like they never changed them. The garage, kitchen and living room had ants invasions. People stay away from this company they are not honest they just want to rip you off and never fix the problems what they suppose to fix, they want your money and that's all. Go find a better company to rent.

This is the worst living site I have ever lived in. When touring the complex and looking at the available apartments, the managers promised that the apartment we chose they would clean it, paint it, steam clean the carpets prior to our move in date. That very same day we chose the apartment we wanted, then did the walk through with management in which they noted that the microwave handle was broken, they would fix that, burn marks on carpet, and stains on the carpet which they stated would be cleaned or replaced, marks on the wall in which they stated they would repaint the whole apartment. We signed the lease that first day (BIG MISTAKE) The managers stated that they would call us when they completed cleaning and updating the apartment for us to move in. Two weeks later we get a phone call stating our apartment was ready. We only had 4 days to move from previous lease to new lease at [redacted]. I picked up the key and headed to the apartment to open it up. THEY DID NOT COMPLETE A SINGLE TASK THEY PROMISED THEY WOULD. I went to management, requesting that it be completed and there suggestion was to give us the paint and we paint it. so We spent an entire day and a half painting the apartment which oh by the way smelled like an ashtray due to previous smokers. We had to vacuum the carpets and sweep the floors.

The second bedroom was ice cold in the winter, there was a leak in the ceiling in guest bathroom that was never fixed, the coil went out in the oven which was never fixed, the stovetop light was broken (not light bulb issue) The microwave handle was never fixed, we were accused of smoking multiple times in which we do not. It still smelled of smoke two years later ... AFTER painting, Energy bill for heat and air is very high due to little to no insulation. The Maintenance guy had to replace the water heater, in which the old one he set on the carpet next to master bedroom left a giant stain on the carpet that was not cleaned up.

The absolute worst? Upon vacating the premises, Triple S properties decides that we owe them money for a cleaning fee which is exactly the price of our deposit (99 dollars) Odd amount don't you think for a cleaning fee?. Also they charged us to replace the microwave handle (45 dollars), which as stated before was broken before we moved in. They charged us to replace toilet paper and towel rods (55 dollars), which kept falling off the wall. Then they charged us an additional carpet cleaning fee of (85 dollars) to clean the carpets that were never cleaned before we moved in. When we received the security deposit disposition, I went to the main office of Triple S properties which governs southernwood apartments in Nixa, I Talked with the manager to dispute these accusations. She just sat behind her file with a smug smile. She showed me the original lease agreement (In which we were told these issues would be fixed before we moved in) and stated you signed it and no mention of the charges they were charging us with. I requested to look at the pictures they took on move in date, and she stated, "I can not let you see them, I would have to talk to my manager and it would take days to get them printed." She had both Disks in her file. I asked again to sit with her at a computer to view the pictures, and again she said, "I can't show them to you." I know the first set of pictures were on that first disk prior to our move in. They would have proven that the microwave handle was broken, the stains were on the carpet, and the walls were not painted, the apartment was not clean. We had to pay the full amount of "Damages" they claim we did or they would have turned it in to a collection agency.

I too would rate them with negative stars if it was a choice. Do not live here!!!
