Review: If I would have been warned that anything that showed on my credit would keep me from renting. I wouldn't have wasted my time or money. I waited a month for a key to be able to see an apartment at Mt. Lodge then when I arrived at office I picked it up. It was not to the 2br at Mt. Lodge it was to an apartment up the street. It fit my budget so before I submitted in my application I asked what was needed. Asked about rent history. I told her I owned my home and was needing while renovation was to start and to stabilize my children. I waited on phone call for approval to pay deposit and first month rent. Only to get a call about [redacted] Carolinas on my credit that clearly stated under investigation. She told me that she contacted [redacted] Carolinas and I had to pay the full amount to [redacted] Carolinas and [redacted] Carolinas would have to verify that I had paid not my Attorneys. She told me that Ferrell Realty couldn't rent because I wouldn't be able to get power. If anyone was to co_sign they could now being told nothing at all on there credit and pay another fee. I had already lost money, time, and had to cancel the work on my home.If I would of had warning that this was how you run to approve my application I would have never wasted my time. I really couldn't believe it when they contacted [redacted] Carolinas without asking my permission after even seeing Investigation. Amazing. Very bad experience.Desired Settlement: My children was excited about having a stable home for going to school and because I trusted that what the lady who was at front desk told me what was needed for my approval was rent history. I was even more confident. What took the cake I waited a month then to be turned away because of an Investigation on my credit. The investigation was on that account that had been placed on my credit not me. I was tried and convicted when I recieved the call on weather I was approved or not.

Dear Kelly Mace, In the first weeks of March Mrs. [redacted] came into the office. She was needing to relocate and wanted her children to be closer to the school they attend. She came in to borrow a key for Mount Lodge but at the moment we did not have a vacancy of 2 bedroom in the property. Since we do have two properties next to each other, we provided her with the next best thing a 2 bedroom located on the complex Colonial Estates. She also took the key of a one bedroom in Mt. Lodge. When it comes to applications we always check Credit (landlords and utilities), Criminal (misdemeanors and felonies) the last thing is Income applicant must make three times the amount of the rent monthly. Before applications are processed we always inform applicants of requirements whether it be by phone or in person.On 3/17/2015 Mrs. [redacted]’s application was processed and found Not Approved. We call as soon as application is process in some case lines are busy or phones off. If no answer or no voicemail then we wait for applicant to call to inform them of their application status. Applicant has an outstanding balance with [redacted] Carolinas. Even though we did have her permission, she agreed to it when she signed the application. We do not call [redacted] they do not provide personal information. We go based on what’s on her credit, until applicant provides proof from [redacted] Carolinas that her account has been either paid or cleared off her credit, we cannot approve her application.The only other option is for her to provide a co-signer. Someone who would meet all the criteria’s credit, criminal and income. They must fill out an application and pay the application fee $20.00 just like the lease holder. They would be responsible for the unit. I explained to her that as soon as she provides the proof needed then we can remove the co-signer off the lease. She did bring someone, he filled out the application but never came back with proof of income or application fee. Everything has been done as our policies require. We do our best to process applications within a timely manner. As unfortunately as it might be, her credit reflects her. Applications as good for 30 days. this apartment complex would run better if the people in the office got out more and visits the sites so that they can see how people are letting their kids destroy the property. When people call and complain they need to come out of the office and visit the sites and to find out what is going on, instead of saying call the police. I've been in my apartment for a year, and I have had to call the police at least 10 times to issues taken care of. The apartments are ran down and the people who are living in these show that they do not care how they look.
