Complaint ID No: [redacted] To Whom It May Concern,The above referenced complaint from Mr [redacted] has been receivedPlease note the following: 1) The appraisal having been completed for Mr [redacted] is a V A appraisal2) This appraiser is on the VA's fee panel to do work for them3) The complaint and letter from the Better Business was sent to the V A for documentation4) After speaking to [redacted] in the [redacted] of the [redacted] , I was reminded that I represent the eyes of the [redacted] , and that I have to follow federal regulations concerning Minimum Property Requirements for the V Anot what the borrower says will be doneTh is appraisal was completed as of the date of inspection5) If Mr [redacted] has a complaint, is dissatisfied with the value outcome, and/or the way the appraisal was completed, he is to contact the [redacted] [redacted] only, not the appraiserThere may be programs or alternatives that might be helpful to Mr [redacted] in obtaining a loan6) This appraiser does not have authority to change the appraisal to accommodate the borrower.7) All Minimum Property Requirements and loan requirements are found on line at the [redacted] web site8) If Mr [redacted] chooses to speak to someone at the [redacted] the phone number is ###-###-#### option 9) Needed information for the department to access his appraisal is [redacted] and/or the property address and name of the borrower10) This appraiser will not be returning any fee due to the dissatisfaction of the borrowerHe must follow protocol and contact the [redacted]

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below[redacted] made some incompetent observations and did not use the "judgement" which is specified by the VA and the federal and state assessment guidelinesShe stated the garage door opener did not work which was not trueIt did work as I explained to her, the door was just lockedAll she had to do was unlock the latchShe instead chose to devalue the home $As for the tiles and wall outlet covers, I told her they were on hand, she even saw the tiles, and as any normally functioning mind could see I had done a lot of stucco, tile and wall repairs alreadyThe "comps" should have led her to appraise at a higher valueThe assessor is not following the VA guidelines and I intend to speak with them about this Regards, [redacted]

She instead chose to devalue the home $500.00. As for the tiles and wall outlet covers, I told her they were on hand, she even saw the tiles, and as any normally functioning mind could see I had done a lot of stucco, tile and wall repairs already. The "comps" should have led her to appraise at a higher value. The assessor is not following the VA guidelines and I intend to speak with them about this.
