[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed Administratively Resolved] Complaint: [redacted] I am rejecting this response because: First I would like to correct an error that was made in US Inspects recent response and that is that my roof was replaced during escrow! That is absolutely and i'm not sure why Michelle A [redacted] made that statement We had already closed escrow and moved into the property before the roof was replaced I'm not quite sure how that is relevant to the issue at hand I am rejecting US Inspects response because they are once again missing the point and not addressing the exact issue at hand Traps were present (in the attic and storage closet attached to the rear of the house) during my home inspection! Dennis failed to disclose the traps and droppings in my home inspection report which did not allow me to address the problem during escrow like all of the other problems he brought to our attention in his report When the pest control company did their inspection they found access points to my property to where the rats were gaining access to my home (attics, garage, and under the house) If Dennis had of disclosed in his report about the traps and droppings and made the note to "further investigate with a pest control company" then we would have had found the access points and had the situation remedied during escrow US Inspect continues to deter from the main issue at hand and that is their failure to disclose information during our home inspection while in escrow! One additional item I would like to clarify is the statement that US Inspect made stating that "The [redacted] 's did not hire us!" US Inspect were paid by us to provide our home inspection! They were a preferred vendor on [redacted] 's list I would like it to be also noted that our realtor emailed Michelle A [redacted] on three separate occasions requesting US Inspects help with the situation and she never responded This resulted in [redacted] taking US Inspect off of their preferred vendor list Regards, [redacted]

I am rejecting this response because:Hi, I don't think the company did anything to change their process. I've called the number again on Thursday pretending to be another customer and left a voicemail asking them to call me back. they still haven't called me back. Is that behavior what you define as "better business" ? Their customer line is just a voicemail which resemble oblivion, and their contact email is the same. Have you tried reaching them "As a customer" ? I have since received the Radon test kit, but I'm worried the next customers will be fooled by them like I did a month again. They claim to have "immediately investigated this complaint" but that's not true. I had to escalate with my realtor and the sellers' relocation company to finally hear back from them. When I asked them to get in touch with a manager they didn't reply.Regards,

[redacted], Huntington Beach, CA [redacted]Dear [redacted]:Please accept this letter in response to your correspondence with [redacted] dated September 2, 2015 regarding the general home inspection that our inspector, Mr. Dennis R[redacted], conducted for [redacted] on September 12, 2014 at the above-referenced property address assigned the ID number of [redacted]. I have reviewed with Mr. R[redacted] and Michelle A[redacted] our director of customer support the allegation you presented to us about the presence of “an evident rat infestation” and I have completed a thorough review of the 30 page HomeView Inspection Report that Mr. R[redacted] prepared and issued to the [redacted].  Having carefully considered this matter from all angles, I have concluded that there were no shortcomings in the inspection services conducted by Mr. R[redacted].  In fact, I am absolutely persuaded that the home inspection measured up to prevailing national and state Standards of Practice within the home inspection industry.One can contend that a rat infestation was present and active in the attic of the home at the time Mr. R[redacted] conducted the general home inspection in September 12, 2014, but this simply is not the case.  Indeed, the HomeView Inspection Report evidences the fact that Mr. R[redacted] gained access to the attic area during the course of the home inspection in addition to all other areas of the home as he identified 43 visual items in need of repair or replacement, so you can be assured that he would have reported an infestation – rat or otherwise – if he had encountered any signs of rodent activity when he went about conducting the inspection.Any and all pre-existing conditions should have been disclosed on the seller’s property disclosure statement, especially if rat traps were hidden under insulation in the attic. Also, there should have been a termite/pest inspection conducted before closing that should have found this condition if it existed at the time of the home sale. In talking with Miss A[redacted], she explained to me that a new roof had been installed before the closing on the home on October 10, 2014, and [redacted] told Miss A[redacted] in a phone conversation that her furnace was not working in January 2015, and she called out an HVAC company who said they found rat droppings in the attic, yet [redacted] did nothing about it until calling us June 22, 2015. Anytime a roof is completely replaced insulation becomes disturbed, hidden items can appear, and access for all types of animals are possible due to the attic being open during the roofing process. To the extent you or [redacted] disagree with my assessment of the matter, it should be noted that the Inspection Services Agreement evidences the fact that [redacted] did not hire U.S. Inspect to conduct pest inspection services. In closing, [redacted], I will simply tell you that I am most comfortable that U.S. Inspect met, in all respects, its professional obligations in connection with the general home inspection that was conducted on September 12, 2014, and in its evaluation of the concerns you brought to our attention on a post-inspection basis.  With that said, please know that I have given full attention to this matter and can be reached directly by phone at ###-###-#### or by e-mail at Jr[redacted]@usinspect.com in the event you have any questions.Respectfully yours,John * R[redacted]Regional Vice President,Residential ServicesUS Inspect

I am rejecting this response because:I don not feel that this has been resolved.  This was more than just an appliance issue, there was also faulty wiring that caused the issue with the washer/dryer combo.  I am attaching our documentation from both the plumber and electrician as well as pictures.  We are not asking for the company to pay for the repairs; only asking that they reimburse us for the inspection fee.  After everything that we have had to endure with the neighbors, fire department and repairs we feel that this is a fair request.
