During the drainage placement  project  The Finer Homes  Inc.  removed  the top soil and  the mulch  from our back yard we purchased from another companies. In present time after several calls, e-mail contacts and meetings  only ½ amount of mulch  and most of the plants has been replaced..The top soil and the remaining plants has not been delivered yet.

I would like to reopen my #[redacted] complaint. The Finer homes Inc. didn't finish the landscaping, and they didn't replaced the dead plants on the corner of the house on our front yard. The most important that they took out large amount of soil I purchased after the closing date, and they didn't bring the soil back to our back yard. They promised that Instead of paying back with money( I sent them Invoice ) they will bring back the top soil and a pine mulch they took from our back yard . Many time we contacted to the company by email and we spoke about this with the builder .It still has not been done.. Pictures with the amount of soil and mulch could be provided by request..The Finer Homes Inc. should bring the amount of soil that we bought but they were taken from our back yard

Review: Our new house was built by Finer Homes in April 2014, Lot 6 at Clay Crest. After a few days we noticed that some water stays on the front yard and left side from the house and doesn’t goes to the end of our backyard where the water collector unit located. Water also stays on the right side of the house where a large down hole around air-conditioning units is. Heating and Cooling Company “Speeks” tel. [redacted] checked their system to rule out any problems from their site. We started to contact to Finer Homes Company immediately, they are still keep us promising to fix the drainage and grading of our front yard, but still didn’t do anything. [redacted] ruled out any problems from the fire hydrant and utilities. Irrigation Company ruled out any problems with irrigation system tel. [redacted]. We are contacting the Finer Homes almost every week started from April, 2014 ,keeping tracks on e-mails, had a meeting with [redacted], vice president of the company tel. [redacted] ,and quite a few conversations with [redacted] he was a builder tel. [redacted] Two weeks ago they promised to start do the drainage and grading, but today they didn’t call us back after we left messages twice via the receptionist. [redacted], Environmental Inspector from the [redacted] County, contacted to [redacted] .But he never gave us a call back. Now we have a swamp on our front yard and all the way down to the end of the back yard, problem with mosquitoes ([redacted] county is taking care of this part), and frogs. All our plants and bushes dyed in front of the house. We almost stopped watering expensive grass on our front yard and its lost green color and is not healthy any more.

It was a pleasure meeting you yesterday. Again, per our phone conversation it seems that the fire hydrant located adjacent to your property had been improperly shut off. Having adjusted the valve yesterday, and further this morning, I did notice a reduced flow in the water running across your yard and into the make-shift channel along the side of your property. Having inspected the water infrastructure while on-site and via our GIS mapping system it seems that the remaining pooling of water is a private property issue which should be addressed with the developer and/or builder. The pipe in the center of your yard is a sewer clean out and would not be leaking significantly enough to cause your issue.

Since [redacted] County does not inspect individual lot grades this issue remains a private property concern. However, I have included some documentation which suggests (according to your building plans) that your property is designated NBP1 and NBP2. This simply means that your property required the submittal of a certification of construction compliance from an engineer of record prior to issuance of a building permit (NBP1) and the submittal of a certified plat identifying the location of the storm sewer easement and installed drainage improvements required by the engineer of record prior to issuance of the permit (NBP2). These two designations arerepresentative of your grading certification and mean that if grading was not returned to permit specifications the developer/ builder is responsible. I have included a plan and the NBP designations section for your records. I would actively contact [redacted] (The developer and/or builder representative) to discuss the correction of this potential grading issue. If the water flow issue has been resolved by the sealing of the hydrant then regrading through the application of addition soil can be an effective method for correcting your problem. [redacted] from the business called and said that they had the landscaping company come out twice to repair and replace the issues with the landscape. The customer contacted them after the first trip made by the third party landscaping company and said that it was not enough top soil and mulch. They had the company come back and drop top soil in the customer's yard to place as they wanted it placed. That was the last time the business heard from the customer.

Review: I purchased my home from finer homes November 2011.

I have had over 30 service calls for warranty based issues in the first year and a half of owning my home.

during the warranty period finer homes refused to get involved with any of the warranty issues leaving me to call subcontractors and have them come out and fix the problems.

the service I have gotten from fire homes has been unacceptable and they have no regard to make things right when they have gone wrong.

I now have a plumbing issue in my first floor bathroomwhere the toilet has apparently been leaking for quite some time causing damage to the subfloor in the house.

I had the subcontractor out 2 times to fix this issue and both times I was told it look like it was ok.

at this point the issue has gotten bad to wear my subfloor may need to be replaced in my barely three year old home.

after calling finer homes multiple times over the last couple of weeks I finally got them to send out their new plumber to look at the issue.

after review their plumber did determinethat the toilet was definitely leaking causing some damage to the subfloor.there plumber decided that the leak had to of been recent since it didn't write the whole way through the floor into the crawl space.

I'm not sure how their plumber can determine how long it's been leaking as a very slow leak is obviously the cause of this problem.

the concern that I have is that I asked them to come out 2 times to look at the same issue which they did come out and stay there was no issue and now 12 months later the issue has gotten so bad that I will have to do extensive repairs potentially to fix this problem and finer homes is telling me it's not their problem even though it's an unresolved issue from as far back is 2011 when I was working through the punch list for my one year anniversary with this homeDesired Settlement: I want finer homes to solve the problem that they have delayed and delayed over the course of 2 years as a result of terrible customer service.

as a homeowner I should be responsible for fixing things based on poor quality and failed workmanship

Investigation was done by company and founded that the leak did not start until it was out of warranty. Finer homes gives a one warranty after the closing date. Sent a plumber out and offered to take toilet apart and correct the issue and consumer refused service. The company was willing to fix problem even after one year warranty.

Review: I have bought a house from finer homes that now appear to have structural defects. I have spoke to multiple people in the neighborhood how have experienced similar problems. I spoke with finer homes and they wanted their "handy Man" to look at the issue. I have explained I want a professional foundation repair company to investigate. The person they wanted to inspect my house, is a nice man, but he was the person we see power washing houses and painting not foundation repair. I have set up a appointment to have a professional company to investigate the issue with the structural issues with the house that has caused major cracking in ceilings an joints that looks like the walls are separating from the ceiling and floors becoming very unlevel. I also have sink holes in my yard and one that appears to be under my driveway that has caused it to sink. I have contacted the chesterfield county about getting copies of the core samples that are required before building a house to ensure its on naturally compacted soil but they have no record.Desired Settlement: I feel that if they are negligent on the construction of the house whether it be not building it on naturally compacted soil or craftsmanship that are not up to building standards I want the builders to buy back this house that I have now started to question its safety. I have also discovered uneven floors can cause moister to build up which can cause mold and threaten the health of my family. I have a son with a VSD a patch on is heart that cannot be exposed to such things and these building could have put his health in danger

Dear [redacted],

[redacted] closed on this home on October 2, 2009. We enrolled [redacted] in our 10 year warranty program named: Residential Warranty Company (RWC) at closing. This warranty program provides guidelines for the builder warranty as well as time frames for when the RWC company takes over for the structural part of the warranty.

Attempted contact: [redacted] did call in earlier this year and report his concern about his floor joists, at that time it was 2.5 years after closing. We let him know that the RWC warranty company would take over at this point, since he was out of his 1 year builder warranty, but out of courtesy, would be happy to take a look. We made many attempts to gain entry and look at his concerns. An original appointment was made with [redacted] and one our customer service guys, but then was cancelled by [redacted]. We had our [redacted] follow up and stop by the house on several occasions, but each time [redacted] was traveling out of town. One time [redacted]s female friend answered the door, but was not comfortable being in the house by herself with a strange man. We also left several messages trying to contact [redacted] with no response or that he would call us back when he got back in town, but would not hear from him later. Our final message stated that if we did not hear from him within 2 weeks of the final voice mail, we would consider this matter closed. We have not heard from him again until this notice.

Soils information: Chesterfield County requires a soils test for every house built in Chesterfield County (see first attachment above). This soils test is then analyzed by an engineer, designed by an engineer and the footing is installed on site, with the engineer present according to the engineers design, specifically for the present soil. The engineer then produces an inspection report, stamped by the engineer, and sends it to the county and builder. The county will not allow construction to continue until they receive this engineered stamped footing inspection report. I would be happy to produce the county approved engineers footing inspection report, but it is in storage , offsite and would cost $45 to retrieve. I would be happy to obtain a copy if [redacted] would like to cover the cost of retrieval.

Building standards: Chesterfield County has an inspection process which all builders have to meet , that inspects all stages of construction, in order to be given the final approval that the house is safe to be occupied also known as the “certificate of occupancy” for closing.

Warranty coverage: As mentioned above, he is enrolled in the RWC 10 year warranty which is a company that specifically covers structural defects (enrollment form & sample booklet attached above). This issue was brought to our attention 2 ½ years after closing and is outside of our builder warranty at this time. We recommend that he contact them directly according to the instructions in his Warranty book given to him at closing. He can then schedule to have them come out and inspect his home for potential structural defects. His enrollment # is on the top right hand corner of the yellow attachment.
