for the delay in responding, but I have been out of the office. We responded to Ms. [redacted]'s disputed items previously via email. Here is additional information and photos which will hopefully resolve this dispute permanently.
 
Following the dispute I reviewed the expense records for this property to see if there was any "wiggle" room in conceding additional charges to Ms. [redacted] in order to resolve this dispute. I found, the owner of this property incurred a total cost of 1418.44 to restore this home to a condition in which it could be rented. The homeowner also incurred additional vacancy loss due to the additional time it took to turn this home and the recurrence of fleas due to the severity of the infestation. The tenant was not charged for the lost rent caused by the condition they left the home in, and was only charged 916.00 of the 1418.44 the homeowner paid for painting, cleaning, light bulbs, smoke detectors, fleas, blinds etc. As the homeowner has already incurred over 500.00 of the costs caused by these tenants, we are unable to remove or concede to any additional charges.
 
The home was filthy (as I personally witnessed). It was infested with fleas and roaches. All walls, floors, baseboards, light switches, blinds- basically every surface was excessively dirty; requiring cleaning and painting well beyond "normal wear and tear". I have attached pictures from our inspection documenting the condition the property was left in. Additionally, myself and several agents and prospects were witness to the flea infestation which took numerous flea sprays to rectify.
