Dear
*** *** *** ***:
First
and most importantly, I want to thank you for taking the time to reach out to
First Financial Bank about your concernsYour feedback gave us the opportunity
to explore our relationship with you, and how your challenge with your property
taxes could help us
learn how to be more effective in serving all of our
clients
You
stated in your letter that you had not received notification of the increase in
the property tax bill until after the bills had been paid for 2015. You had also expressed concern that the
seller only paid $1,towards the property tax bill at the closing
Our
records show that at the closing, the property tax bill was $per
half. This is the amount that we based
our tax escrow on since the county had not released any other billing
numbers. In section (I) of your contract
with the sellers it states that they will pay “Prorations for taxes, assessments,
and similar items will be based upon the figures available at the time of
closing”. They paid the tax proration
based upon the current billing for a period of 1/1/thru 11/6/14, which
amounted to a tax proration credit of $1,024.47.
The
county did not assess the property until the January billing period. At that time we are required to pay the tax
bill to avoid any penalties or liens on your property. Mortgage loan escrow analyses are done on a
yearly basis based upon your first payment date. Your escrow analysis was done on October 15,
with an effective date of December 1, in accordance with RESPA and
all Federal and State requirements.
As
a bank, we strive to deliver high-quality service to all of our clientsWe
apologize for the inconvenience and concern that this situation caused
you.
If you have any questions on this matter, please feel free to contact
me directly at *** *** or you may contact our Client Service Center at

The customer reached back out to us. He purchased the vehicle with *** and he said it now has 115,milesAlthough the vehicle only came with a day or 1,mile
powertrain complete failure warranty we told him to bring it in so that we can take a look at it He said he will call us back to set up a time but he will bring it inThe first time he was in we took care of $and he was responsible for “zero” even though he was out of the day warranty and they weren’t items that would be covered under the day or 1,mile warranty He signed a goodwill form the first time agreeing that it was a one-time adjustment *** would make for him since it was out of warranty. We will still be happy to look at his vehicle and see how we can help. So as of right now we are waiting to hear from the customer

*** *** I was told the $was for the appraisal and I was never told it was not refundableThe bank's response makes no senseWhy did the loan officer tell me I owed only $trip fee if the $was for other services? The seller and I were splitting the closing costsMy half was included in the loan amountI feel the bank did not look into the situation at all and sent an answer that is obviously not true to try and close the complaint I want to see in writing what this $was specifically forAnswering that it was for multiple costs is ridiculousThere is no way $is going to pay for all of that

At this point, please add for the record that I did contact him at first but he says he never got the message.  I doubt it. Also for the record, the $856.94 he said they already paid is NOT correct.  It was a $600.00 "goodwill fix",  the remainder was warranty work that GM covered.  He is surely trying to come across as if he never sold me a car that had a variety of problems. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
The one thing I have continually asked those involved and will now ask First Financial - would you be happy with the leadership of First Financial? I put my faith in this relationship with First Financial. When I received the good faith estimate from First Financial prior to closing, at the time, I felt assured all financial details were accurate. The GFE was off by a factor of nine and not worth the paper it was printed on. I ended up with a 2014 tax bill of over $9,000 for a house I occupied/owned for 53 days.
In addition, the severe short-fall was identified in January of 2015. I was not notified until October, nine months later with little time to react to the financial devastation. My monthly mortgage payments almost doubled starting Dec 2015.
Would you be happy with First Financial in this relationship?

First and most importantly, I want to thank you for
taking the time to...

reach out to First Financial Bank about your concerns. Your
feedback gives us the opportunity to explore your challenge with a fraudulent scam
that you encountered.

You stated in your letter that you encountered a
fraudster representing himself as a First Financial Bank employee, who told you
that “you can be approved for a loan based on the information you had given”
after the payment of an “insurance guaranty fee” of $350.00. You further stated
you were emailed a loan application to sign, pay the $350.00 fee, and you were
told you would receive the loan within the next three hours.  You also stated you sent this fraudster the
fee via Money Gram and returned the application.  Lastly, you stated after paying the fee you
did not receive the loan when you called to inquire about the loan.

As you may already be aware, these calls are not being
made by or on behalf of First Financial Bank. The loans and all information
provided by the fraudsters are not associated with First Financial Bank in any capacity.  On February 5, 2015, this same information
was posted on the news section of our website which is [redacted]  If you receive any
more suspicious calls or mailings, please report this information immediately
to our call center at 1-877-[redacted].

Please note that there are resources available to you
regarding how to protect yourself and report identity theft.  The Federal Trade Commission (FTC) has a

which is https://www.ftc.gov/.  The FTC website

We apologize for the inconvenience and concern this
situation caused you.

Regards,
[redacted] I trusted the loan officer to be professional, that he knew what he was doing and that he would treat me fairly. He explained every piece of paper I signed and as stated I was NOT told of an application fee or that it was not refundable. There are emails from the real estate agent to the appraisal company regarding them entering the property on 4/10/15 illegally and without permission and the loan officer was copied on these emails. The appointment to have the property appraised was for 1:00 pm on 4/14/15. The facts stated in my complaint have still not been addressed. If this was an application fee why did the loan officer hold my check and by 4/13 it still had not been cashed? I wrote the check and gave it to him on 4/7 when I signed the papers. Why did the loan officer tell me the $400.00 was an appraisal fee and then go on to tell me he got the appraisal stopped but I was expected to pay a "trip fee" of $150.00? Why was I told by the loan officer he would keep my check in a lock box in his office and not turn it in? I was never given a number, or his extension number at the bank to contact this loan officer. He only gave his me his cell phone number. Conveniently, conversations on cell phones are obiously not recorded as most bank lines are. None of this behavior is professional.
