I told the client that if he would contact his realtor and have the closet
cleaned out I would come back and inspect it even though the standards say I only inspect readily accessible at the time of inspectionI was there
for about 2-1/to hours and then came home and prepared my report and emailed it to the clientThe realtor called me later that evening to set a time to go back to inspect the attic for 3pm on tuesday the 26th of august
tuesday around noon the realtor called and said the clients financing fell through and I would not need to go back
The electrical panel was rusted which is a fire hazardI told the client that I would recommend having a licensed electrician evaluate and perform any and all repairs
The report I sent was pages long describing every detail of my inspection with recommendations for items in need of repair
I have a signed inspection agreement that the client signed at the end of the inspection and also the page report to confirm that the inspection was completed
