I recently rented a home from first realty what I thought was going to be a great experience turned out to be a nightmare When my years least was over I informed my landlord I would not be rewriting my least After being asked not to move that I was a great tenantThe nightmare began I instructed the agent I had someone willing to start a new lease with them if OKI was then informed this would be OKAfter a few days the people I referred where ask to sign the leaseThey were informed to pay me my deposit back and they would use my deposit instead of paying me back A couple of days after the new lease was signed we were asked to vacate the property by and they were not going to redo the least They then informed the new tenants car company that we where evictedWhich I could not be evicted I had already gave my notice and was moving outI tried numerous times to contact the landlord with no replyFinally I received a call being screamed at being told to move I have kept all claims text and have contact a lawyerThis place is a joke for renting

In response to Ms***s complaint I have attached the invoice from the general cleaner who cleaned her apartment I know that Ms [redacted] has asked for a picture of the oven after it was cleaned but we cannot supply before and after picturesIn a University town there is very little time between tenants moving out and new tenants moving in and there isn't time or any need to go back and take pictures after cleaning is done We provide pictures of a unit after move out so that we can substantiate charges and also provide invoice copies from cleaners if requestedI feel that should be sufficient proof that the cleaning was both justified and actually done Please let me know if there are further comments or questions [redacted]

These folks are crooksThey did things behind our backs and did not keep us in the loop on anything going onThey said they were no longer responsible for our security deposit even though we had already written then a check for itYou think it will never happen to you until it doesMy wife and I were treated very unfairly and unprofessionally

Recently had to deal with total scam in reference to Deposits of college students here at Auburn University Auburn, AL With current photos that we took to ensure that their deposits would be returned with a reasonable amount as parents often do, it was with no avail This evidently happens a lot with this company as reviews will tell you A Deposit from the girls total $and the company deducted $for a touch up paint job, cleaned the stove and front carpet I their photos as well which showed minor nail holes, tape marks, other wise no extensive damage what so ever With no avail they felt it was a reasonable cost deduction Small rooms , touch paint with a ridiculous $charge alone After speaking with several other people this company does this frequently These students are totally getting ripped off even with photos as proof We try to teach our children to trust companies and people a like but this sends a sad message to those young students entering the work force today This business needs to be held accountable to Honest business practices Thank you

The cleaning ordered for this apartment was extremely light for a total charge of $from the vendor hired. The tenant was not charged for any oven repairs as stated in desired settlement section. With regard to the painting, all walls were painted in August 2015 at a
cost of $prior to the tenant moving in. Walls had to be painted again this year due to scuff marks. Pictures are attached of the oven that needed cleaning in addition to wall pictures. The painting company hired charged total labor of $plus paint. We reduced the painting labor charge to $and charged $for the paint. The lease states that all carpets will be professionally steam cleaned when a tenant moves out unless they provide a current receipt from a carpet care company

We disagree with your statement that you were charged $for only two scuff marks. This mode of correspondence only allows up to attachments, therefore, we were not able to attach all of the photos taken. We will concede that the painting charges are relatively high, especially during Fall turnover, as out-of-area vendors must be used due to the high demand and time constraints. In addition, we also disagree that none of your maintenance requests were handled in a timely fashion. Works orders were issued for the necessary repairs and handled within a reasonable time. With regard to the stove, the appliance maintenance company we use was able to repair the stove eye and oven handle and it was, and still is, in working order We have received no complaints or maintenance requests from the current tenant.
With this being said, we will refund the amount you were charged for painting, but not the charges for general cleaning, carpet cleaning, or unpaid rent Accounting will be sending you a check in the next few days for the amount shown for painting on your disposition of deposit.

I instructed the agent I had someone willing to start a new lease with them if OK. I was then informed this would be OK. After a few days the people I referred where ask to sign the lease. They were informed to pay me my deposit back and they would use my deposit instead of paying me back. A couple of days after the new lease was signed we were asked to vacate the property by 5 and they were not going to redo the least. They then informed the new tenants car company that we where evicted. Which I could not be evicted I had already gave my notice and was moving out. I tried numerous times to contact the landlord with no reply. Finally I received a call being screamed at being told to move. I have kept all false claims text and have contact a lawyer. This place is a joke for renting.

We did go back to [redacted] and recheck the situation. There was still a serious problem with rodents underneath the house and in utility room area. We made a plan to address the problem and consulted with the [redacted] to make sure they were in agreement with what we were doing.

replaced foundation vents where the screen was bad, found one rat nest under a canoe and sealed holes in exterior of house and utility room. We placed poison underneath the house. We are also going to reimburse the [redacted] for some out of pocket expense. I spoke with [redacted] this afternoon and [redacted] told me he was satisfied with what had been done to correct the problem. We will go back if the issue reoccurs.

This email is in response to Ms. [redacted]. [redacted]'s complaint concerning money deducted from her deposit at move out.
Ms. [redacted] stated that she cleaned her apartment per instructions and specifically mentioned that she had cleaned the oven before turning in keys.
I have attached pictures...

taken at move out to demonstrate that the oven had not been cleaned. I have spoken to the property manager responsible for this unit and he stated that he did in fact send this same picture and others to Ms. [redacted]. Please let me know if there are any further questions.
