Review: [redacted]Attention to: Revdex.comRe: Re/Max Premier Realty, [redacted] My agent and I were able to see this house for the first time on March 3, 2014. At that time, there was black mold on the patio concrete and the comer of its wall from staying water as it had rained a few days before. A tall tree has pushedconcrete, cracked it, and has made the patio slope toward the house not toward thegarden to wash water away from the patio. My brother is a civil engineer and told[redacted] to send a notice to HOA for repair; he stated that it is expensive toremove mold, and we texted her not to ignore mold issues during escrow.When I moved into this house on May 25,2014, it had a non-living conditionbecause of fungi odor, water stains, leakage, mold, broken doors and other issues Icomplained about [redacted] to Department of Real Estate. I spoke to [redacted] in June 2014; he believed that general inspection does not show the actualproblem, and we should have done a detailing inspection. My inspector, [redacted], was referred by Re/Max Premier Realty's agent, [redacted]. He dida visual inspection on April2, 2014. After inspection, I wanted to do a plumbingand leak detection test since this house had plumbing issues such as leakage, waterdamage and mold. I was worried about a major plumbing issue in this house, myfather asked us to do leak detection the first day. He has been in construction forover 50 years. My agent recommended that I listen to the inspector and not to doplumbing tests. From June 2014, I have called Mr. [redacted] about these problems somany times. He responded once but the other times, I had to call him a few timesto be able to speak with him. I dropped off my complaint about [redacted] athis office on March 24, 2015. I told him that I want to hear from him in a day. Hedid not call me until I contacted him on March 30,2015 twice, and he answeredthe phone on the second time. I asked him to do mold inspection and pay me forthe damages, he said no and that he could not do anything for me. At the end, hetold me, "Thank you". In July 2014, [redacted] emailed pictures of pop-comceiling with black mold on the entrance hallway which was covered with mirrors toFirst Team Real Estate agent, [redacted] and the owner, [redacted]. The owner's response was non-sense and not related to [redacted]scomplaint; she did not acknowledge this problem. However, the handyman whocovered the ceiling with mirrors for [redacted] told me on May 7, 2014,that this lady asked him to put mirrors in this area, which is not normal. She hidpop-com ceiling and black mold with three pieces of mirror. On June 26,2014, Italked to [redacted] about plumbing problems, and she was still arguing that the HOAinsurance is responsible for plumbing issues and repair. Of course, the owner and[redacted] knew that plumbing issues are serious and costly to fix. After nothaving a positive communication with [redacted] on June 26, I contacted herboss, [redacted]. He confirmed that the owner was supposed to fix the issues;then, the house could be ready for sale.On March 6, 2015, I talked to Neighborhood House Association and HudCounselor; she believed that I should not have lived in this house because of mold.She stated that this issue has to be solved by [redacted]; Re/Max Premier Realtyhas to do mold inspection, fix all problems, and pay for my fmancial damages.This house should have been tested for mold, water damage and leakage beforebeing listed on the market since plumbing issues create damages to a property._____O_ n_Ma_rch 16,2015, an inspector from City oflrvi~e checked this house. He g,ave a ___pre-citation notice for repairing the broken frre door between garage and hallwaywhich is against the law and drainage of the patio which had mold on March 3,2014. Dear Ms. [redacted],We are in receipt of your letter from Ms.[redacted],Ms.[redacted]purchased a condominium located in the lakes community in Irvine,February 6, 2014.Close of escrow was April23,2013. The community has a home owner association which maintains the exterior of the property along with the ponds, streams and mature landscaping in the complex. The development was built in 1978.The unit she purchased had been a residence for the seller along with her young children until she remarried and move out of the area. The seller kept the property as a rental for several years without any complaints from the one tenant-a family of 4. The seller had also employed a property manager to manage the property for her.The buyer,Ms. [redacted],was represented by her agent during the showing of the property,the inspections time and escrow that was mutually agreed upon by the buyer and the seller in the California Residential Purchase Agreement.Ms.[redacted]independently hired a home inspection company to conduct her physical inspection ofthe property and was in attendance of the home inspection. There were items the home inspector brought to the buyers attention in a written report that would need attention. The Buyer and Seller mutually agreed that the Seller would reduce the sales price in the amount of $2500 to cover any of the buyers' expense towards any repairs the buyer wanted to do after close of escrow. The Buyer requested an additional$500 in lieu of the seller providing a home warranty plan and an additional $500 for rodent extermination/clean up. Droppings were found in the attic.This again was mutually agreed upon by the buyer and the seller and the buyer signed a separate waiver accepting responsibility for the items. No other items were noted by the buyer or her agent on the verification of property. The buyer closed escrow and took possession of the property.Ms. [redacted]inquired to purchase a home warranty plan per the customer service representative from American Home Buyer Coverage-home warranty company,after the 6 month close of escrow acceptance period.Per my conversation with the home warranty company,the company representative who spoke with Ms.[redacted] did take a credit card number from the home owner but did not charge her at the time of her order. Ms.[redacted]then placed a service order in for a plumbing stoppage. Sincethere was no payment made on the policy they denied the claim.The home warranty RealEstatesupport team was in review .Unknown if Ms.[redacted]followed up.Ms. [redacted]also ordered a leak detection service on June 27,2014,Irequested a copy of the report fromPipeline Restoration Plumbing, no leak(s) were detected.Ms. [redacted] has been in contact with the Depart of Real Estate which had requested a copy of the entire file and any supporting documents including reports and conversation logs and found no wrong doing or misrepresentation of the property in their review.
