This lending group is an excellent group to work with. The processes are very efficient and seamless. I cannot say enough about the staff from the first person I talked to, to the last, each person was extremely professional and helpful! Highly recommend!
No follow up with my loan application. Feels like I have to make several calls to know where I stand.
First Union Lending located in Orlando is a great company to work with. They are established, knowledgeable and very helpful. I would recommend First Union to any business that needs financial services.

Our underwriter from First Union , Mr. Tim S helped us along this review and approval process to the final closing and funding step over coming several hurdles. We had to go through 2 different lenders before we find the 3d lender that would say yes yes yes to the funding step and beyond, i.e. money transfer. He did not give up his effort in finding one lender who understood what we do and where we are in our business development process. We thank Tim for his extra effort.

AVOID AVOID AVOID First Union Lending. They are very misleading in their marketing and they broker loans to actual lenders which cost you more. First I will address their misleading website and claims. They state they are a lender and even on their website and email signatures show a logo that states First Union Lending - Licensed Lender. In the center of this logo it shows a so called license number. This is actually how lenders who have a license show their license number. However after investigating this was a Florida Secretary of State LLC document number, VERY MISLEADING.
Second issue. Even with excellent credit and time in business. They shotgun your file to a ton of actual lenders. This in turn lowers your credit score and doesn't look good to other financial institutions. They tried to state it was soft pulls. However my credit report says different. My speculation is they do this to see who is going to give them the greatest yield spread, points/monies paid to them. Not the best deal of their clients.
Third Issue. We got a loan approved. Went in to sign loan documents at First Union Lending Orlando Florida. Was told we would get a copy of these documents. After signing got to talking about other things with their so called underwriter and left their office without getting them. Called several times to ask for a copy and never got them. On the third call asking for those loan documents. I was told they couldn't get them. They said that their lender would release them to us once the loan funded. This is when my red flags started going up.
I then contacted the State of Florida Department of Financial Regulations. The investigator I spoke with seems concerned enough he ask us to submit a complaint and to report this to the State Attorney General of Florida's office. So after speaking with our attorney. He has advised filing complaints with the two agencies above and also the Federal Trade Commission against First Union Lending.
In closing we used this company because their advertising stated they were a lender and they had a local office in Orlando Florida. Too many red flags out there related to using First Union Lending services. Misleading marketing claiming to be the lender, doesn't seem to follow standard procedures when it comes to supplying loan documentation and my guess is using that Florida LLC document number to try and represent an actual lenders license number in their website graphics, email signatures and other online advertising . I even have to really suspect their online reviews are not real. There are companies out there you can hire to leave shill reviews. USE AT YOUR OWN RISK!!

We can guarantee that operationally we are operating within the confines of the laws required both by the State and Federal regulations, but we also want to make sure we are being as transparent as possible to all of our clients. While the review doesn't necessarily describe the entire transaction, we have taken additional steps to ensure that there is no confusion for any of our client's moving forward. Our policies are clearly displayed both on and offline as are all of our licensing numbers.
First Union Lending is a top-down lender and will always try to fund our client's in-house with one of our branded funding solutions. However, in order to provide and maintain the quality of service we have come to be known for, in the event we cannot provide funding due to a specific "box" not being checked off in our underwriting guidelines, we will reach out to one of our strategic partners to provide said funding and in this sense we act as the intermediary, providing all service functions to the client moving forward.
Because we do the underwriting ourselves in-house and have strategic partnerships in place, there is no need to "shotgun" a client's file to many lenders at once. We already know who will do the deal before sending it. Unfortunately, in these instances signed contracts, etc are something that our partner has control over and can sometimes take longer to get to us than we'd like. I hope that this adds some clarity to the situation.

Decent company to work with. They were efficient and fair. Got me what I needed, when I needed it.
This is my first experience with First Union Lending and it was above and beyond what I expected. My loan specialist Sammy was super helpful and attentive and while she didn't have every answer (I'm super inquisitive) she knew where to find the answers.
It took me a while to make up my mind, especially when we receive so many calls offering us the world. But, Sammy was patient, not pushy and gave me time to see she had really offered me the best deal out there from the start.
I've definitely found my financial partner moving forward.
I have dealt with companies like*** and *** in the past with ok results, but was always skeptical of the fact that they weren't local to Orlando and didn't really understand my market or where I do business. I found First Union and lend me money with better terms because they understand my market, not too shabby that I can stop in their offices and conduct business there instead of only via email either. I will recommend First Union.
