Upon move in and completing the move in inspection forms provided by this company, several issues were documented as damaged, left uncleaned, and or the conditions of areas in the home not perfect. Upon move out a scheduled walk thru inspection was conducted with staff member [redacted] and the only issue commented on by their inspector was minor- kitchen cabinets not completely wiped clean. Which we then made an honest effort to do. 14 days later when they provided the refund of a very small amount they stated they did another inspection (done by staff member [redacted] and noticed more issues. Per Arizona Law § 33-1321.regarding Security deposits, we have a legal right to be present for a move out inspection. They did not even attempt to contact us for a re-inspection. One of the invoices they attached to there explanations for withholding was CLEARLY made for a different address then written over for our move out address- that is fraud. Upon move in, and noted on the inspection forms- the drip pans in the kitchen were covered in rust-unusable and they charged $75.00 - or they withheld $75.00 to replace them.... that is an extremely excessive amount. When we contacted them regarding their unlawful re-inspection and fraudulent amounts they (Staff member [redacted]) merely stated "All invoices are final". We are filing a civil suit against them.
During the year we lived in the property and major leak took place- which we immediatly notified them of... it took them 3 months to come and handle the damage of the leak which had started to grow mold (pictures taken by us and by them of the mold), it took their workers 6 days to fix - 6 days of large equitment in the master bedroom and garage 5 days we stayed out of the home- only 3 days they compensated us for. That is the reason we choose to not renew the lease. They put all the blame on the home owner yet they are the property managers.
