Fischer Homes builds very shoddy homes that barely pass inspections. For 16 months I have complained about the following items that Fischer has blatantly refused to address:
1. Corners where walls meet ceilings are far from straight. Many rooms have corners where the ceiling drops about an inch to meet the wall.
2. Master bedroom floor is not level. Whole room shakes when somebody walks in the room.
3. Main floor, whole house shakes when you walk through the house.
4. Gutter drain overflows and ground under driveway is eroding. Ground just washes away under the driveway and nobody can tell me, or bother to investigate, where the dirt is going. Fischer promised to get a contractor with a camera to run in the drain. That was 4 months ago.
5. Driveway is eroding. Concrete pour was done in the middle of a rain storm and the driveway looks like crap and is eroding away. Clouds of white dust blow away when I use my leaf blower. Fischer talked to my minor child and believes this is acceptable form of communication with the homeowner.
6. Wood trim was missing from three of the top steps of staircases. Trim replaced but cannot get anybody to stain the trim to match the hardwood stairs.
7. Electric outlet in garage continually trips. Fischer put in a dedicated 20amp circuit to run a refrigerator. This worked great, but 5 months later the circuit trips multiple times a day. Now the story is because the refrigerator has an ice maker, however the ice maker is not turned on as there is no water hookup. Promised to have electric contractor come out 4 months ago. Electric contractor refuses to return my phone calls, Fischer has been apprised of this, but yet does nothing.
8. Fischer warranty manager opens the front door to my house and walks right in without knocking, ringing the doorbell, or even advising he is coming to the house. This is called breaking and entering.
9. Building supervisor refuses to return phone calls. Serious complaints about the quality of this disaster.

Desired Outcome

Repair Fischer boasts how "great" there houses are but I have yet to see one in this community that even reaches "okay". My house needs to have all issues 100% corrected and within acceptable time-frame. They had their year to fix the problems and simply refuse to take substantial action to do so. Breach of Contract filing will be the next course of action.

We appreciate the opportunity to respond to the matter brought to your attention by our customer.
We contacted them immediately and the appointment date requested by our customer was November 1st 2018. Our Construction Manager met with them this morning and a list of agreed upon warranty items was achieved. The Service Request has been processed through our Customer Relations department and issued to the appropriate associate to complete.

Fischer Homes will send a follow up response once the warranty items have been completed.

Fischer Homes corrected most of the issues in my complaint but also agreed to replace my driveway in the first quarter of 2019. It is now in the last part of April 2019 and I have not heard from Fischer Homes since December 12, 2018. Now they are not responding to my phone calls or emails.

Please reopen this ticket as yet again, Fischer Homes has neglected to do the work they said they would do.

Fischer Homes had the driveway replaced just over 2 weeks ago. Leading up to the replacement they guaranteed us that we would have time to review what they did to correct the rain water drainage issue. I came home on the day they were to remove the driveway and address the drainage issue to find they had already poured a new driveway. Found there was about a foot of 3 or 4 inch diameter PVC pipe sticking out from under the new driveway where the rain water drains off. Fischer Homes would not respond to phone calls or texts, as usual, but sent a text to my wife a couple days later that the landscaper would be out the next day to "tie everything together". Landscaper came out and we have no idea what he did other than put dead grass on the side of the driveway. Almost all of the "sod" had no root structure on it so it was just the dead grass that was basically straw. Most of it has already blown away with the light breeze we have in this part of the community.

Today we got the first rain since the driveway was replaced. I looked at where the rain drains go into the ground and they were heavily overflowing with water, worse than it was before. I then went to where the landscaper ran the drain pipe that is supposedly hooked up to the PVC pipe and not a drop of water was coming out of the drain.

Once again, Fischer Homes has lied about what they were going

The underground downspout was reconnected soon after we were made aware of the issue. Our customer's driveway has been replaced and the outstanding warranty items have been completed.

I am a senior citizen who purchased a Fischer Home. In the process of my home being built, the question of my neighbors air conditioning unit came into question. It was going to be installed across from where the master bedroom of my home was to be built. Sound sensitivity is an issue for me especially when this purchase was to be my retirement home.
The initial promise to me, by a builder employed by Fischer Homes was that if the sound issues caused by the air conditioning unit proved to be a problem, Fischer Homes would fix it, that he would guarantee it and said they would fix it, The Fischer Homes builder said that he would research the ways and means to fix this and that they would deal with it at the time of my 11 month Final Service, even though this was not a Warranty Issue. Since buying this home,, this has been promised to me verbally and with a hand shake by three of Fischer Homes builders, at different times, while addressing the issue. I even have the sign off sheet where this issue was designated not as a warranty issue but as a courtesy to me. The builder, the Construction Supervisor and the assistant Fischer Homes builder all , verbally or written, assured me they would make corrective measures to fix this. The stress and sleepless nights have been horrible for me.
Fischer Homes did not Honor their word.
I would never recommend, if asked, for anyone to have a home built by Fischer Homes.

Fischer Homes apologizes if the communication of the referenced term of "courtesy item" was not understood clearly by our customer. After researching this matter, we firmly believe the communication was that Fischer Homes would look into possible resolutions and made an offer to the adjacent homeowner to install landscaping items to assist with dampening the typical sounds from their air conditioner. Unfortunately, the offer was rejected by the adjacent homeowner. We did not represent any kind of sound result understanding that sound sensitivity is a very personal and diverse item.
Building homes consistently to specifications is the best way to insure fairness to all homeowners within our communities. We delivered the home that was purchased with the specifications that we represented. The home is built within the proper setbacks and "in the interest of good customer service" we offered the plant material to the adjacent homeowners.
Fischer Homes did not authorize the removal of the interior trim, extend electric boxes and have a second layer of drywall installed, refinished and painted in the master bedroom and bath areas. This procedure was not what was conveyed as a courtesy item by our associates.
Fischer Homes makes every effort to achieve 100% customer satisfaction across the board when we receive a reasonable request.

The Courtesy Item promised which stated that Fischer Homes would soundproof my master bedroom was dated before the construction manager for Fischer Homes came to my home and said he would like to try planting shrubs around the neighbors air conditioning unit. He promised me with a handshake that if this did not work he would continue to try to fix the problem. The original builder before I closed on my house also promised me that if I heard the unit inside my master bedroom that Fischer Jomes would fix the issue. I WOULD NOT HAVE CLOSED ON MY HOME if he had not promised this. Fischer homes strung me along for months while I had to sleep on a pull out bed upstairs in my studio the summer months after my Feb movein. The stress was awful. They even went as far as setting up appointments with the drywall company and then having no one show up. They gave me their word and they broke it repeatedly. Such an unhonorable way to deal with a home buyer.

Fischer has had a very rough time with the construction of my new home. I will not detail the myriad of severe and negligent issues we have dealt with with. The most current issue at hand stems from our warranty period, where we had notified Fischer's superintendents of an issue with water filling our non-operational sump basin. There was no active plumbing, however the sump basin kept filling with water. Fischer did not address nor attempt to fix the issue during our 1 year warranty period. They stated that it was not an issue and that we should just keep an eye on it and let them know if it gets worse.
Nearly a year later, we started noticing water seeping up from the basement slab (from a previous repair they performed that was not to their own engineer's specification). Fischer agreed to remedy the situation . They came out to my house in Early April, opened a 20 foot by 1 foot chunk of my basement slab, found that the sump basin was not properly installed, and also found that there was water flowing under my slab. To remove this section of concrete, they also removed one of my water heaters. Fischer has not yet addressed the water issue. They brought out their Engineer to look at the situation, and they could not figure out where the water was coming from.
I have sent them picture of the water still filling under my slab, and they refuse to fix the problem. I am at the point where I have asked them to simply close up my slab (per engineers recommendations) and put my water heater back...and Fischer will not even do that. I am running 2 dehumidifiers 24/7 trying to mitigate the possibility of mold because it is so humid in basement. This has been 5 months, and Fischer refuses to finish their repair. Their response was to take them to court, or sign a contract that releases them from any future liability. Those are not fixes.
Fischer is essentially holding my house hostage unless we sign a release of liability...that is just BAD BUSINESS!

Desired Outcome

Finish the job I would like Fischer to hire the third party firm that specializes in water under homes. If there is a fix, I want Fischer to fix the water issue. I also would like my basement slab closed up as per the engineering report, and my water heater re-installed. I am not asking for compensation for running two dehumidifiers 24/7, nor am I asking to be compensated for the purchase of the dehumidifiers. Lastly, my wife and I will NOT sign any release of liability presented by Fischer's lawyers.

We appreciate your service and the opportunity to respond to the matter submitted by our customer.
We respectfully disagree with his account of the events that have transpired at their home. Fischer Homes has never refused to make the basement slab repair or reinstall the secondary water heater. There has never been active water on the basement slab, but there was a slight trickle that entered the basin set under the slab to service a future lower level bathroom. This was due to a rubber washer collar issue at the under slab entry into the pit basin.
When we were denied access to reinstall the slab area removed to make this repair we had Fairbanks Engineering Company investigate the customer's allegations of an under slab water issue. Even with no real conclusion of a water issue we went through the fundamental steps requested in the report.
Again, we have made numerous attempts to perform the repairs to the basement slab and reconnect the water heater, but we were denied due to the alleged water issue. This matter would have concluded soon after the original rubber washer collar was repaired if we had not been denied.
We pride ourselves on Customer Satisfaction and have gone above and beyond to work with this customer through the entire warranty period. The Construction Manager, Superintendents, Warranty Manager and others have worked very hard to achieve this customer's appreciation throughout the warranty period and beyond.
We are very happy to report that the basement slab has been reinstalled, but the water heater was postponed by the customer due to a scheduling conflict. It has been rescheduled for Tuesday October the 2nd.

silt fence failure property damage.
I have on going issues with improper drainage, no burm on a construction property next to my house. Now with the storm this weekend my yard, playset and sandbox have been damaged by a lot of water and clay that came through and improperly built silt fence. I need to work with someone at the top and not receive the lip service we will get it in the future. Wish is the local guys way of saying not my problem.

Desired Outcome

1) I am out 300 pounds of sand in a sandbox for my kid. Its not contaimented by the crap from the storm. 2) I have lost most of the sod in a 18*20ft by 3 inches in height playset. 3) various clay in my yard. 4) also lost sod and pine straw over a sloped area of my back yard.

The Fischer Homes Construction Manager for this area has met with our customer and apologized for the inconvenience. He agreed to repair or replace anything damaged caused by the silt fence breakdown. It was reported that over 4" of rain fell in a very short period and a few sections of the silt fence were overwhelmed.

I appreciate that Fischer has finally taken the time to fix the silt fence and installed a rock burm to redirect water. I called erosion control and asked them about the burm this time. I am still waiting on repairs to my yard. Fischer is taking their time to decide when they will make the repairs. I know lots of rain this last couple of weeks. Fischer has passed on the management of the silt fence for the last two years to a contracter that only performs piece mill work on the silt fence. When my back yard is repaired I will accept that as a response.

on 8/13/2018 Fischer repaired my yard and made good on the promised repairs and then some.

Thank You Fischer. It's been a long 2.5 years of many silt fences. They all came down last week and hopefully the new grading and sodding will provide both my neighbor and I at great back yard.

we bought this beautiful home in September of 2017. We had many warranty issues and code violations, and most were addressed. It took 9 months to address the the issues found in the initial walk through prior to purchase and the items found after we moved in. We are still finding little things that we know will be addressed at the 11 month warranty point. However, the biggest issue we have, which is our floor joists in the basement supporting the main level of the house has not been resolved. They did some work to try to resolve the problem, but they didn't install properly to begin with and the result is we have floor vibrations through out our main living space. They had an independent engineer come out and say that the joists and supports are adequate now. We had to pay $500 for another engineer to come out and say that although it "meets code with the fixes" the result did not fix the problem. The fix would cost several thousand dollars as we have been told by several contractors we have had look at. We sent the report to Fischer a month ago, and still no answer. 10 months we are waiting! Unacceptable!

Fischer Homes did contract a third party Engineer to calculate the structural integrity of the floor system. The report the Engineer produced concludes that the floor joists are well within the building code guidelines. We feel that our warranty obligation has been achieved by way of the report.

Purchased a Market (already built) home from Fischer. A presale home inspection revealed two major issues 1) improperly installed siding 2) drainage issue in rear yard that threatens to flood basement among a host of other issues. After six weeks of occupying the home and numerous visits, meetings, inspections and promises, only one minor fix has been accomplished.

A manufacturer's representative for James Hardie Siding stated the siding was improperly installed after viewing pictures I sent him of the installation. Fischer hired an independent inspector to refute the claim. No actions have been taken to fix the issue.

An independent landscape contractor I hired proposed a solution to the water drainage issue which I forwarded to Fischer. Fischer's landscaper agreed to the solution but nothing has been done.

Each issue that arises makes me more suspect of the quality of construction even though I was assured the home was "Built to Code".

Repair I would prefer that the house be resided. I will settle for the broken and improperly installed boards being replaced. In addition, to a written assurance my 25 year James Hardie warranty is intact. I expect the drainage issue to be corrected as per our verbal agreement between the Fischer landscaper and ***, Construction Supervisor. This conversation was later agreed to by ***, Construction Manager. I want a written warranty that the basement will not have water issues.

We appreciate the opportunity to respond to this customer relations matter. I have researched the complaint and found the following.
We're in the process of performing their Initial warranty service and did have a 3rd party certified inspector review the siding installation. The report concluded that the siding and flashing is properly installed. He did suggest that approximately eight pieces of siding that have cosmetic blemishes and should either be repaired or replaced. We are replacing them.

Our landscaping trade partner is scheduled to perform the warranty service work next week.

The home is currently covered under the builder's warranty and the foundation has an extended warranty through both the exterior water proofing membrane and Residential Warranty Company's structural warranty.

We signed a contract to build a new home with Fischer Homes on August 31, 2017. We are experiencing poor customer service and communications.
We are building a new home on lot*** at the Gates of *** in Cumming, GA. Fischer Homes is the builder. We signed the contract on August 31, 2017 and were scheduled to break ground in December 2017. Due to winter weather and rain, construction was delayed until February 2018. We had no communications from the Construction Manager. As the build has progressed, communications are poor. We are told that some of our concerns will be addressed but construction continues. Examples of issues include: Exposed nails in the attic. MDF baseboards. During the sales cycle, a Fischer representative advised base boards are wood. Window sills are MDF. Our contract states wood. Fischer claims they use the terms MDF and wood interchangeably. We have expressed concerns about the grade of the slope in the backyard. Fischer has advised that there will be more grading but landscaping continues. We were expecting a 3 foot landing between the patio and the slope. There is no landing. The front porch has an inch drop in the concrete.

We do not want to close on the home with the expectation that issues will be addressed during the warranty period. Emails, phone calls and face to face meetings with the builder are not providing improved communications or resolution to documented issues.

Desired Outcome

Replace window sills and base boards with wood Grade the back slope so there is a 3 foot landing between the patio and the slope Ensure the back slope less than 35-45 degrees Ensure there are no exposed nails in the attic prior to insulation being installed Address all other documented issues prior to closing in June 2018

After receiving your email our Atlanta management associates reached out to our customer to schedule a meeting to discuss their concerns. The results of the meeting were positive and weekly communication has been established.
The rear yard grading and additional landscaping will be completed as discussed. The attic area will be inspected for visible exposed nails in the access area of the HVAC system.
The additional items were discussed and clarified during the meeting as well.

We appreciate the opportunity to ensure that our customer satisfaction continues to be our top priority.

Homeowners started warranty repair items on 9/18/2017- received confirmation email from Fischer homes to start warranty repairs. In November there was some work done on the home, however all work was done incorrectly with scam style methods. 6 Months later homeowners are in a pattern of contacting Fischer Homes with customer response. Last visit to home by Fisher Homes was 11/17/2017. Since then Homeowners have tried repeatedly to contact Fischer Homes. Fischer Homes would promise to meet but all no shows with no call to cancel. There are some major issues that need to be taken care of immediately. We have safety and foundation issues caused by adjustments made to lot on outside. Drainage management and erosion control by Fischer Homes on side of home has caused sinkhole, sinking of land and heavy erosion. Sinkhole creates safety concerns for those who are in the fenced backyard. Corner of home is one location of heavy erosion causing foundation concerns.

Fischer Homes continues to offer to make the repairs agreed to by our Construction Manager, but the customer has rejected it. We referred the matter to our inside legal counsel as the customer has been very clear about retaining an attorney in this matter.

Our counsel made verbal contact with our customer in an effort to communicate our commitment to perform the warranty items from our Construction Manager's March 24th email.These items are actually broader than what Fischer Homes is contractually obligated to perform. The customer's responded that their preference is to retain legal counsel to pursue their claims.

We continue to make every effort to resolve the matter amicably and left an open line of communication to do so.

Fischer Homes has been denied our right to cure the warranty items to date so the matter is in the customer's hands at this point.

The list is vague and leaves things open to interpretation. List needs to include details about solutions and responsibilities from Fischer Homes. Homeowners list and Inspection list will need to be satisfied by homeowners in full, signed by Fischer Homes representative before any work will start.

In regard to the response by Fischer Homes. They are claiming that we are very clear about retaining an attorney in this matter. To continue communication with Fischer Homes Legal Department we would need legal counsel through Fischer Homes Legal Department's line of questioning but would keep communications with Fischer Homes construction managers. In all our emails we invited Fischer Homes to reinspect or do more evaluations as needed before the work would be started to insure what exactly will be done. This is due to past experiences with Fischer Homes. We need everything in writing because of our concerns, that if we start the repairs listed as shown by Fischer Homes all verbal solutions will not be honored and we will need to start this process all over again. At this point we have not hired legal counsel or acquired estimates to repair damaged areas. We are, in good faith hoping that Fischer Homes would do the job that were hired to do in a respectful and timely manner.

Return of earnest money.
. The sales people are the worst. I was told by Ted Erickson (sales person) that "if I decided not to go with Fischer homes for whatever reason they would return my earnest money". He stated Fischer homes is not in the business of keeping people earnest money". Yet, it's been weeks and I haven't received it. I have texts and voicemail to support this. I also have a form that was recently sent to my realtor that tried to trick me into signing. But my realtors was smart enough to send it to his company's lawyer. The lawyer said not to sign it because it was misleading. I want my money returned.

I'm requesting the return of my earnest money $3000.00 special pricing money $500.00. I my reason for not moving forward was based on the sales person not knowing what he was doing and his lying. But more importantly, I was told by Mr *** that at anytime I decided not to move forward I would receive my money back. I will supply more details if necessary.

Thank you for allowing us to respond to the matter that has been brought to you by our customer.

The customer originally purchased a home in one of our communities by way of a Construction Purchase Agreement (contract). The contract was executed after numerous visits to the community and to the lot she chose.

She then attended her Selection appointment with our Design Center Coordinator and during that time requested the addition of a Morning Room to the home's plans. Once the new rendition of the home-site was presented she felt the yard wouldn't be large enough and began to back pedal.
We have a valid contract and a significant amount of our associate's time invested at this point in the process. This is clearly stated in the contract.
As a business you cannot go through all of these processes only to have the contract terminated and the earnest money returned.

She was informed that her earnest money deposit is non-refundable if she cancels but we will allow her to transfer that deposit to a new community if she stays under contract with Fischer Homes.
After careful consideration she decided move to one of our other communities. She signed a cancellation Agreement that referenced her earnest money was being redirected to a home in a different community.

Unfortunately, she then contacted us stating she changed her mind again and would like her earnest money refunded.

We are extremely open and transparent about the reason we request earnest money and about when it becomes no-refundable.
