Hi we been there twice we did what's required on our part by engineering, you need to fix your Stuco cracks they are cracks up to 1/of inch , you have new home warranty I Had my builder to fix my "hair line" cracksI will be more than happy to send our crew if you have any issues after it's fixed, also with all due respect you mention spend 40k and before your huge yard was just dirt and we made it in to oasis with stamped concrete synthetic grass beautiful custom insulated patio cover with columns and electrical and more so don't forget to mention that when you say it's been K not $don't forget to mention that your yard was just dirt before we got thereAlso your patio cover is Design to walk on top with proper preparation Like tarp or plywood so it's OK to access that area or after to make proper repairs to your stucco cracksthank you

This is the response to a complaint To who this may concern:Everything we do we do by engineering that comes from the supplier that supplies materials every patio cover is engineered and approved for its design in California and other statesWe also acquired a building permit from the city or the county that we supply our engineering to and they go through planning department and engineering department to make sure it's approved and then later city or the county sense there Inspector in the process of the job and at the final stage to inspect to make sure we follow the engineering which is the case in this project it's been inspected when we attach it to the wall approvedAluminum patio covers has been proven as a great product that we are very proud to offer with that said we do things by the book however there is issues that can happen and a some of them have to do with existing Stuco a hairline cracks that a lot of houses havewhen we write up our estimates and verbally explain we always tell to our customers that we are not responsible for existing stucco cracks which was the case with this customer.Stuco is design were it's has special paper behind when it has hairline cracks and water penetrates its supposed to drain at the bottom lip it has a special channel with holes where the water come drains down without going into the house wall paper that's only if it's done correctly that's how the system is designed to workWe did not design this and take no responsibility because our job is to build a patio covers per engineering that we follow that we get from our supplier when we get our material.When we come to do an estimate there's no way for us to know what's behind the stucco.Our installers inspect the wall and if we see stucco cracks which is the case here we are we tell customers to be aware that they have them and they need to work on it if there's an issue.We recommend to our customers that they can always fix the walls with solutions like repainting the wall with the special paint that is flexible and will not crack with smaller cracks another solution is to use caulking to seal specially if those are larger then hairlines and then using the paint that is flexible to paint.However we personally do not provide that service and do not take any responsibility for any of this because when we give an estimate it's for a patio cover only and there's nothing that says that we cannot install a patio cover before if the Stuco cracks are existed simply because Stuco is designed to drain if the wallpaper is done correctly by a builder at the time of the build of the house .We always use our own factory trained installers that are our employees to install patio covers and if we have an electrical work which is the case in this project we hire a licensed electrician to do the work who follows the rules of the trade.We are very unfortunate that this customer has another step to go through in order to eliminate this problem but it happens in construction some times there's things that we cannot see before and they can only be dealt with after which is the case here.I have sent my crews twice to this project to make sure that we had sealed our attachment to the house wall, I am willing to send them there again if there's a problem with a patio cover however my requirement now is they fix the wall first because whoever told them that stucco cracks will not cause this problem is very untrue and I disagree, because we had this situation before because we build hundreds of patio covers each year check out Our reviews We are Professionals and we had talk to many Stuco people to get down to figure it out what's causing this problem sometimesI will forward the copy of the estimate that the customer had received before anything was done to their house it's clearly says that we are not responsible for existing Stuco cracks they knew about this if they did not read about it that's their problem not ours we did mentioned them on the paper and we also told them about these things in person because we have a trained team that explains everything to detail when we sell or discuss our jobs.After all we don't provide service to deal with Stuco we did not charge for it either.And the repair can be done before we start the job or after so that does not change anything what we need to do before we start the job there is no requirement like that, however we do tell customers that this is a potential fix they would have to deal with which is a small small small chance but it happens unfortunately.In this case they have a lot of stucco cracks and we recommend for them to fix the wall and not look for excuses trying to blame our company...Sincerely [redacted] Five Star Home ImprovementP [redacted] F [redacted] [email protected]

I am rejecting this response because: [redacted] you have not addressed the electrical issue that we have.   We have attached a photo of how the electrical should have been done to install my flood lighting.  We wanted our lights done a certain way and wanted to have a light switch inside the house to turn the flood lights on and off.  [redacted] said this would require a licensed electrician and 5 star home improvement called someone out to do a quote.  After this quote was done ([redacted] was present for this) we wanted the cost of this to be part of the deal and 5 star home improvement agreed to pay for it.  Your "engineers" decided to put a hole straight into my stucco to run the wiring inside my wall next to a existing light switch (because you guys said it would look cleaner this way).  Now it is leaking inside my wall with water dripping inside my light switch.  [redacted] offered to put a hole inside my wall and try to remedy the situation and now you Igor are not even offering this anymore in this back and forth correspondence.  We would like the name and number of the licensed electrician 5 star home improvement hired so we can ask why he didn't install a water proof outdoor receptacle above our patio cover to run the flood lights instead of going through my stucco and wall where now it leaks inside the wall.   We need to have this re done so it is up to code and if 5 star home improvement does not fix this we will start getting quotes and hire someone to get it done.  We will then take 5 star home improvement to court and let a judge decide if this was your responsibility or ours to do this lighting the right way.  So now we want the name and number of the licensed electrican you guys hired to do the light switch for our flood lights so we can question them.  Thank you.

I am rejecting this response because: first off all we don't appreciate the cavalier attitude of you [redacted]  Your follow up is terrible as we left messages for you to call us back weeks ago and never heard from you which is why we went to Revdex.com.  Then it took you forever to respond to this as well.  We have better things to do than to chase around an owner from what we thought was a reputable company which prides itself in their yelp reviews.This wasn't a $1000 job we spent over $40k with your company and to not even get a phone call from you is not professional and certainly not good customers service.First of all [redacted] NEVER told us the hairlines cracks could be a potential issue before nor after the patio cover was installed.  Secondly, your employees came shortly after my first complaint and re-caulked a huge hole that was not caulked at all and some other spots as well.  So your "professionals" did not do a perfect job like you describe. It was only then the hairline cracks were brought to my attention that this could be a problem, but they said just keep an eye on it and let us know if you have any other issues.in regards to the water getting inside the light switch, [redacted] said it was from where the wires were ran from inside the house to the lights outside. He said that they did not put enough calking to keep it from leaking since the water proof barrier on the wall was broken. He said that they could fix it by cutting into the sheetrock inside my brand new home. When I rejected that idea and insisted that he take some of the panels down from out side and fix it from the source he said that it would be too hard to do and that he can't do that. He then got upset and said the owner will call me in the morning to resolve it and then he left. I have still never received a call from anyone.     We called the builder seeno homes to come in and he inspected the inside and outside of the home. He checked the wall for moisture. The only spots the wall was wet is where the electrical outlet is from where the wires Five Star Home Improvement installed. The hairline cracks in the stucco that [redacted] claims is causing the leek inside the home and wall are from the second floor window. Yet not the top half of the wall down stairs nor any part of the wall upstairs is wet inside. Only the part of the wall where your company did the electrical work and wires. Then we had a professional Aberson plastering come over and told us the superficial cracks have nothing to with leaks inside my wall. your electrician broke the flashing because he put a hole directly in my stucco where he ran the wires to the lighting.  you should have asked [redacted] and found out because even he questioned the installers when he saw the way they did the wiring was not as planned.  the installer said it will look cleaner this way. If waterproofing would have been recommended beforehand we would have gotten an estimate on that before making a deal and signing a contract with you guys. and I would have done it first. now the company will have to stand on my patio cover and do it which could potentially ruin it. We never authorized your electrician to put a hole in my stucco the way they did. they changed the original plan on their own and didn't even run it by us nor [redacted] as it was a surprise to him.  [redacted] waited till we had problems with leaks before he said "waterproofing will solve everything." If you do some research on water proofing you'll see that it's not something thats recommended to do in the winter. You have to make sure that the stucco is completely dried out or you could end up with mold issues between the waterproof flashing and stucco. We feel that waterproofing out wall is putting a bandaid on to cover up the mistakes that your company has made. We need someone to pull the panel where the electrician went in and inspect the water damage inside my wall and fix and replace whatever needs to be done to my sheet rock, stucco, and water damage where water is still coming in to this day.Then your company needs to pay for the stucco to be sealed outside our home. We were told that it would be water proof and that is one of the reasons we spent so much money. Now you need to uphold your part. Our next step will be to just fix all the issues ourselves and call our attorney and sue you for our damages.
