The toilet stoppage repair was scheduled after receiving the 7:02pm text from the tenant on 7/17/The tenant was told repeatedly a plumber would be sent it the morningThe blockage work was completed before noon the next day (7/18/14)My plumber had been there twice during the past year to clear the toilet line which necessitates being on the roof with a snake, something he would not do in the dark(The house is located in the central time zone and currently gets dark before 8pm)Once tampons were removed and another time duct tapeThis time is was roots (septic tank)Please note that according to the lease: "Tenant will keep and maintain the premises, including appliances, equipment, fixtures and appurtenances in good and sanitary condition." A signed copy of the lease and all written communications with the tenant is available for your review if neededI would take issue with a good bit of what the tenant wrote in his complaint to Revdex.com but with the repair work being done in less than hours, I assume this case will be droppedThank you for your considerationI would appreciate a confirmation of your action

The lease absolutely doesn't require a tenant to rebuild the septic system which has been plagued with serious issues since long before I moved inRebuilding a septic system or paying for a previously faulty septic system to be hooked to city sewer service is not a responsibility of a tenant in the leaseThe landlord is correct in that one instance tampons were used by my daughter and flushed down the toiletWhen flushed, they were caught up in the roots that had grown inside her clogged and broken septic systemTo prevent any conflict, I did pay the fee associated with having those removedThe lease says if the tenant causes am issue that the tenant will repair itI gladly did so the one time the toilet was cloggedThe issue with the duck tape, according to her own maintenance technican and herself via email and text messages she has sent to me said she did not hold me responsible for duck tape in her linesThose serious preexistimg issues, and her fractured pipes and the fact just a week or two after I moved in she was required to have the septic system pumped out because it was so full it would no longer drain are not tenant responsible repairsHer preexisting septic issues were clearly noted her landlord prior to me ever moving inShe also has repeatedly admitted she would not have the house hooked to city sewer even though sje acknowledged it was broken long before I moved in Suggesting any tenant would be responsible for rebuilding her entire sewer system is absurdThe one and only time a clog resulted because tampons were flushed by my daughter, I did pay for that clog to be clearedFor this landlord and business owner to now attempt to deflect responsibility for key and critical systems of her rental property is less than truthful and more than a little misleadingThe maintenance man said employs said the tenant living there before me had one conflict with landlord after the other and it's likely that that person flushed duct tape to retaliate against landlordHe also suggested it was very possible that someone made repairs long ago and tried using duct tape to make those repairsHe further suggested it's possible the tape used in the pipes was coming loose and clogging the already broken pipes and failing systemHer repair technician said it's possible also the duct tape found shortly after I occupies the property could have been used long ago in someone's attempt to haphazardly repair broken pipes and so onI've never made any sewer or pipe repair and the fact the landlord is trying to defect responsibility and knowledge that her system was not functioning properly is absurd and shows the type of person and business owner she is.
The landlord is also not honest about the time she was noticed about the sewage system overflowing and not flushing this last timeShe was noticed by email and by text message around pm, when I arrived at the property that I arrived and the toilet system was not flushingI asked her during that written communication to have a plumber come inspect and correct the issueI returned the house about pm and the toilet would not flushI emailed and sent her text messages that the toilet would not flush and that sewage spilled into bathroom floor She initially wrote "I know you'll be glad not to have to deal with these toilet issues," once I move out I tried again to test flush the toilet and it still would not flush and I told her sewage overflowed and backed up in the house She was notified at pm, again just after pm the day I noticed he issue and she outright refused to have someone come up until the next morning at She refused to provide any consideration at the time for us to have an alternate place to stay or a place to use the restroom I have copies of all the text messages and emails from me and all her written responses.
She promised her maintenance guy would be there at am the next dayI noticed her a few minutes past that he had not arrivedShe old us he was stuck in trafficI notified her at that he still was not thereThen I noticed her again after he was still not thereHe was hours lateWhen he did arrive he said he had not been stuck in traffic and said he was over at a different property cleaning a houseAgain, she was dishonestHer maintenance man told us that she never told him that sewage had spilled over and said had he known had bad the situation was that he would have come the night before to help us
He also commented how ridiculous it was that the landlord owner would take steps to make repairs on her long failing systemHe snakes the pipes and found bundles of roots growing inside her pipes because they are brokenIn fact, he also pulled living green plants that were growing inside her pipesI sent those photos the maintenance man allowed me to take in a separate email.
Her responses are not truthful and are intentionally misleadingHer septic system has long been brokenIt's oldIt needs to be hooked to city sewer and the pipes need to be replaced so roots don't continue to cause sewage back up issues

I would take issue with a good bit of what the tenant wrote in his complaint to Revdex.com but with the repair work being done in less than 24 hours, I assume this case will be dropped.
